A Study on the Forecasting Trend of Apartment Prices: Focusing on Government Policy, Economy, Supply and Demand Characteristics (아파트 매매가 추이 예측에 관한 연구: 정부 정책, 경제, 수요·공급 속성을 중심으로)

  • Despite the influence of real estate in the Korean asset market, it is not easy to predict market trends, and among them, apartments are not easy to predict because they are both residential spaces and contain investment properties. Factors affecting apartment prices vary and regional characteristics should also be considered. This study was conducted to compare the factors and characteristics that affect apartment prices in Seoul as a whole, 3 Gangnam districts, Nowon, Dobong, Gangbuk, Geumcheon, Gwanak and Guro districts and to understand the possibility of price prediction based on this. The analysis used machine learning algorithms such as neural networks, CHAID, linear regression, and random forests. The most important factor affecting the average selling price of all apartments in Seoul was the government's policy element, and easing policies such as easing transaction regulations and easing financial regulations were highly influential. In the case of the three Gangnam districts, the policy influence was low, and in the case of Gangnam-gu District, housing supply was the most important factor. On the other hand, 6 mid-lower-level districts saw government policies act as important variables and were commonly influenced by financial regulatory policies.

  • The Ministry of Land, Infrastructure and Transport has also been promoting the commercialization of land transport technology to commercialize the technologies owned by small and medium-sized venture companies, and to support the transfer and commercialization of public technologies. At this point, in order to improve the investment effect of subsequent new projects and to select excellent research institutes, it is necessary to establish a valid evaluation index system suitable for the purpose of the project. The evaluation index system for subsequent new projects should be linked to the project objectives and goals of the preceding project, and should be selected in consideration of existing evaluation indicators to prevent interruption of research results. Therefore, this thesis sets the evaluation index system into multiple scenarios through hierarchical cluster analysis using the evaluation result data for each evaluation committee for small and medium venture companies participating in the land transportation technology commercialization support project, and then analyzes the structural equation model. As a result of scenario analysis, considering the measurement effect of each path representing the causal relationship between evaluation indicators and the effect of each evaluation index on evaluation items, the scenario with the highest impact on the evaluation result was selected as an improvement plan.

  • Closed-circuit television(CCTV) is a facility that forms the backbone of the ubiquitous services provided by the Integrated Management Center of the Ministry of Land, Infrastructure and Transport and the Integrated Control Center of the Ministry of the Interior. However, it is installed and managed according to different laws, as it is operated and managed by each department. Moreover, because there are no regulatory grounds for unified management of CCTV, each municipality responsible for the actual management manages it based on the individual standards of each department. Thus, the purpose of this study is to develop a standardized management form to establish an integrated management plan. The author inspected the existing situation by examining the legal system and public data and through hands-on worker interviews, and discovered the managed element by reviewing the specifications of the bidding system. The management form for integrated management comprises the above requirements along with the management histories and linkage of intelligent facilities. A uniform management form for integrated management containing specifications of the CCTVs installed by various departments is created, and is easily searched for facilities to check requirements for joint use. The result of this study can contribute to building the database of facility management system for integrated management of facilities at the integrated management center as well as for a detailed simulation of the selection of location of CCTV depending on the CCTV's specifications.

Real Estate Asset NFT Tokenization and FT Asset Portfolio Management (부동산 유동화 NFT와 FT 분할 거래 시스템 설계 및 구현)

  • Currently, NFTs have no dominant application except for the proof of ownership for digital content, and it also have small liquidity problem, which makes their price difficult to predict. Real estate usually has very high barriers to investment due to its high pricing. Real estate can be converted into NFTs and also divided into small value fungible tokens (FTs), and it can increase the the volume of the investor community due to more liquidity and better accessibility. In this document, we implement and design a system that allows ordinary users can invest on high priced real estate utilizing Black Litterman (BL) model-based Portfolio investment interface. To this end, we target a set of real estates pegged as collateral and issue NFT for the collateral using blockchain. We use oracle to get the current real estate information and to monitor varying real estate prices. After tokenizing real estate into NFTs, we divide the NFTs into easily accessible price FTs, thereby, we can lower prices and provide large liquidity with price volatility limited. In addition, we also implemented BL based asset portfolio interface for effective portfolio composition for investing in multiple of real estates with small investments. Using BL model, investors can fix the asset portfolio. We implemented the whole system using Solidity smart contracts on Flask web framework with public data portals as oracle interfaces.

  • 교통주제도는 건설교통부와 한국교통연구원이 ${\ulcorner}$국가교통DB구축사업${\lrcorner}$의 일환으로 제작한 것으로, 국토지리정보원의 NGIS 수치지도(축척 1:5,000)를 기반으로 하여 현장조사 및 문헌조사를 통해 갱신, 보완하여 교통 분야의 활용에 적합하도록 구축한 GIS 수치지도이다. 교통주제도는 현장조사와 문헌조사를 통해 수집된 자료를 기반으로 구축되며 이중 교통시설물조사는 문헌자료(준공도로현황 등)를 참고하여 산정된 조사대상에 대하여 GPS 조사시스템을 활용, 도형 및 속성정보를 취득하는 것을 말한다. 조사항목은 도형정보(노드, 링크) 및 속성정보(차선수, 도로번호 등)이며 GPS 조사시스템과 조사원장(도면)을 이용하여 조사한다. 교통시설물조사와 문헌자료조사를 통해 수집된 자료는 단위도엽(1:5,000기준)별로 교통주제도에 반영되며 최종적으로 전국단위의 통합자료로 구축된다 교통주제도는 사용목적과 축척기준에 따라 단순화되며 이를 교통주제도 레벨이라 한다. 교통주제도의 레벨은 총 4단계로 구분되며 현재 레벨2에서 레벨4까지 구축되고 있다. 교통분석용 네트워크는 교통시설투자계획, 수요분석, 타당성 평가와 같은 교통분야의 연구를 수행하기 위해 반드시 필요한 자료이다. 교통분석용 네트워크는 교통주제도보다 더 단순화된 도로망 모델로서 구성요소는 노드(시점, 종점, 죤 센트로이드)와 링크(도로망, 센트로이드 커넥터)이며 도로의 기하구조보다는 논리적 구조(방향성, 노드/링크 연결성 등)에 중점을 둔 데이터이다 교통분석용 네트워크는 교통주제도의 도형과 속성정보를 기반으로 하며 각종 통계자료(도로교통량통계연보 등)를 활용, 구축된다. 교통분석용 네트워크는 구축시점에 따라 현재 및 장래 네트워크로 구분되며 장래 네트워크는 기준년도부터 2031년까지 5년 단위로 계획된 장래도로를 반영하여 구축된다. 교통주제도 및 교통분석용 네트워크는 국가교통DB구축사업을 통해 구축된 자료로서 교통체계효율화법 제9조의4에 따라 공공기관이 교통정책 및 계획수립 등에 활용할 수 있도록 제공하고 있다. 건설교통부의 승인절차를 거쳐 제공하며 활용 후에는 갱신자료 및 활용결과를 통보하는 과정을 거치도록 되어있다. 교통주제도는 국가의 교통정책결정과 관련분야의 기초자료로서 다양하게 활용되고 있으며, 특히 ITS 노드/링크 기본지도로 활용되는 등 교통 분야의 중요한 지리정보로서 구축되고 있다.
