An Improvement of the Building Safety Inspection Survey Method using Laser Scanner and BIM-based Reverse Engineering

Abstract

Building safety inspection for building maintenance is regularly being performed. According to the national statistical office, the architecture of the whole building for more than 30 years of inventory is 33.4%. This is higher level among developed country. Building safety inspection and safety checks should be carried out systematically to prevent the spread of poor housing and improvements to old buildings. However, the safety assessment is being conducted by a private company for the bidding. Due to the personal and subjective judgment, Perfunctory Checklist, there is a problem with the results of building safety inspection. In addition, it is difficult to correct safety inspection carried out because a lot of time, money and skills required to scrutiny. Therefore, in order to improve building safety inspection are needed to manage the system for the entire building life cycle to produce a Integrated Information sharing. The purpose of this study is to improve the existing processes and proposed safety research method developed BIM-based reverse engineering technology using a laser scanner. The experiment was selected for old buildings. Among the building safety inspection items were set how to select an item in the appearance item and experimental research investigation. This was carried out BIM-based reverse engineering using a laser scanner. We carried out the measurements and shop drawing analyzed the applicability. As a result of the experiment, 77.8% of the items in the visual inspection when structural stability evaluation was possible to improve building safety. Therefore compared to conventional inspection methods and safety inspection BIM-based reverse engineering method using a laser scanner has proposed research methods and processes and propose improvements. It will be able to be utilized for repair and reinforcement plans in the future to maintain and building safety inspection. It is expected to be used as the basis for research to improve the quality of safety assessment and safety inspection automation system implementation.
