Improving Constructability Analysis Tasks by Applying BIM Technology (시공성 분석업무 개선을 위한 BIM 기술의 적용방안)

  • Becoming construction projects larger and more complicated, and utilizing more varied and complex contracting and delivery systems in the industry, integrating information and managing constructability from project inception to completion became the most critical tasks for the successful project management. However, current industry practices of constructability analysis which are too much dependent on field engineers and managers' experiences, are not performed efficiently and also not managed effectively. Then the scope, method, and procedure in performing analysis tasks are not certain as well as not systematic, In addition, due to using 2D based drawings and documents, information required at project phases for the analysis is inconsistent and inaccurate. This study aims to suggest the use of BIM technology and functions for solving various problems of current constructability practices. In particular, constructability analysis tasks performed at design and construction stages are identified and their adaptability, applicability, and benefits of BIM are investigated through interviews on constructability and BIM professionals in the industry.

  • Generally, policymakers have a tendency to target achieving individual policy goals rarely considering their effects as a whole. In addition, the conventional policymaking practice lacks considerations on the various needs of industry participants and their response to public policies. To address this issue, a system dynamics model as a simulation model-based approach, which can examine the effectiveness of public policies in a systematic manner, is presented with an application example of the Singaporean government's policies to enhance construction productivity. Using this simulation model, the governmental policies are tested in a qualitative manner. Having obtained policy implications from the model structure and simulation results, suggestions and guidelines are provided to make the governmental policies more effective. Finally, based on the research findings it is concluded that the simulation model-based approach could be useful for construction policymaking.

  • Recently construction industry has faced new era as following the advances of IT technology. It becomes possible that information and knowledge among people are exchanged actively thanks to computer-based tools. In fact, the tools, PMIS(Project Management Information System) and KMS(Knowledge Management System) already have been introduced to constuction industry successfully. Lately IETM(Interactive Electronic Technical Manual) is tried to be one of these systems. This trying is being enlarged that the IETM's concept is changed to administrative and legal process provider throughout the lifespan of construction projects. However, it is hard to define construction IETM in mega-scale project like urban regeneration project because construction projects are complex and have diverse stakeholders. These properties may make the IETM ambiguous system. To do define IETM as a administrative and legal process provider, this research will conduct survey and interview, then analyze its own properties and find out design strategies. Based on the properties and strategies, suggesting IETM's system demands and architecture of urban regeneration processes.

  • It is difficult for existing construction support system to provide real-world information such as geographical and spatial data, geographic information system is expected to be able to supply efficiently analyzing and supporting function as well as actual data by connecting construction support system. Furthermore, the providing method and content of GIS are varied by building various network and information service, and use of web GIS which can offer diverse and dynamic solution on network is spreaded. In this study, information management system for construction works(CIMSGIS : Construction Information Management System on Web GIS) based on web GIS is developed, which can confirm instantly state of advance and manage construction progress by real-time reporting and instruction. Also CIMSGIS can support decision making on intuitive understanding and manifold operation reporting.

  • Owing to the characteristics of the construction industry, large number of risk factors exist in construction projects compared to other industries. In the year 2007, due to industrial disaster, there was a loss of about 70 million number of working days and about 3 trillion won of the economic direct loss Economic loss is estimated up to 16trillion won including the indirect loss. Hence, a countermeasure is required to reduce the loss. However, the existing safety management is inefficient because it is based on experiential safety knowledge in the form of safety index, regulations. The purpose of this research is to improve this problem by proposing a quantitative risk assessment methodology. First, the limitation of existing hazard index is analyzed and subsequently variables for assessing degree of risk is established. Finally, these variables are then combined and a quantitative risk assessment methodology is proposed.

  • Apartment brand has been used as a new strategy in Korean housing market to fulfill customer's changing needs for buying houses. A number of construction companies have succeeded in brand awareness and image building, however, they still struggle to establish brand loyalty and manage brand equity elements in balance. The purpose of this study is to analyze the brand equity building process of apartment products in Korean housing market and determine causal relationships among variables to propose strategies for long-term prosperity of the construction companies. System Dynamics modeling method is applied to describe how variables affect and are linked to each other in terms of building equity and enhancing company profits from customers' brand awareness to brand loyalty. Based on the analysis model, strategies for construction companies depending on their market share were proposed and this may support the company to achieve financial success and competitiveness among its competitors in the fast-changing market.

  • To drive construction project successful, a construction manager with good competency is needed. In order to select appropriate construction manager, there should be a standard and a method for appropriately evaluating the competency of construction manager. There have been many researches on the competency of construction managers, but there are two points to be supplemented. One is that construction manager's competency measurement was not concrete and objective, and the other is that construction project performance directly reflects individual manager's performance. The purpose of this study is to derive a construction manager competency evaluation index by using the Notational Analysis technique that is used when deriving an indicator that measures the athlete's competency in sports. This analysis was drawn with Delphi method. Finally, the 'measurable behaviors'were derived that can evaluate the competency of construction managers. Through this, it is possible to express each manager's expertise, leadership, and personal characteristics in numerical expression. This will help decision makers when selecting construction managers. It is anticipated that decision makers will be able to make the decision to select the necessary construction managers easier because it can evaluate the construction managers through a scientific approach based on the record by supplementing the existing method which only relied on intuition.

Cross-border Relationship Analysis Between Base Interest Rates and Construction Investment (국경을 넘어선 기준금리와 건설투자 간의 관계 분석)

  • As the zero interest rate era was over with the end of quantitative easing, the economy of several global markets observed the fluctuations of the base interest rate. Interest rate, which is the change of money value with respect to time, is negatively correlated with construction investment. Considering the characteristics of interest rates and construction investment as economic variables, the necessity of cross-border analysis between base interest rate and construction investment was suggested in this paper. Cross-correlation analysis between base interest rates and construction investment crossing the border was performed. The effective correlations were confirmed with values varying by countries. Similar characteristics were also observed among countries with similar economy, which were then divided into three groups. Additionally, identifying the base interest rate that affects the construction investment of a particular country was made possible by reflecting a self-cycle of base interest rates. Lastly, from the result of examining the influence of each rise and fall of the interest rate, it was verified that the difference was more than twice as large in some countries. These results are expected to contribute to construction-related policy makers or investors to make decisions in response to the economic status of the construction market.

Artificial Neural Network-based Weight Factor Determination Method for the Enhanced XML Schema Matching of Bridge Engineering Documents (교량 건설 문서의 강화된 XML 스키마 매칭을 위한 인공신경망 기반의 요소 가중치 선정 방안)

  • Bridge engineering documents have essential contents that must be referenced continuously throughout a structure's entire life cycle, but research related to the quality of the contents is still lacking. XML schema matching is an excellent technique to improve the quality of stored data; however, it takes excessive computing time when applied to documents with many contents and a deep hierarchical structure, such as bridge engineering documents. Moreover, it requires a manual parametric study for matching elements' weight factors, maintaining a high matching accuracy. This study proposes an efficient weight-factor determination method based on an artificial neural network (ANN) model using the simplified XML schema-matching method proposed in a previous research to reduce the computing time. The ANN model was generated and verified using 580 data of document properties, weight factors, and matching accuracy. The proposed ANN-based schema-matching method showed superiority in terms of accuracy and efficiency compared with the previous study on XML schema matching for bridge engineering documents.

  • While opportunities for international construction firms have been growing with globalization, the risk of international construction projects is significantly increasing in severity and complexity. However, the traditional risk management approach in the construction industry has maintained a profit focus. In addition, this approach has not considered the overall risk at the corporate level, but rather has focused only on the risk of individuals at the project level. Corporate risk management should be implemented from the initial stages of new project selection. This paper suggests the Multi-criteria Integrated Systematic Analysis as a strategic decision-making tool for international construction contractors. The model integrates the multi-criteria of risk, return, and efficiency to choose the optimal set of new portfolios at the corporate level. This model also introduces the Value at Risk (VaR) concept to the international construction industry to present the total risk at the corporate level. To validate this model, this paper tested an experimental case study using the historical data of a global general contractor.
