Dispute Issues and Improvement of Inter-layer Joints in Apartment Houses (공동주택 층간이음부의 분쟁 쟁점 및 개선 방안)

  • Recent rise in the supply rate of new public apartment houses leads to an increasement in disputes regarding the construction quality of the apartments between the residents and the construction companies. According to the dispute cases filed for claiming the collective defect repair fees, inter-layer concrete joints turned out to be the most frequently disputed item. For this reason, this study selects the inter-layer concrete joints to further analyze the primary causes and details of each dispute case. From the results of this study, three primary causes of the disputes are found, which are 1) the absence of standard specifications for construction quality control and management after construction; 2) the absence of established standards for repair when construction defects are found; and 3) the fact that the court grants generous compensation for disputes concerning the apartment houses. In order to prevent construction defects in inter-layer concrete joints, this study provides three suggestions including 1) the current standard specifications for inter-layer concrete joints should be further specified by the Ministry of Land, Infrastructure and Transport; 2) a construction defect should be judged according to the compliance to the standard specifications; and 3) a clear and institutional protocol needs to be established for defect repair in cases that new public apartment houses have been judged to have defects.

Deep Learning-based Pixel-level Concrete Wall Crack Detection Method (딥러닝 기반 픽셀 단위 콘크리트 벽체 균열 검출 방법)

  • Concrete is a widely used material due to its excellent compressive strength and durability. However, depending on the surrounding environment and the characteristics of the materials used in the construction, various defects may occur, such as cracks on the surface and subsidence of the structure. The detects on the surface of the concrete structure occur after completion or over time. Neglecting these cracks may lead to severe structural damage, necessitating regular safety inspections. Traditional visual inspections of concrete walls are labor-intensive and expensive. This research presents a deep learning-based semantic segmentation model designed to detect cracks in concrete walls. The model addresses surface defects that arise from aging, and an image augmentation technique is employed to enhance feature extraction and generalization performance. A dataset for semantic segmentation was created by combining publicly available and self-generated datasets, and notable semantic segmentation models were evaluated and tested. The model, specifically trained for concrete wall fracture detection, achieved an extraction performance of 81.4%. Moreover, a 3% performance improvement was observed when applying the developed augmentation technique.

  • In elevated irrigation aquaducts, one can observe a common damage pattern. That is, cracks, and crushing of concrete are usually repeated at a certain interval even if no faults are found in the design and construction of the structures. To investigate the causes of this damage, longitudinal deformations of several aquaducts have been measured. The analysis of the measured data suggests that the damages are mainly caused by cumulative repetition of extension and contraction due to temperature changes.

  • Because of the supply-demand problem of aggregate, recently, the construction sites using 100% crushed sand are increasing and the use of low quality aggregate such as farmland sand is increasing too. When the low quality aggregate is used, the various quality defect of concrete such as the strength reduction, the increase of shrinkage and bleeding can be occurred. Therefore, in this study, the performance improvement PC admixture was developed to minimize the quality defect of plain concrete of basement parking area, when the low quality aggregate was used at the plain concrete of basement parking area. The slump loss to elapsed time test, the compressive strength test, the bleeding test and the drying shrinkage test were carried out.

  • The recent expansion in the number of housing construction projects has been accompanied by substantial improvements in construction quality, which can be attributed to the development of new construction technologies and materials. In apartment complex construction projects, numerous mechanization technologies have been adopted as part of the floor plastering process to counter increasing difficulties in securing labor and the pressing need to reduce lead time, but these have also triggered setbacks such as additional costs or loss of time to fix cracks in or loosening of floor. Cracks developing in the floor of an apartment housing unit, in terms of materials in use, are the products of a complex combination of material makeup, construction workmanship, concrete curing and the protection method. Controlling such elements from the perspective of materials in use may ensure partial success in reducing cracks, but fall short of eliminating them completely. Any attempt to prevent cracks from developing in the first place requires systematic analysis as to their potential causes and viable solutions to reduce them. On this backdrop, this paper aims to provide an analysis of potential causes of cracks found in floor plastering, and consider the mechanism of a crack stop-bar as a fundamental safeguard against them.

  • This study was performed to investigate how to design, where to construct, why to degrade, what plan to use systematically the underground structures such as underpass, underground passageways. About 50% of the underground structures are located on Seoul, Kyungi-Do. In design of the underground structures such as underpass, underground passageways, the required conditions are defined. And also in construction stage, the conditions of soil, required structure depth, site characteristics, reasonable construction method, are investigated. In the selection of details for underground structure, the items mainly considered, are the wall and column type, the sidewalk type, anchoring-system type, the water-proofing method, entranc shape. The reason and the adequate measures for the degradation of concrete structure are also investigated. The initial cracking properties due to the thermal characteristic are considered. The state of the art report on the new technologies are reviewed. The recent project for the systematically application to the underground structures is reviewed.

  • 우리나라 대형 건설시장의 하나인 터널 시공은 계획 대비 많은 물량과 자재의 소모로 인해 이들 정보의 지속적 관리를 통한 정확한 물량 및 자재 산출 정보 예측에 대한 관심이 꾸준히 요구되고 있는 실정이다. 대부분의 시공현장에서는 굴진의 정확도 검측을 위해 광파기를 사용하고 있다. 광파기는 공사 초기 시부터 유지된 원점으로부터의 정확한 좌표를 사용하고 있어 취득된 정보는 신뢰할 수 있으나, 몇 개의 기준점을 측량하여 굴진방향 및 공사의 진척도를 평가하는 방식이므로, 전체적인 면을 측정하지 못한다는 단점이 있다. 이에 반하여 3차원 스캐너는 제원에 따른 반경 내의 모든 점들을 계측하여 그 정보를 선이 아닌 면으로써 파악하지만 위치에 대한 정확도를 포함할 수 없다. 이러한 문제점을 보완하기 위하여, 광파기와 3차원 스캐너를 동시 활용하는 본 시스템은 현장에서 소모된 자원의 정확한 양을 체크하여 굴진정도를 파악하여 공사의 전반적인 진도를 관리할 수 있다. 또한 여굴의 발생 여부를 직접 확인하고 계획대비 소모된 물량정보를 통해 자재관리를 할 수 있게 된다. 마지막으로 추후 발생할 수 있는 하자에 대한 정확한 근거를 제시하여 균열 및 누수 등에 대한 정확한 원인 파악을 제공할 수 있다는 장점들을 제공한다.

  • In contemporary residential culture, apartment houses can form individual independent residential areas within narrow territory. By using various building materials compared to the past, apartment house is recognized as an aesthetic space by modern people. However, as the number of cases of tile defects in apartment complexes has surged recently, aesthetic factors and quality of life have been reduced, and hundreds of millions of defects have been charged to builders every year. The tile defects in the apartment complexes of 90 domestic complexes are cracked, lifted, damaged, and dropped off. Most of the tile defects are caused by poor construction, but the defect occurrence rate due to thermal stress mechanism is high. Therefore, this paper investigates the case of tile defects in apartment house and identifies the defects and examines the problems that should be improved to reduce the defects of tiles in the building interior.

  • Concrete surfaces have weak surface strength due to bleeding and laitance, and problems such as peeling, cracking, and cracking may occur. In particular, underground parking lots can be said to be more vulnerable to peeling, breaking, and cracking if excessive loading of materials and equipment movement are not managed at the initial age after placing of concrete. Cracks, peeling, and cracking problems in slab concrete in underground parking lots of apartments can lead to leakage problems and affect finishing materials constructed on top of topping concrete, reducing the performance required for waterproof materials. Therefore, in this study, the bleeding and surface strength according to the standard of topping concrete and the use of admixture were reviewed to solve the crack, peeling, and cracking problems among the types of defects in underground parking lot slab concrete. As a result, it was derived that the optimal concrete compressive strength is 30MPa or more, and it is a reasonable performance design method to prohibit the substitution of admixtures.

Applicability of Composite Polyurea Method Considering the Required Performance in Underground Parking Lot Upper Slab (공동주택 지하주차장 상부슬래브의 요구성능을 고려한 복합형 폴리우레아 공법의 적용성 검토)

  • In this study, problems of the waterproofing methods in which water leakage occurs in the upper slab of the underground parking lot of apartment houses and the requirements considering the characteristics of the upper slab, and selected the appropriate performance(proposal) for the composite polyurea process are reviewed. As a result of the study, it is necessary to review performance such as responsiveness to upper slab of the multi-unit underground parking lot that is comprised of (1) crack and behavior responsiveness, (2) surface integrity, (3) vertical watertight stability, (4) pressure layer construction, (5) impact and pressure response and (6) vehicle moving load. As a result of evaluating 5 items corresponding to the requirements for the soft and hard complex polyurea, all of them were found to meet the conditions, and each materials were improved by compounding the materials that had problems when applying a single-ply method, thereby clarifying the advantages and disadvantages of the material property. However, in order to apply to the actual site, additional evaluation on site applicability such as mock-up evaluation should be conducted, and subsequent studies on the applicability of the market through review of economic feasibility and maintenance is required.
