COBie Document Prototype for supporting BIM based Smart Maintenance of Buildings (BIM 기반 건축물 스마트 유지관리 지원 COBie 문서 프로토타입)

  • For effective building maintenance, the collection and management of various maintenance date such as work history information and material information is required. Despite the introduction of information management technologies and systems to reduce the amount of maintenance work of buildings, which have become larger and more complex, the maintenance information is not being utilized properly. As an alternative, research on the introduction and utilization of BIM is being conducted continuously. However, the BIM models generated at the design phase are not utilized in practice due to a lack of architectural maintenance information. This study proposed a COBie document prototype to support BIM-based smart maintenance tasks performed by building managers. In order to formalize various types of maintenance work procedures, a BIM-based maintenance process model is presented in two categories: inspection and maintenance. Among the BIM attribute data of the BIM model generated at the design phase, the parameters corresponding to the maintenance necessary information for each basic process are derived. Based on this, we proposed a COBie document prototype consisting of seven spreadsheets. The results of a case study confirmed that the KBIMS library-based BIM model created at the design phase without the maintenance information can be used at the maintenance phase.

  • Construction Projects have mutual collaborative structures among various participants for common objectives. Most of all the design project which is the initial phase in the project is crucial for determining project overall quality and requires intimate and continuous relations between project participants. Thus, this study suggests Design Collaboration Management System for successful performing projects through cooperation among participants in the initial stage of projects. First, expert interviews were performed to figure out present conditions of design collaboration management and problems. The factor analysis was applied to draw owner's collaboration factors and engineer's collaboration factors. Based on those factors, this study suggests design cooperation management process which gives a framework for systematic management method. Through the process the design collaboration management system was developed which helps owner/designers/engineer's co-work. The System suggested from this study realizes systematic information management tool and through that it is expected to improve design product;'s quality, and further contribute the advancement of project.

  • It is widely accepted that one of the purposes of education in landscape architecture is to train students as experts for professional practice. But graduates rarely get positive evaluation from the professional practice in landscape architecture regarding their capability in real environments. Recently the international accreditation system for architectural education is introduced, and it requires a considerably high degree of education enhancing practical capability of students as practitioner. In this context, this study aims to seek an effective educational method for enhancing practical practice capability of students in landscape architectural design education by using the analysis method employed architectural educations in Korea in measuring student performance criteria. The results of the study suggest international education standard of environmental design course emphasizes the ingenuity of individuals. And integrating the knowledges of diverse fields into education system is necessity. Nowadays, handing over the hard skills emphasized in the past is changing toward fostering soft skills. As a conclusion, educational contents which satisfy the established objects are mostly composed of soft skills such as communication techniques, collectional capability of informations, personal relationships and vocational ethics etc.

  • Recently, Korean Traditional House is being reconsidered as a alternative and eco-friendly residential housing. With these flows, government and industry actively studies the modernization and industrialization of Korean Traditional House. Apply for BIM as a way of modernization and industrialization of Korean Traditional House, research has been actively conducted. Korean Traditional House is building that is assembled by individual Component Therefore it is very useful for modernization of the Korean Traditional House to design Korean Traditional House With BIM. Which is the management technology that produces and distributes information of the architecture. But compared with the effect, the use of BIM is sluggish in the construction. Therefore, In this study after surveying about lowly using BIM on point of AEC(Architect-Engineer-Contract), the result is analyzed with AHP(Analytic Hierarchy Process). So the aim of this study is to offer the base to find the solution of the Affecting factors about lowly using BIM.

  • This paper is to develop curtain wall process life-cycle system in high-rise buildings in order to establish effective cooperation communication channels among the diverse constituents. This paper is to provide a base toward a curtain wall life-cycle management system to support decision making and the effective flow in light of information and materials. The four objectives of the research are 1) the analysis of the current curtain wall life-cycle process, 2) the analysis and development of the curtain wall design process As-Is model, and 3) the Muda analysis of the design process As-Is model and the suggestion of the improvements, 4) the development of curtain wall design To-Be model and comparative analysis of the improvement in terms of value streams. This research indicates the wastes decrease (or the values increase) from 6.7% up to 100% in different decision criteria through the improvement by the comparative analysis between the As-ls and To-Be curtain wall design process. This research suggests the potential improvement by VSM and a curtain wall life-cycle management system in curtain wall construction for diverse constituents be significant.

  • Environmental designers in Korea have shown interests in Environomental Psychology and Behavior Studies (EPBS) since 1970's. However, many designers, who have expected a great deal of contribution from the EPBS, have disappointed due to their overexpectation and misunderstanding on the EPBS. This study intends to analyse the nature of the EPBS and to investigate the potential contribution of the EPBS to the field of environmental design. The EPBS are able to help designers by providing scentific data in each stage of the design process. Further, most design theories and principles are based on the findings of the EPBS. Thus the development of the EPBS has great potential of contribution to the development of design theories arid principles Due to the scientific nature of the EPBS, however, the EPBS have difficulties in supplying scientific data within relatively short period, which make most designers impatient. Designers should understand the scientific nature of the EPBS and be patient in expecting usable outcome from the EPBS. Further, Designers should not expect the EPBS give them design soultion itself.

  • As the Public Procurement Service announced the compulsory of BIM adaption in every public construction from 2016, the importance of BIM is increasing. Besides, automatic code checking takes significance in terms of the quality control for BIM based design. In this study, rule-sets were defined for Act on the Promotion and Guarantee of Access for the Disabled, the Aged, and Pregnant Women to Facilities and Information. Three analytic steps were suggested to shortlist the objective clauses from the entire code; the frequency analysis using project reviews for architectural code compliance, the clause analysis on quantifiability, and the analysis for model checking possibilities. The shortlisted clauses were transformed into the machine readable rule-set definition. A case study was conducted to verify the adaptiveness and consistency of rule-set definitions. In future study, it is required the methodologies of selecting objective clauses to be specified and its indicators to be quantified. Also case studies should be performed to determine the pre-conditions in modeling and to check interoperability issues and other possible errors in models.

Reducing Thermal Cracking of Mat-foundation Mass Concrete Applying Different Mix Designs for Upper and Lower Placement Lifts (상하부 배합을 달리함에 의한 기초 매트 매스콘크리트의 수화열 균열저감)

  • In this research, considering the practical conditions at field, thermal cracking reducing method was suggested based on the comparative analysis between predicted value and actual value obtained from the actual structure member with optimum mix design. The optimum mix design was deduced from the various mix designs with various proportions of cementitious binder for upper and lower placement lifts of mat-foundation mass concrete. Therefore, before field applications, the mix designs were obtained from the theoretical analysis obtained by MIDAS GEN for upper lift was OPC to FA of 85 to 15, and for lower lift was OPC to FA to BS of 50 : 20 : 30. Based on this mix design, the actual concrete for field was determined and all concrete properties were reached within the predicted range. Especially, the temperature properties of mass concrete at core was approximately $39^{\circ}C$ of temperature difference for low-heat mix design, while approximately $54^{\circ}C$ was shown for normal mix design currently used. Additionally, in the case of cracking index, the low heat mix design showed about 1.4 of relatively high value while the normal mix design showed 1.0. Therefore, it can be stated that applying low heat mix design and different heating technique between upper and lower placement lifts for mass concrete are efficient to control the thermal cracking.

A Rating Method for the Estimation of the Additional Overhead Expenses incurred by Schedule Extension in Public Construction Projects (공공건설공사의 공기연장에 따른 추가간접비 산출을 위한 요율방식 제안)

  • In domestic public construction, disputes are increasing due to differences among stakeholders regarding contract price adjustment. In particular, the actual cost-plus fee for overhead costs due to the schedule extension cannot be agreed upon at the administrative phase, and most of them seek judicial judgment. Thus, this study aims to propose a 'sufficiently satisfactory' alternative to reach an agreement before disputes in order to minimize disputes related to the calculation of additional overhead costs. To this end, this study proposes three alternatives based on the rate method. Firstly, when calculating additional overhead costs, it is not calculated as an actual cost-plus-fee method, but as a rate compared to direct labor costs among net direct costs. Secondly, the calculated indirect labor costs are compensated for up to the legal maximum of legal limit costs such as general management costs, profits and so on. Thirdly, it reflects overhead costs increased or decreased due to change orders. Risks were analyzed by collecting expert opinions on the proposed methods and applying actual cases. Finally, as a result of investigating the level of consensus for each stakeholder, it was confirmed that all stakeholders could agree regardless of the size of the company. The result of this study is expected to as a useful tool among stakeholders in the construction fields that can be able to easily agreed upon.

Functional Analysis of 4D CAD System and Improvement of Function for Applying Linear Construction Project (4D CAD시스템의 기능분석 및 선형시설물 적용을 위한 기능 개선 방안)

  • In Korea, BIM technology is applied mainly to building construction projects, but is expected to be applied rapidly to civil engineering projects because the government is currently considering the mandatory application of BIM for infrastructure facilities. Because the infrastructure project is processed in a horizontal work area, the application of BIM technology is more useful in the schedule management of the construction phase than the interference management of the design phase. The 4D CAD system is a typical BIM technology applied to the schedule management in the construction phase, but the application to the actual project is limited due to the lack of practical functions. This study examined the functions of four representative 4D CAD systems commercialized so that the selection criterion can be provided according to the characteristics of the project, and suggests that the functions that should be improved to have practicability. As a result of functional analysis, the application characteristics of each system were analyzed and the user convenience was suggested. In addition, a linear 4D simulation methodology was developed to improve the functions applicable to civil engineering projects, and ways to improve the utilization of the infrastructure projects as the construction phase BIM were suggested. In railway and road construction projects, most activities, such as earthwork, bridges, and tunnels proceed along the distance axis in a horizontal space. Therefore, a linear 4D simulation method, in which an activity is expressed along a distance axis, can be more practically useful rather than a simple 4D simulation method with a Gantt chart.
