The rebuilt and redevelopment projects conducted these days surely have invited overpopulation. Its one of the culprits is the municipal ordinances which allow the floor to site area ratio to increase from 200% to 400% in a decade and the adjacent distance ratio from 1.25 to 0.8 times of height of building. Possible solutions for the overpopulation problem are as below. - The floor to site area ratio should be regulated adaptively according to various regional localities. - Draw back the capital gains coming from a rebuilding project For evaluation process; - Select a suitable plan from plurality of proposals - Gradually encourage projects towards remodeling system in the near future

This study aims to propose a hypothetical urban neighborhood, HanGyo-dong, which is a model for understanding the relationship between the neighborhood change and educational facilities. Three issue layers of the model derived from preceding case studies are: establishment, relocation and redevelopment of educational facilities; formation and redevelopment of adjacent residential areas; and growth of neighborhood commercial cores. The neighborhood changes observed through HanGyo-dong include (1) the formation of educational base and commercial activities along the stream, (2) the growth of student and intellectual community and the installment of public transportation nodes, and (3) the relocation of schools and hospitals followed by a series of redevelopments of single family house into multi-family housing of low-rise residence and high rise apartment complex. The findings call for the collaborative practice of educational administration and neighborhood planning regarding how educational facilities, which were the tool for urban expansion policy, will contribute to the development of the neighborhood's identity as a localized hub.

Urban redevelopment make a short term effects without consideration about resident‘s lives. so, there are many problems and planners solve the problems to improve urban redevelopment based on resident leaded direction. The purpose of this research is to find inherent district which is character by residents. Most of them could be explained in relation to life, religious leadership, traditional cultural heritage and democratic movement. Group interviews at a field site were carried as the main methodology by people who have an intimate knowledge of the place facts. This research has implication on a cognitive and emotional community map of residents compared to the just physical and geographical map. The places and place recognition activities and movement can be a basic foundation for residents participation in improving their housing neighborhood environment.

With rapid urbanization, various problems have been occurred in the city. The most serious one is dwelling. The gap of income between the rich and the poor resulted in deteriorating the pattern of the house consume. In case of developing a bad residential area, this area is changed into a new residential area, but the dweller, who lived in the bad area, may move into the outskirts of the city. This means that a bad residential area is sprawled and spreading. Therefore. the rescue plan of the existing dweller according to urban redevelopment were suggested in this study.

This study analyzed the urban structure of Jinju city where urban doughnut phenomena, development of new town at suburban zone and establishment of innovation city appear. The sphere of this study was set limit to Jinju's dong area due to taking the limitation of data. Multivariate analysis was done by using 24 variables to classify into seven clusters(CBD, Industrial Area, Residential Area etc). We studied regional condition and problems at the relation between analyzed regional features of this study and development principles at the upper planning. Jinju city needs urban redevelopment, reconstruction works and redevelopment promotion project for urban outworn zone in view of the regional conditions to innovate outdated city image and restore western Gyeongnam as a central city and also they should promote innovative city that is progressing now and construction of new town that is linked with Sangpyeong industrial complex removal as well as the whole Chojang-dong zone. In conclusion, this study will help to understand regional phenomenon like regional development project and urban management.

Objective of Urban regeneration is a recovery of urban utilities through a physical, environmental, cultural, industrial and economic regeneration. The current paradigm of urban regeneration is not a simple redevelopment as physical redevelopment or improvement. This study is proposed that value system management applied the benefit management, value system, Quality Function deployment for a value conflict of urban regeneration. There is a reason to conflict value that value system is unstructured. Because this study is proposed to establish the process of value system, and applied this process to Se-woon 4th area urban regeneration project. This study is analyzed to divide value system of urban regeneration program into city level, district level, zone level in district. An analysis of value system obtained through '2020 urban master plan', 'the downtown recreate a comprehensive plan', 'Se-woon New town plan'. It is proposed that value system management method through Between values correlation analysis and the order of priority deduction. These are obtained to use Delphi technique and Analytic Hierarchy Process(AHP)

The purpose of this study is to evaluate the urban land used by the Urban Land Use Information System (ULIS) which can supply the micro-level land usc information for the understanding of micro-level urban spatial structure and district-level planning and managements(such as urban design, redevelopment planning and district-level transportation planning, etc.). The study evaluates the current situation of urban land use database and suggests the prototype of urban land use database using GIS. The planning and management of post-modern city which has characterized by diversity and the mixture of land use, need more detail and quantitative information about land use. Recent redevelopment and reconstruction of existing physical condition are increasing the density of activity. It raises urban problems such as the shortage of infrastructure and traffic congestion, etc. In this process we need to construct information system which monitors current land use situation.

The purpose of this paper is to examine the activation of harbor city renovation projects through analyzing the measures of residents participation and urban marketing, based on case study of Busan North Harbor Redevelopment Project. The main results of this study are as follows. Firstly, according to questionnaire survey, public opinion surveys, citizen advisory committees are more effective as the methods collecting residents' opinion. Especially, residents' opinion is most important on the stage of deciding final alternative. Secondly, according to questionnaire survey about urban marketing, respondents prefer local government as a main agent of urban marketing. They prefer improving urban infrastructures as a main issue of urban marketing. They also prefer enhancing positive image of havor city and promoting the city for foreign tourists, as effective measures of urban marketing. As a result, activation of harbor city renovation projects will be activated through the residents participation and urban marketing, because those may stimulate creative and distinctive development ideas.

The detailed current situation of urban renewal projects which have implemented in all over the country is sorted by regional and divisional groups, researching press reports. Problems in the progress of promoting urban renewal projects made the paper are analyzed in this research. This research examined the actual condition about urban renewal projects synthetically and then, deduced the following improvement plan. First, formulating long-term renewal plan is needed. Secondly, It should be changed into the gradual urban renewal project on a small scale according to various conditions of each local area. Finally, support of the central government in consideration of local conditions should be carried out.
