  • The purpose of this study is to analysis for maintenance satisfaction of Apartment Building residents in Bundang. For this purpose, questionnaire survey about the level of maintenance satisfaction of Apartment building residents and condition of management. and secondary statistical analysis the important factors which influence the degree of residence maintenance satisfaction. The results of this study are as follows : the maintenance satisfaction of Apartment building residents high correlation with satisfaction of residence. and outsider entrance control level and the head of superintendent's office integrity gives high influence on maintenance of Apartment Building.

  • The purpose of this study is to get some data to repair the existing apartment housings to energy saving house : The data are a repair requirement, a repair preference, and so on. For this purpose, an interview was carried out for the dwellers who is living in the estates constructed in about 10 years ago. If there would be a financial support of the government, which is to make a loan 1,400 thousand won and the 3.5% interest, then the 53% of dwellers have agreed to repair their houses. And the best preference repair item was a window, the items what is disturbed to their ordinary life would be not easy to be repaired. This survey has limited to only the apartment housings, so the additional survey will be carried out to get the data to practise the government's Green Home project for existing houses.

A Study on Preference of Apartments Remodeling Items for Reducing Construction Waste (건설폐기물 발생저감을 위한 공동주택 리모델링 항목의 선호도에 대한 연구)

  • Since the Enforcement Decree of the Housing Act was changed in 2007, remodeling demands have increased. For this reason, many research studies are actively discussed for vitalizing remodeling, but countermeasure plan for generated construction waste is not enough. This study aims to provide basic data for the reduction plan of construction waste caused by the remodeling project through the investigation of apartments residents' priorities about remodeling elements for reducing construction waste. In this study, remodeling elements have been drawn through the literature investigation. As a result, subordinates were classified into 21 elements and superordinate were classified into 6 elements. Expert interviews were conducted to check the reliability about subordinate and superordinate elements of remodeling and the questionnaire survey were conducted to determine the residents preference of apartments remodeling elements. As a result of the questionnaire survey, we found out the characteristic of preference for apartments remodeling elements such as the period of apartment, the location and the financial condition respectively. This study presents a basic data for considering the remodeling as well as the apartment plans for the resident's preference. Further, many studies about the reduction plan of construction waste caused by the remodeling project will have to be discussed.

  • Environmentally Sound and Sustainable Development (ESSD)" is a key word in recent years. The construction industry, have put a great influence on ergonomic and sustainable environment. Recently, "green building certifications", such as Indoor Air Quality (IAQ) and eco-friendly material regulation have been established. With this regard, new construction and aged-housing remodeling projects are required to meet these certification criteria. Apartment residents have great concern on eco-product, since many cases are reported that Sick Building Syndrome is caused by toxic substance from building materials. Aged-housing remodeling construction has a unique characteristic in that the residents are already determined prior to construction execution. Therefore, the analysis of resident's need for building materials in aged-housing remodeling is relatively easy compared to new building construction. As such, it is very important to analyze their preferences for eco-friendly materials prior to project execution. The purpose of this study is to find the needs of residents and priority of their needs. Based on their needs and priority, this paper provides a new strategy in using environment-friendly materials and maximizing their satisfaction level when aged housing remodeling is constructed. In addition, this paper provide new criteria in selecting new developed environmental materials in remodeling projects for the purpose of improving the safety and health level in construction industry.

A Study on the Residents' Natural Tendencies of the Development of Floor Plans in the National Housing Scale$(85m^2)$ Condominium Remodeling (국민주택규모의 공동주택 리모델링 평면개발을 위한 거주자 성향 분석)

  • This research analyze the demand of the residents against the public housing remodeling of national housing scale $(85m^2)$, focusing on residents and their tendencies within their dwelling spaces. The analysis determines the most appropriate patterns and spatial connections within the floor plan. The result includes that there are two types of the classification into an urban oriented propensity (45%), 'The center of city, the apartment and the convenience' etc, and a rural oriented propensity (55%), 'The pastoral, the house and the circumstance' etc, based on their lifestyle values. Also there are three interior propensity classifications, those tending to warm and sensitive variable space (42%), western and gorgeous dynamic space (34%) and oriental and popular static space (24%). The research illustrated the residents' desired space planning options, based on the analysis of the residents' preference patterns which is various.

  • The purpose of this study is to analyze the perception of the residents of the new city by examining the consciousness of the occupants to understand the characteristics of the residents of the city of Bundang. As a result of evaluating and analyzing the durability by visual inspection and some equipment tests at the site of the on-site investigation, it was found that there is a problem with the quality, and continuous maintenance is required to improve the durability and usability of the apartment house. In particular, many cracks appearing in the rapidly deteriorated part should be repaired promptly, and a systematic plan should be formulated and carried out. In the apartment housing perception survey of Bundang new city residents, about 93.4% showed above-average satisfaction, and 43.4% showed a favorable preference toward the residential area.

  • Managing apartments is critical not only to handling the physical deterioration over time, but also to the quality of community life, social environment and ultimately residents' satisfaction with the housing environment. Therefore, this study aims at understanding residents' awareness of apartment management, and finding the relationship between management activities and residents' satisfaction and participation by comparing an apartment with active management and an apartment without it. This study examines 1) management activities of two subject apartment complexes, and 2) how management activities affect residents' participation and satisfaction. Surveys were conducted of the residents, and SPSS statistics package was utilized to analyze the survey data. This study found that management activities of apartment complex have positive influence on residents' participation and satisfaction with their housing environment. The results of this study can be utilized as basic materials to develop effective guidelines and manual from the perspective of environmental management of apartment houses, in order to improve the participation of the residents in the apartment management.

  • It has been recognized that the evacuation planning is very important for effective evacuation of occupants on fire event. However the present evacuation planning and regulation for fire safety usually tend to meet the minimum requirements based on the existing laws and regulations. The ultimate goal of the evacuation planning is evacuate occupants rapidly from building fires to the safe areas. In this study, First, analyzed occupants load density and occupants characteristics in high-rise apartment buildings, Second, A evacuation safety performance of high-rise apartment buildings was analyzed with various typical floor plans. The purpose of this study is to figure out the evacuation characteristics in high-rise apartment buildings and improve countermeasure through comparative study on the Evacuation regulation and floor plans for High-rise Apartment buildings.

Effects on Resident of human body at fire outbreak for apartment building using CFAST (화재 시뮬레이션을 이용한 공동주택 화재발생시 거주자의 인체에 미치는 영향)

  • 최근 공동주택은 보편적인 도시주거 유형으로 자리매김 하고 있지만, 성장 위주의 경제 산업 정책에 따른 안전의식미약, 사회구조개편에 따른 급격한 증가, 생활환경 변화와 에너지 사용 증가 등 화재 유발인자의 다양화로 인해 인적 물적 피해가 증가하고 있는 실정이다. 특히 다른 건물들과는 달리 공동주택의 거주자가 유아, 노인, 신체장애자 등 다양한 인적 구성의 형태로 이루어져 있어서 화재 발생 건수에 비해 인명피해가 월등히 높은 편이다. 공동주택에서의 화재에 대한 위험성을 인식하고, 그에 대한 인적 물적 피해를 최소화하기 위한 대책 마련이 시급하다. 본 논문은 CFAST(Consolidated Model of Fire Growth and Smoke Transport)를 사용하여 공동주택을 대상으로 실물 화재 실험을 실시하고 공간화재에서의 화재 성상을 파악하여 화재 시 개구부의 개폐 여부에 따라 발생되는 산소와 이산화탄소의 농도와 온도가 인체에 미치는 영향에 대해 알아본다. 개구부를 개방 했을 경우에 외부창문의 개폐 여부에 상관없이 모든 방의 온도 분포가 뚜렷하게 나타났지만 개구부를 폐쇄 할 경우에는 발화지점인 거실의 온도 분포만 나타났다. Flashover현상과 Back Draft현상은 개구부의 개폐여부에 상관없이 외부 창문을 폐쇄 했을 경우에 나타났지만 특히 모든 개구부와 외부창문을 폐쇄 했을 경우에 더욱 뚜렷하게 나타났다. 각 실은 점화 후 4분경에 최고 온도를 보였으며 다른 방에 비해 발화지점인 거실의 온도가 가장 높게 나타났다. 온도에 의해서는 두 가지 영향이 일어날 수 있는데, 하나는 비교적 장시간에 걸쳐 발생하는 열응력이고, 다른 하나는 짧은 시간에 발생할 수 있는 화상이다. 만약 피부온도가 $45^{\circ}C$에 이르면 인체는 고통을 느끼게 되며, 이보다 더 높은 온도에서는 깊은 피부조직까지 손상을 줄 수 있다. 움직이지 않는 사람에 대한 고통 유발 임계온도는 약 $200^{\circ}C$이며, 인체는 땀의 발산으로 온도에 대한 내성이 증가하지만 이체가 장시간 열을 받으면 사망에 이를 수 있다. 결론적으로 공동 주택을 대상으로 CFAST를 이용해 분석한 결과 플래쉬오버 현상으로 인해 화재가 성장하여 급격히 온도가 상승하다가, 산소 부족으로 인해 화재가 성장하지 않고 온도가 떨어지는 것을 알 수 있다. 화재 시 온도, 산소, 이산화탄소를 고려하였을 때 약 3분 이내에 대피해야 온도 및 가스로 인한 피해를 줄일 수 있을 것으로 판단된다.
