A Study on a Systematization of Preliminary Construction Control for the Quality and Schedule Management of APT Construction (품질확보 및 공기지연예방을 위한 공사관리 체계화에 관한 연구)

  • Generally speaking, it is important to know the activities itself exactly and to control the activities correctly so as to assure timely progress and the quality of any project. In order to progress smoothly in accordance with construction schedule, it is important to systematize the preliminary arrangements necessary for each process and then manage them. In this study, in order to progress smoothly the quality and schedule management of the construction, we can be made systematically pre-works in accordance with construction schedule by the civil construction items of the apartment house construction. we suggested pre-construction control item by the workers through experiential method of construction engineers in accordance with network schedule.

  • Construction projects are based on the actual field, so if the construction schedule that is established in the construction plan is delayed or extended for various reasons, construction companies are vulnerable to claims, and thus strive to complete a building within the planned timeline by shortening the construction time. Therefore, this study surveyed technicians in apartment construction in Gwangju, and studied their perceptions of the actual conditions of process control, construction time needs, goals, and methods. The results showed that the organization of the process control department and professional employees was lacking compared to other regions. The need for construction time was perceived as high, while the reduction of the construction cost was perceived as low. Regarding the reduction goal, they perceived highly the preparation for the delay of construction time and various claims, and for the reduction method, they mentioned the extension of working hours and the increase in employees. Based on the results of this study, technicians should consider that a reduction of construction time not only can make up for a delay in construction, but is also closely related to improvements in production through reduction of cost, and increased international competitiveness.

  • 사회기반시설의 확충, 도시재개발 등을 위하여 대규모 건설공사가 증가하고 있으며, 공기단축과 인건비 절감 등을 위하여 건설현장에서는 대형 건설장비가 사용되고 있다. 최근 들어 주민들의 안전, 환경에 대한 의식수준이 높아지면서 이들 건설공사장에서 발생하는 소음.진동 때문에 많은 건설공사장에서는 민원해결을 위하여 상당한 비용을 지불하고 있는 실정이다. 본 고에서는 국내 건설공사장에서 발생하는 소음.진동의 합리적인 저감대책을 수립하기 위하여 국내 건설공사장의 소음.진동 발생실태와 대책사례, 문제점 등을 소개하고자 한다.

  • 최근 삶의 질이 향상됨에 따라 쾌적한 환경 추구와 WellBeing 문제가 사회 이슈로 부각되면서 생산라인 및 위생배관에 대한 관심이 높아지고 있다. 그 중에서도 특히 우리가 먹고 마시는 공기와 물은 물론 냉난방과 각종 액체, 가스 통신선 등이 전달되는 통로인 Pipeline 속의 청결은 인체의 건강에 직접적인 영향을 미치므로 더욱 세심한 주의가 요구되고 있다. 조은 시스템은 최근 생산라인 및 건축물 배관 등의 파이프라인을 신개념으로 클리닝하는 시스템을 한국에 도입시켜 파이프클리닝에 새로운 바람이 불 것으로 예상 된다.

친환경 패시브하우스로 주택환경변화에 대응

  • 패시브하우스는 주거공간에 필요한 공기량을 단지 신선한 외부의 공기만을 데우거나 식힘으로 실내 열적 쾌감을 만족 시킬 수가 있는 건물을 말한다. 이 정의는 단지 기능적인 표현이며 어떠한 절대적 수치를 포함하지 않으며 어떤 기후에도 적용된다. 패시브하우스 용어의 선택은 임의적으로 지어진 것이 아니라 건물의 계획과 사용에 있어서 최대한 간접적인 수단으로 열적 쾌적함이 이뤄 질수 있도록 노력하는 것이며, 직접적인 수단은 최소화 시키는데서 이루어진 것이다. 직접적인 수단은 단지 꼭 필요한 것과 필요한 곳에 한정해 최소화 시키는 것이 궁극적인 목적이다. 이러한 패시브하우스 도입은 온실가스 감축, 고유가 등 환경변화에 대응하기 위한 것으로 디자인에서부터 자재사용까지 전 과정에 걸쳐 이뤄지고 있다. 본지는 국내에 적용 중이거나 적용할 예정인 패시브하우스에 대해 알아본다.

IT건설융합 스마트빌딩 기술

  • 본고에서는 IT기술과 건설기술의 융합 기술로서 스마트빌딩 기술에 대해 서술한다. 고층 빌딩의 안전성 평가를 위한 건물구조 건전도 모니터링 기술, 빌딩 실내에 쾌적한 공기 환경을 유지하기 위한 스마트 공기질/환기제어시스템 기술, 빌딩 설계부터 빌딩 사용단계까지 빌딩정보의 체계적인 데이터 관리를 위한 빌딩정보 모델링 기술과 빌딩 운영관리 인터페이스 기술 등에 대하여 소개한다. 또한, 세종대학교에서 개발한 프로토타입으로 빌딩에 설치하여 시험 중인 시스템에 대하여 설명한다.

  • In case of Korean housing complex, there became more mixed arrangement of buildings with different number of layers for a variety of urban skyline, recently. For example, around 33% of the construction sites of 'A' public corporation have gaps of more than 4 layers between high-rise buildings and low-rise ones in the same site, according to the survey. Generally, construction duration of the housing complex is estimated based on the layers of the highest building. Due to this baseline, whole construction duration could be extended so that the project cost could be increased. Therefore, framework duration of higher-rise buildings should be reduced to secure the feasibility of the project. On the other hands, these shortenings could adversely harm the feasibility in some cases because there are a wide range of combinations of the buildings with different number of layers in designing housing complex. Therefore, this study shows the results of analysis on effects of framework time shortening on the cost in housing complex project. Moreover, this could set the baseline of checking possibilities in condensing the construction duration of projects with buildings of different layers by supplying comprehensive database.

Quantification of Schedule Delay Risk of Rain via Text Mining of a Construction Log (공사일지의 텍스트 마이닝을 통한 우천 공기지연 리스크 정량화)

  • Schedule delays present a major risk factor, as they can adversely affect construction projects, such as through increasing construction costs, claims from a client, and/or a decrease in construction quality due to trims to stages to catch up on lost time. Risk management has been conducted according to the importance and priority of schedule delay risk, but quantification of risk on the depth of schedule delay tends to be inadequate due to limitations in data collection. Therefore, this research used the BERT (Bidirectional Encoder Representations from Transformers) language model to convert the contents of aconstruction log, which comprised unstructured data, into WBS (Work Breakdown Structure)-based structured data, and to form a model of classification and quantification of risk. A process was applied to eight highway construction sites, and 75 cases of rain schedule delay risk were obtained from 8 out of 39 detailed work kinds. Through a K-S test, a significant probability distribution was derived for fourkinds of work, and the risk impact was compared. The process presented in this study can be used to derive various schedule delay risks in construction projects and to quantify their depth.

  • 국토해양부(장관 정종환)는 두통, 아토피 등 새집증후군을 예방하고 공동주택 입주민들이 건강하게 거주할 수 있도록 “청정건강주택(Clean Healthy House) 건설기준”을 제정하였으며, 올해 12월 1일 이후에 주택건설사업계획승인 신청을 하는 1천세대 이상 신축 또는 리모델링 주택부터 적용한다고 밝혔다. 국토해양부가 청정건강주택 건설기준을 마련한 것은 현재의 "다중이용시설 등의 실내공기질 관리법" 등 새집증후군 관련 규정이 건축자재에서 발생하는 일부 유해물질의 실내공기中농도만을 규제함으로써 새집증후군 문제를 근본적으로 해결하는 데는 한계가 있으므로, 주택의 설계 시공부터 입주후 유지관리 단계까지 주택을 청정하고 건강하게 건설 관리할 수 있는 기준을 제시한 것이다.

  • Construction dispute about Extension of Time are complexly intertwined with various issues. The duration delay analysis defines the impact the issue has on the duration variation. And The international court and the arbitrator use the results of the analysis as a basis for reasonable duration judging. However, most of the domestic Construction sites have not established a business process for Extension of Time litigation. Therefore, Analysis data are collected after the occurrence of the dispute, there is not enough basic data of analysis almost. This study sought to improve the management efficiency by organizing information requirement for delay analysis and suggesting a reasonable business process. As a result of applying the proposed process to actual construction duration extension disputes, about 33% of practitioners, 46% of contractors, and 48% of legal advisors were satisfied with the process application site And Matrix validation was 91% identical. This study suggests that it is possible to increase the efficiency of the construction duration analysis work used as a basis in the construction dispute. Finally, the Computer based system design for this process should continue in the future.
