A study on the Urban Design Guidelines Development in Detached Housing Area for Residential Townscape (단독주택지 경관개선을 위한 도시설계지침개발에 관한 연구)

  • The purpose of this study is to develop the urban design guidelines in detached housing areas for the improvement and management of residential townscape. Through a detail examination and analysis of the urban design guidelines and landscape regulations of U.S.A, Japan, and Korea to be applied to detached housing area for residential townscape, the urban design guidelines in detached housing area was derived. Urban design guidelines are composed of building guidelines, landscape guidelines, street guidelines, and sign guidelines. The municipality have to make regulations in detached housing area for the improvement and management of residential townscape based on this urban design guidelines.

A Comparison of Urban Detached Houses in Seoul's New Housing Quarters in the Early 1960s (1960년대 초 서울 신흥 주거지의 단독주택 세 유형 비교)

  • This study explores the typology of the urban detached houses in the new housing quarters that were created in the process of Seoul's urbanization in the aftermath of the Korean War. It analyzes and compares the urban tissue and space allocation set when the new urban residential areas were organized according to different methods of production. Based on the comparative analysis of housing built in the same time of 1960s, this study aims to deduce why a specific urban detached housing type was selected as an influential housing prototype and how this spread in later generations. Case study sites selected for this study include: the new Urban Hanok towns of Yongdu-dong, filled with mass Urban Hanoks built by housing developers; the single-family detached housing district of Myunmok-dong, filled with individual dwellings built by private builders; and the housing complex of detached houses in Suyu-dong, developed by government-sponsorship during the early 1960s. Each case examines the following: first, the difference in housing typology allocation according to urban tissue; second, the difference in spatial composition and arrangement within plots. As a result, it was found that differences in typology occur depending on which of the social, cultural, economic and technical factors was preferentially considered in forming urban tissue and allocating buildings in each residential area.

A Study on the Evaluation of Preferences for Spatial Composition by Urban Design Guidelines of Detached Housing Areas Using CG Simulation (CG 시뮬레이션을 이용한 단독주택지 도시설계지침별 공간구성의 선호도 평가에 관한 연구)

  • The purpose of this study is to evaluate preferences for spatial composition by urban design guidelines of detached housing areas using CG simulation, with the aim of contributing to the improvement and management of residential townscapes. The list of urban design guidelines for detached housing areas was derived from an analysis of urban design guidelines and landscape regulations from the U.S.A, Japan, and Korea. These guidelines comprise building guidelines, landscape guidelines, street guidelines, and sign guidelines. Through the preferences revealed by CG simulation, an optimum presentation method for the urban design guidelines was determined. Based on the results of preferences, an appropriate management system and regulation standards were proposed. In conclusion, the efforts carried out on the study and legislation of a management system and regulation standards for the urban design guideline will accomplish the amenity of residential environments.

The proposal of urban regeneration methods for deteriorated downtown residential area, considering the development condition of urban blocks - A case study of Kwangju City (쇠퇴한 구도심 주거지의 개발여건별 재활성화 방법 제안 - 광주광역시 구도심을 사례로)

  • The purpose of this study was to suggest urban regeneration methods for deteriorated downtown residential area, considering the development condition of urban blocks. Through the research that are based on literature, field survey, urban planning map and local experts consulting, it found out suitable sites for development such as a deteriorated residential zone or a unused site and it was deduced eight development types from analyzing the characters of developable sites. And then it is suggested various housing forms which were applied to eight development types of developable sites. The consequences of this research are summarized as follows. There are various housing forms by eight development types; block housing, low rise-high density court housing, medium low rise-high density housing, urban housing for low-income groups belong to T1-development of urban strategic position; block housing, housing on hilly site, semi-detached house, lodging house, urban housing for low-income groups, elderly housing belong to T2-development for living benefit; block housing, low rise-high density court housing, housing on hilly site, low rise housing, lodging housing, urban housing for low-income groups, elderly housing belong to T3-development of a small-scale rental housing; block housing, low rise-high density court housing, medium low rise-high density housing, terrace-house, housing on hilly site, low rise housing, block-typed detached house, semi-detached house, cluster-typed low rise housing, town house, urban housing for low-income groups belong to T4-residential environment renewal development; terrace-house, housing on hilly site, low rise housing, block housing, semi-detached house belong to T5-development of a small-scale housing; terrace-house, housing on hilly site, low rise housing, cluster-typed low rise housing belong to T6-development to adapt natural environment; block housing, low rise-high density court housing, low rise housing, block-typed detached house, town house belong to T7-development for community; block housing, low rise-high density court housing block housing, medium low rise-high density housing, terrace-house, housing on hilly site, low rise housing, elderly housing belong to T8-development of environment-friendly.

Change Pattern of Residential Areas in Seoul: Based on Detached Houses Case Studies between 2000 and 2010

  • In South Korea, problems such as low fertility, aging population, and income polarization have recently become more serious. In this time of social change, it is necessary to examine the current changes occurring to residences in order to improve the stability and health of residential areas. The purpose of this study is to investigate the changes of residential areas that occurred between 2000 and 2010 based on detached houses, which are the foundation of residential areas in Seoul. Changes in residential areas can be observed by examining changes in the type of housing and the characteristics of the residents. Since the type of housing and the characteristics of the residents change in the same area, it is necessary to study them together, not as individual elements. Census data is suitable for this purpose, because it can show the changes that have occurred to the housing type and the residents' characteristics within the neighborhood unit. Among the census output areas identified as residential areas based on detached houses, six sites were selected as the case study area based on the rate of change of detached houses. From the result of the case study using the census data, the study area was categorized into three regional types: (i) an urban development and redevelopment area; (ii) an area with a concentration or increasing number of detached houses; (iii) an area with an increasing number of multi-family houses based on detached houses.

  • The purpose of this study is to provide the information of street planning for revitalization oft the community in urban detached housing area. This study was accomplished by observations and actual survey, and suggested several street planning methods; exclusion of the passing through car and control of the resident's car by one-way passage, protection of the parking area to inside individual lot by the ‘Break down Fence’ campaign in Daegu, and provide the common space for social contact and community According to this program, the public street space cant be changed into the semi-private space and the semi-public space as common territory.

A Study on the Physical Characteristics and Residential Satisfaction of the Small Urban Village Consist of Detached Houses (마을형 단독주택지의 물리적 특성과 주거만족도에 관한 연구 -대구광역시 단독주택지를 중심으로-)

  • The purpose of this study is to analysis the environmental characteristics in the small urban village consist of the detached houses. Three detached houses with the different urban structure and physical characteristics are selected, we survey the physical characteristics and investigate the residential satisfaction. As a result of the study, (1) A loop street pattern is more desirable for a community than a grid pattern, (2) The wall of the residential boundary makes residents get the sense of territory and community, and it facilitates no wall or tree fence of the each detached house. (3) The community spaces have an effect up on the sense of community. (4) It is desirable that the residents participate in a management of the detached housing area.

A Study on the Application of Low-Rise and High-Density Multiple Dwelling Housing Model in Urban Individual Residential Area - Focused on Ui-dong Public Detached Housing Area - (도시단독주택지 저층고밀형 집합주택 모델의 적용에 관한 연구 - 우이동 국민주택단지를 대상으로 -)

  • This study was conducted to investigate the indiscriminate development occuring as a result of high-density land use per lot in residential areas of Seoul, which mainly consist of detached houses. The primary goals of this study were: (1) to suggest a block unit development method as an alternative architectural method of the current uniform development, in which high-rise and high-density apartments are usually built; and (2) to check the feasibility of the suggested method. Based on the analyses of the existing block composition types of residential areas, the prerequisite planning indices for applying a collective housing model were investigated. Subsequent to applying a collective housing type within each unit block, the collective housing model was analyzed. The results of the analyses showed that indiscriminate development was rampant in detached urban houses areas, and more than 70% of the buildings constructed before the 1980s needed re-development. The feasibility of the models was investigated depending on the models of low-rise and high-density collective housing, which utilize various block arrangements such as the court type, linear type, villa type, and composite type. The results of this study showed that the newly applied low-rise and highdensity multiple dwelling housing model in urban individual residential area significantly contributed to creating a good living environment in terms of both physical and psychological aspects.

Evaluation of Thermal Environment in the Detached Housing Area Based on the Form-Based Codes (형태기반코드를 기반으로 한 주거지 열환경 평가)

  • This study assesses thermal environment of detached housing area by classifying buildings types with codes based on spatial characteristics and forms of the detached housing area and applying heat island alleviation measures, especially focused on FBCs (Form-Based Codes). We analyzed shapes and materials of outdoor space with 3D-CAD, which can affect the surface temperature of the case studies, focusing on heat island alleviation measures, and performed space design by applying relevant climate factors to a simulation. As to the 3D surface temperature and HIP distribution, low-temperature distribution was shown in the case studies when we applied heat island alleviation measures. FBCs (Form- Based Codes) is being developed for the purpose of creating new urban environment. This study is significant because it pays attention to the effects of surface temperatures on accumulation of sensible heat and reviews heat island alleviation measures with outdoor space shapes/materials in order to lower surface temperatures, aiming at improved pleasantness of the detached housing area.

A Study on the Changing of Housing Construction in Jeju-do by Statistical Data (통계자료를 기반으로 한 제주도 주택건축의 변화에 관한 연구)

  • The purpose of this study is to analyze the changing housing construction in Jeju-do which is composed of two cities(Jeju-si, Seogwipo-si). The number of indigenous population and migrating population of Jeju-do has been increasing every year because it has more beautiful scenery, interesting culture and a higher ratio of natural green area to urban area than other provinces(inland). More than 70% of population in Jeju-si is concentrated in dong-area. As a result, urban area and commercial area are expanding in entire Jeju-do. On the other hand, green area and non-urban area of Jeju-do are decreasing steadily. And there was a lot of changing during a short of time after 2010 because of internationalization and urban development etc.. This study is an analysis about the changing of housing in Jeju-do by statistical data. As a results of the analysis. I discovered that 1) The supply ratio of available housing in Jeju-do is higher than other inland cities in other parts of the country. 2) Housing constructing is influenced by moving-in and moving-out population. 3) There are more detached houses in Jeju-do than apartments. The opposite phenomenon occurs in other provinces (inland cities). However, the number of detached houses is gradually declining in Jeju-do since 2000. 4) Most detached homes in Jeju-do have an area of $60m^2{\sim}90m^2$. Most apartments have smaller areas than $60m^2{\sim}90m^2$. Seogwipo has homes with a larger area than Jeju-si. 5) The ratio of concrete structure houses is increasing at high speed because of constructing of apartment buildings, on the other hand, the ratio of brick structure house is decreasing gradually. Finally, Even though Jeju-do has different from housing culture of inland, it is changing slowly like inland housing types.
