Comparative Analysis on Repairing Cost of Lawsuit on Concrete Crack Defect in Apartment Building (공동주택 하자소송의 균열하자보수비 비교.분석 연구)

  • Defect dispute has been increasing to claim by condominium, in increasing to demand and concern in value, quality, and management of apartment building since 2000s. In this study, for checking property of cost in crack issue with precedure of lawsuit on defect, it is analyzing details about repairing cost of concrete crack defect that formed 77 percent of repairing cost. Futhermore, it is studying of composition of repairing cost and difference of repairing cost by repairing method. This is checking details that cost growth has a difference whether court accept a acceptable range of crack width, and repairing method and reinforcement work has to choose between a surface treatment method, a filling method and a injecting method. Meanwhile, it is considerable that disparity of repairing cost whether is a method of painting work.

  • Recently all basement floor of apartment site have utilized as parking area to use efficiently space and to ensure lawful parking car figure. And the top of parking area has used as working vehicle's path and materials' carrying area during construction. Thus because crack and leakage status in underground parking area of under construction or completion building generate excessively not only performance of structure is diminished but also flaw repair cost is put in a lot of. And abroad confidence is diminish. So this study is intended to diminish flaw focus on investigation of under construction and completion fields through examine closely cause of crack and leakage status of apartment house underground parking area and prepare countermeasure with respect to design, construction and maintenance.

  • This study was performed to investigate how to design, where to construct, why to degrade, what plan to use systematically the underground structures such as underpass, underground passageways. About 50% of the underground structures are located on Seoul, Kyungi-Do. In design of the underground structures such as underpass, underground passageways, the required conditions are defined. And also in construction stage, the conditions of soil, required structure depth, site characteristics, reasonable construction method, are investigated. In the selection of details for underground structure, the items mainly considered, are the wall and column type, the sidewalk type, anchoring-system type, the water-proofing method, entranc shape. The reason and the adequate measures for the degradation of concrete structure are also investigated. The initial cracking properties due to the thermal characteristic are considered. The state of the art report on the new technologies are reviewed. The recent project for the systematically application to the underground structures is reviewed.
