서울시 1,000세대 이상 대규모 아파트단지의 아파트가격 결정요인에 관한 연구 (Determinant Factors for the Apartment Unit Prices of Large Scale Apartment Complexes over 1,000 Households in Seoul Metropolitan Area)

  • The existing most studies on the apartment sales prices have been limited to relatively small size apartment complexes and have not categorized the apartment complexes based on the number of households. Some of them uses the apartment-related indices such as regional value estimates, sales unit price, and view right values. In the case of Seoul Metropolitan Area, the size of apartment complex has been growing to the level of large complex over more than 1,000 households through new town development, redevelopment and reconstruction. People prefers to choose a large scale complex instead of small complex based on their perception that a large scale apartment complex provides more conveniences in living. The result of this analysis revealed that the variables chosen as important determinants of the hedonic price model for large scale apartment complexes were square meters of apartment unit, rent/price ratio, number of bays, distance to the nearest subway station, and heating system method. This means that the sales price of apartment unit will be higher as the square meters of apartment unit increase, as the rent/price ratio decreases, as the distance to the nearest subway station increases, and as the number of bays increase.

수산물 산지거점유통센터(FPC)를 통한 유통효율화가 산지 위판에 미치는 효과에 관한 연구 (A Study on the Effects of Increase in Distribution Efficiency through Fisheries Products Processing & Marketing Center (FPC) on Consignment Sales)

  • In this study, the effect of Distribution efficiency through the fishery production base distribution center (FPC) on the production site board facility was studied. FPC is a new distribution system for Korean fishery products that has been promoted in earnest since 2012, and in this study, the effect before and after the introduction of FPC was analyzed using the DID (Difference in Difference) model for the effect of FPC in the fishery industry. The results of analysis shows that in the case of Wando Geumil FPC, the volume and unit price of consignment sales decreased during the analysis period, which was statistically significant. In the case of Sokcho FPC, the volume of consignment sales decreased during the analysis period, which was statistically insignificant. But the unit price of consignment sales rose during the analysis period, which was statistically significant. In the case of Gyeongju FPC, the volume of consignment sales increased during the analysis period, which was statistically significant at the 90% confidence level. But the unit price of consignment sales fell during the analysis period, which was statistically significant.

조선매약주식회사를 통해 본 일제강점기 한약의 모습 (Herbal Drugs through Chosun Maiyak Corporation 《朝鮮賣藥株式會社》in Japanese Colonial period)

  • Objectives l: This study is to investigate the emergence of herbal medicine during Japanese colonial period by reviewing newspaper advertisements and brochures about patient medicine of Chosun Maiyak Corporation. Methods : 69 kinds of patent medications and 584 newspaper advertisements are throughly reviewed to investigate dosage form, drug effect, sales unit and method, price, and advertisement pattern. Results : Lyungsinwhan represented more than half of the total advertisements, followed by Yungmihwan, Sahyangsohabwon, Yeollyeonggobondan, and Chiljehyangbuhwan. Lyungsinwhan was advertised mostly in spring and summer whereas Yungmihwan and Yeollyeonggobondan were advertised in spring and fall. Dosage form included pill(丸), mixture(膏), powder(散), and liquid(水, 液), while pill and mixture prevailed over other forms. Drug effect included dermatological, pediatric, digestive, and gynecological effects in the increasing order of drug numbers. Sales unit and price were found to vary significantly. Sales method included nationwide network distribution of medicine through postcards and stores. Conclusion : Herbal medicine during the colonial period was distributed in various kinds of forms with different effects and advertisement patterns through diverse sales unit and price.

중국 핸드폰시장의 색상에 따른 가격탄력성 차이에 대한 실증연구 (An Empirical Study on the Difference in Price Elasticity by Colors in the Chinese Mobile Phone Market)

  • 본 연구는 중국 핸드폰 시장에서 특정 제품사양 중 색상변화와 그 제품의 수요변화와의 관계를 가격탄력성으로 실증 분석한 것이다. 기존 가격탄력성 연구의 분석단위는 제품 카테고리이거나 제품카테고리 내 SBU 를 주로 측정한 반면, 이 연구의 가격탄력성 분석단위는 체험마케팅, 미학마케팅, 인지심리학의 연구 대상인 색상에 초점을 맞추고 있다. 본 연구의 데이터는 중국 최대 B2C 사이트에 입점한 대리상이 다국적 기업의 핸드폰을 판매한 실적자료를 바탕으로 하였다. 연구결과를 보면, 첫째, 6 개 색상의 가격탄력성이 모두 절대 값 1 보다 커서 가격 변화에 수요가 탄력적으로 반응하는 것으로 나타났다. 둘째, 색상 간 가격 탄력성의 차이가 발생하였다. 동일한 가격인하 폭 속에서 가장 적은 판매량 증가를 보인 색은 아로마화이트인 반면에, 가장 많은 판매량 증가를 보인 색은 다이아몬드색이였다. 본 연구의 결과를 통해, 중국에서 핸드폰 판매 시 가격 할인인하 폭이나 인상폭을 색상에 따라 다르게 하거나, 기업에서 핸드폰 생산량을 색상에 따라 다르게 준비하여 판매하는 것이 더 많은 이익을 창출할 수 있게 됨을 알 수 있었다. 학술적으로는 중국의 핸드폰 제품 카테고리에 색상에 따른 선호 차이와 색상에 따른 가격탄력성이 다름을 파악함으로써 가격탄력성의 분석 단위의 미시화 및 개념 확장이라는 학술적 공헌이 있었다.

  • 최근 수십 년 간, 전 세계적으로 주택 시장에서 주기적인 가격 상승과 하락이 반복되는 변동성의 양상이 나타남에 따라, 주택 정책 결정자는 시장 안정화에 가장 큰 초점을 두고 정책을 수립하고 있다. 특히, 2000년대의 주택가격 버블화 현상은 시장의 불안정성을 더욱 심화시키고 있다. 이에 따라 우리나라는 주택시장 안정화를 위한 방편으로 후분양제도 도입 및 분양가 상한제 확대 시행으로 대표되는 분양 제도 변화를 시도하고 있다. 그러나 정책 실효성에 대한 논란은 계속되고 있으며, 시장 참여자는 분양제도 변화에 따른 주택시장의 영향을 예측하는 데 있어 많은 어려움을 겪고 있다. 따라서 본 연구에서는 주택의 수요와 공급에 의해 결정되는 주택시장의 기본 원리를 바탕으로 시스템다이내믹스(System Dynamics)를 이용하여 주택시장 기본 모형을 구축하고자 한다. 또한 분양제도의 주요내용을 분석한 후 주택 시장 모형에 적용, 모형의 작동 방향을 분석함으로써 분양제도의 변화가 주택시장에 미치는 영향에 대해 밝히고자 한다.

TV홈쇼핑 가정용품 판매가격이 매출에 미치는 영향에 관한 연구 (A Study on the Influence of Price of TV Home Shopping Household Goods' upon Its Sales)

  • 본 연구는 통신판매에 있어 TV홈쇼핑의 사업구조 확대와 이를 준비하는 TV홈쇼핑 회사의 사업구조적인 부분을 이론적인 고찰을 통해 연구하여 현재 TV홈쇼핑 회사가 성숙기에서 전망을 하고 있는 사업을 위해 무엇을 준비하며 이를 위해 현재의 TV홈쇼핑의 사업구도가 어떠한지를 조사하였다. 이론적 연구를 위해 국내외 문헌을 조사하였고, 실증적 연구를 위해 K사에서 모델 TV홈쇼핑업체를 선정 가정용품의 판매 실험을 통한 결과를 토대로 병행하였다. 본 연구의 취지는 TV홈쇼핑의 현재 영업구조를 이해하고 매출을 일으키기 위한 방법으로 상품의 판매가격의 변동을 주어 매출을 유도하는 방식에 대한 연구를 하였다. 이의 실증적 연구를 위해 가정용품의 판매가격을 중심으로 연구를 하였다. 연구의 결과는 다음과 같다. TV홈쇼핑에서 가정용품의 판매가격이 매출에 미치는 영향에서 TV홈쇼핑 회사는 방송시간당 효율단가를 두고 그 효율에 도달하기 위한 매출전략을 두기에 상품이 TV홈쇼핑으로 진행이 되면서 판매가격의 할인으로 매출을 지키려 한다. 하지만 이것은 절대적인 것은 아니다. 일반적인 프로모션이 보편화가 되었다. 상품가격은 그 상품의 생명력과도 같다. 계속되는 할인행사는 상품의 신뢰를 떨어뜨리고 그 결과는 그대로 상품공급업체가 책임을 져야 한다. K사 모델 TV홈쇼핑의 총매출 증가율은 13% 증가하였고 효율구성비도 9%가 상승하였다. 매출금액은 9%가 상승하였으며 평균 이상의 안정적인 매출을 얻을 수가 있었다. 판매수량 또한 100%를 유지하였다.

Management Status and Development Plan of Green Tea Processors in Korea

  • This study was conducted to analyze the current management status of green tea processors in two regions (Hadong-gun and Boseong-gun) in Korea and to suggest directions for the development of the green tea industry based on an understanding their difficulties in management. This study showed that the number of green tea farms and the cultivation area had decreased, while the average unit sales price of green tea in Boseong-gun was approximately three times higher than that in Hadong-gun. Also, this study found that Hadong-gun mainly provided green tea products to wholesalers, whereas Boseong-gun sold it directly to the local retail stores targeting tourists, and this results in generating relatively higher unit prices. Meanwhile, we discovered that both regions had difficulties in management which were caused by the demand for low delivery unit costs from large corporations and small food companies. Therefore, in order to develop the green tea industry in both regions, the size of green tea fields and the scenery satisfaction should be improved to draw more tourists and boost tourists' intention to revisit. In addition, it is necessary to enhance guidance and accessibility of related tourist sites, to expand green tea experience activities, and to improve product satisfaction by developing various goods. By inducing more tourists in these ways, it could change the sales type of green tea from wholesale to retail and help activate the management of green tea processors.

국내 의류업체의 QR도입과 머천다이저의 활동에 관한 연구 (QR Adoption and Merchandiser's Activity in the Korean Apparel Industry)

  • The purpose of this study was to investigate current QR technology usages and merchandisers' roles and information activities in the Korean apparel industry. Data were collected by interview and questionnaire with merchandisers in apparel companies, manufacturing apparels for both men and women. Statistical analyses were t-test, ANOVA, frequency with SAS program. The results of the study were as follows: 1. The usage of QR technology was generally low. But POS, bar-coding, logistics and small lot order were highly used compared to other technologies. CAD, automated sewing operation, unit product system, logistics, and small lot order were more used in domestic national brand than in import license brand. POS applications were more used in product planning division than in others. 2. Merchandisers played important roles in making major decisions on cost price, sales price, manufacturing request, delivery data, production quantity, produce mix, budget planning, market timing and delivery channels. Products planning was conducted mostly on a monthly basis. Price was determined mainly according to cost price, while the production quantity depended on the last year's sales. Usually sales were analyzed on a daily basis. 3. Merchandisers got more information on fashion them and color trend from foreign information sources than from domestic, while more information on fabrication from domestic sources. For fashion design information they used the equal amount from domestic and foreign sources. Over all degree of utilization in each field of fashion information was fugured rather high.

신문광고에 나타난 아파트 계획요소의 변화에 관한 연구 - 분양가 자율화 전.후의 비교를 중심으로 - (A Study on the Changes of Planning Factors of Apartment Houses in Newspaper Advertisements - Focused on the comparison in times of deregulation of the price ceiling -)

  • This study focused on the fact that changes of policies have influence on housing culture of Korea and analyzed changes in apartment houses planning since the deregulation of the price ceiling through newspaper advertisement. The research compared and analyzed advertisements of apartment houses sales appeared in the 'Gwangju Il-Bo' daily newspaper from 1990 to 2003 by planning factors. : The results are as follows. Reliability and economy were important factors in deciding apartment before the deregulation of the price ceiling policy, but as apartment houses were merchandised after the deregulation of the price ceiling policy, brand of enterprise and image of apartment houses were highlighted more. In the environment of apartment complex, the concerns of location after the deregulation of the price ceiling policy were more increased than before its policy and it means emphasis on living environment for better life. The apartment housing unit and building showed change of the apartment housing unit plan considering residents, high quality of interior design and high-tech and differentiation of equipment since the deregulation of the price ceiling policy. The ground space has been parked or afforested and the underground space is used for parking lot as a part of environment-friendly in the apartment complex planning. The deregulation of the price ceiling policy made brand, image, high-grade and differentiation, and got many changes in the planning side of the apartment sales advertisement.

  • This study is intended to analyze the appropriate scope for 9.9MW biomass cogeneration, feasibility and sensitivity according to changing market situation. In the study, the heat load is classified into three types to predict heat sales and find out the appropriate scope of thermal business that is operated in CHP 34.42 Gcal/h, PLBwg 70 Gcal/h of cogeneration. the feasibility is estimated based on internal rate of return (IRR) and net present value(NPV). the sensitivity is analyzed in terms of biomass fuel cost, unit price of heating cost, investment cost, SMP unit price and REC unit price.
