Study on the Improvement of Waterproofing Performance Rating for the Introduction of Residential Apartment Complex Performance Grade Index (공동주택 성능등급 표시제도 강화를 위한 방수성능 등급 도입에 관한 연구)

  • The current housing performance rating system displays the performance rating of the houses supplied by the housing construction company, approved by the Housing Law. This system is intended to provide accurate information to the consumers in the announcement of the tenant recruitment, thereby improving the quality of the housing. This system was revised in January 2005 and implemented from January 2006. It is obligatory for companies with a scale of more than 1,000 households (energy performance rating is over 300 households), but there is currently no content on the waterproofing field. Therefore, this study suggests the revision plan proposes the necessity of the inclusion of the performance grade for the waterproofing field which is not currently implemented in the apartment house performance rating system, and to understand how to secure an adequate living environment. As a result, according to survey results, the performance score based on the difficulty of the maintenance method according to future leaks was selected and the revised system was prepared. Based on this, the performance grade for the virtual apartment was evaluated, and the results show that the performance of various grades is presented accordingly.

  • It is required that an evaluation method that can present the performance after remodeling to residents objectively as the increase in demand for remodeling. New construction is able to evaluate through housing performance grading indication system. However, there are some parts that are difficult to apply as assessment criteria of new construction in remodeling. The purpose of this study is to establish the assessment criteria direction for each item in remodeling performance evaluation. In conclusion, we set up institutionalized items for remodeling performance evaluation, and propose to assessment criteria direction based on the characteristics of remodeling on extracted items.

  • As a reasonable energy policy has become required because of consuming substantial amounts of oil than others, the studies on energy consumption are in work for energy savings of buildings that spend up to 24% of total energy consumption. However, there aren't basic data on energy consumption and installationregulations for effective equipments in energy guzzled buildings. The best plan to reduce the building energy consumption is that the insulation performance should be improved because the insulation and airtight of building envelopes have an effect on the energy consumption basically. Thus, we should prepare the alternatives to improve insulation performance of envelopes and the efficiency of insulation performance of the window for reducing energy consumption.

Classification of Noise Insulation Performance in Apartment Buildings through Noise survey and Auditory Experiment (설문조사와 청감실험을 통한 공동주택 차음성능의 평가등급 설정)

  • Social noise survey and auditory experiment on residential noises such as floor impact, air-borne, bathroom, drainage and traffic noises were conducted to classily a noise insulation Performance in apartment building. The survey results showed that annoyance among subjective responses to residential noises was most greatly affecting to satisfaction with noises. In the survey, boundary limit between satisfaction and dissatisfaction was also determined. Auditory experiments was also undertaken to determine noise insulation performance according to the percent of satisfaction for individual noise source. Result of auditory experiment showed that the noise insulation performance for floor impact, airborne, drainage and traffic noise corresponding to 40 % satisfaction is 49 dB (L$_{i,Fmax,AW}$), 48 dB (R'w), N-41, and N-40, respectively. Finally, classes of noise insulation performance in apartment building were proposed according to satisfaction with noises

The Analysis on Energy Performance Index of the Green Building Certified Apartment Buildings in Korea (공동주택 친환경인증단지의 에너지성능지표 비교분석 연구)

  • Although many certification works have been carried out since Green Building Certification was enforced in 2002, analyses of the effects and efforts to improve this system are still poor. In the certification system, the energy performance was usually assessed by Energy Performance Index(EPI) of the Energy Saving Design Standards for Buildings. However, due to the inadequacy of analyses on current situation of the Index, there are difficulties to reform it. In this research of green-certified apartments, the author examined correlations between energy performance indexes and aimed to improve the Index by analyzing the scores based on point distribution of respective fields. The average EPI score of green-certified apartments was 74.68, and there was wide variations in min 63.4 and max 90. Furthermore, the average score of energy consumption, which was allotted the most points, was 7.04 out of 12. Therefore, betterments in the Index such as reinforcement in grade ranges and adjustment of the calculation method are necessary.

  • In Korea, Housing Performance Rating Indication System was first adopted in 2006. Main purpose of the System is on developing criteria which can systematically measure the level of housing performance. Among the five categories of Housing Performance Rating Indication System, Repair Convenience is closely related to Remodeling which has been widely recognized as an alternative to the building reconstruction. Especially, as the actual housing supply level in Korea is reaching almost 100%, it is crucial to expand Long-life Housing through the effective maintenance and management. In addition, consumers should have an access to the performance ratings of apartment buildings on which they can rely on in choosing their own housings. And for construction companies, a performance code enacted by government will provide them with a standard that they can utilize in determining performance level of buildings that they build. This study examines data which has been obtained from the recent application of Housing Performance Rating Indication System and Repair Convenience category is main concern. Findings from the study will provide vital information in improving current Housing Performance Rating Indication System.

  • Housing Performance Rating Indication System was started in 2006. The aim of Housing Performance Rating Indication is to provide the guideline of housing performance. Repair Convenience is similar to Remodeling. Remodeling has been paid more attention as an alternative for reconstruction. Especially, now the actual house supply is facing almost 100%, it is time to keep and maintenance management of apartment buildings, and ultimately it will expand the Long life housing. Especially consumers has to have a right to select apartment buildings by comparing performance of house. For construction companies, they need a performance code that standardized by government, so they can provide a Certain performing house.   • The necessity of remodeling performance grading system is getting increased for the systematic management of existing housing stock, providing the resident's right to know and promoting the remodeling projects. A quantitative and objective evaluation method that has reflected the characteristics of remodeling must be developed because there is an aspect of having difficulty of assessment by an ordinary person as remodeling performance contains specialized details while the difficulty of applying the criteria of new buildings in terms of assessment items, criteria and methods. Accordingly, this study sets the goal as setting up the development objectives of performance grading system that has considered the remodeling characteristics. This study has analyzed the various assessment systems related to the domestic apartments as well as setting up the organization system of the remodeling performance grading system, perspectives of performance assessment and scope of assessment through literature, etc. It has also established the principles for setting up the assessment items of remodeling performance grade to present the directions for setting up assessment items and criteria.

  • This study recognize the problems about the High-speed IT building certification system and the technical standards of telecommunication facility, broadcasting public receiving facility including Home-network facility which are installed at apartments for the successful building of the Ubiquitous city that the government is driving and suggested a sweeping change of the housing law interrelated for making up a housing efficiency grade-display system and systematizing the maintenance by solutions. Also, presented the integrate-construction model designs separately of the residential IT line about the buildings applied to technical standards, the building acquired second grade below of High-speed IT building and the building when the above solutions get to he systematized.

  • Environmentally Sound and Sustainable Development (ESSD)" is a key word in recent years. The construction industry, have put a great influence on ergonomic and sustainable environment. Recently, "green building certifications", such as Indoor Air Quality (IAQ) and eco-friendly material regulation have been established. With this regard, new construction and aged-housing remodeling projects are required to meet these certification criteria. Apartment residents have great concern on eco-product, since many cases are reported that Sick Building Syndrome is caused by toxic substance from building materials. Aged-housing remodeling construction has a unique characteristic in that the residents are already determined prior to construction execution. Therefore, the analysis of resident's need for building materials in aged-housing remodeling is relatively easy compared to new building construction. As such, it is very important to analyze their preferences for eco-friendly materials prior to project execution. The purpose of this study is to find the needs of residents and priority of their needs. Based on their needs and priority, this paper provides a new strategy in using environment-friendly materials and maximizing their satisfaction level when aged housing remodeling is constructed. In addition, this paper provide new criteria in selecting new developed environmental materials in remodeling projects for the purpose of improving the safety and health level in construction industry.
