A Study on Evaluation Plan of Fire Safety Performance for Public Building (공동주택의 화재안전성능 평가방안에 관한 연구)

  • From the viewpoint of fire-fighting activities, public building have structural and management problems in fire, so evacuation disturbance and risk of expanding combustion are high. As a result of analyzing various fire fragile factors of public building, The evaluation areas were derived from safety systems, fire-fighting facility, structure safety, general safety and the evaluation factors were presented. Also, the characteristics of domestic and foreign certification systems were analyzed by comparing and analyzing the status of fire safety performance certification system for 6 domestic and overseas apartment houses. In conclusion, the 5 convergence directions of certification system and 22 evaluation items by 4 evaluation fields were derived, and based on this, we have established 3 convergence introduction plans of fire safety performance certification system of public building.

  • Apartment remodeling has been a hot issue in Korea. At first, all facility should be constructed newly in a city. When land is not suppled for new construction, reformation or rehabilitation of the facility may be executed. Though the demand of reformation is increasing, the system except financial support is not systematically provided. Therefore remodelling system and policy of domestic and oversea were examined, and the direction of the system were suggested in this research.

  • As apartments have been made into high-rise buildings, the residents in the buildings have become to enjoy the benefits. On the contrary, the users of buildings on the back have become to experience many problems in residential environments. This research studied on measures to improve height control systems focusing on the heights of apartments in order to figure out the impact of apartments on city scenery. This study concluded that, to solve these problems, a general system to control heights should be prepared to solve the problem of visual blocking and for apartment complexes or buildings in coastal areas, regulations for height controls suitable to them should be separately prepared thereby controlling systems related to height controls as a whole instead of those many different systems relating to heights.

A Study on Management Condition and Improvement of Artificial Greens in GBCS-Certified Apartments through the Post Occupancy Evaluation (POE를 통한 친환경건축물 인증 공동주택 인공환경 녹화 관리 실태 및 개선방안 연구)

  • This study aims to suggest ways to improve sustainability on housing complexes. This study sampled eight housing projects in Seoul and GyeongGi-Do in Korea, which were completed in June 2007 and June 2008. Then, are retention and maintenance on "constructed greens for ecological environment" including "green structures substitutes retaining walls", "green roofs", and "green walls." Study methods are field investigations of the sampled sites, and Post Occupancy Analysis. Major findings were; 1) "constructed greens" are not well retained in more sites and and this implies the GBCS(Green Building Certification System) does not meet its objectives well, 2) User showed lower user satisfaction to "constructed greens". User satisfaction concerning "green structures substitute retaining walls" was higher than the satisfaction on the other constructed green type. Satisfaction Assessment Criteria lower 1han average were "level of quality", "meet the design objectives", "vegetation management status", "vegetation maintenance". 3) User satisfaction was strongly correlated on the level of quality factor of "constructed green". In addition, tue other factors are the significant correlations between the satisfactions. The present GBCS has inadequate assessment standards for maintenance, which lead to lower the entire satisfaction. Therefore, periodic recertification system, education and information providing for the managing personals, and incentives for good maintenance or disincentive for poor maintenance of the "constructed greens" are suggested to improve the GBCS.

  • This study reviews urban infrastructure and housing management in Kuwait to establish a strategy for going abroad in an urban management sector after the construction of the Kuwait New Town. This study reviews legal systems and governance related to urban infrastructure and housing management as well, offering implications that are collated from international and Korean case studies. By doing so, this paper proposes a governance structure for urban infrastructure and housing management along with key agendas for local institutional improvements. This study suggests that the establishment of a legal system equivalent to the Korean Multi-family Housing Management Act is a key to institutional improvements. The (tentatively entitled) 'Housing Management Act' is proposed to specify the scope and the ways of management in mandatory management subject to local conditions. The direction of going abroad, such as the management scope and the implementation system, discussed in this study can be used as a reference when expanding into other countries in the Middle East that have similar institutional environments to Kuwait in urban infrastructure and housing management.

  • 1990s, Construction market continued to grow in South Korea exceeding 20% of GDP. In 2015, more than 30 years of old multi-family dwellings amounted to 4.93 million and it continues to increase until 2019. In Particular, the share of Public rental Housing accounts for 90.6% of South Korea's Total aging housing. Before checking the feasibility of Construction Project Management such as Renovation and Reconstruction, Checklists were presented through price impact factor analysis and analysis of housing construction system(Regulation). Based on 32 Price Influencing factors and 20 Indicators based on the housing construction system The Construction project management seems appropriate. As a result, the 22 complexes were found to be suitable for remodeling. This study is meaningful enough to be used for Domestic rental Housing construction and Construction project management and to suggest specificity. Future Research is needed to Quantify the checklist.
