The Development and Application of Office Price Index for Benchmark in Seoul using Repeat Sales Model (반복매매모형을 활용한 서울시 오피스 벤치마크 가격지수 개발 및 시험적 적용 연구)

  • As the fastest growing office transaction volume in Korea, there's been a need for development of indicators to accurately diagnose the office capital market. The purpose of this paper is experimentally calculate to the office price index for effective benchmark indices in Seoul. The quantitative methodology used a Case-Shiller Repeat Sales Model (1991), based on actual multiple office transaction dataset with over minimum 1,653 ㎡ from Q3 1999 to 4Q 2019 in the case of 1,536 buildings within Seoul Metropolitan. In addition, the collected historical data and spatial statistical analysis tools were treated with the SAS 9.4 and ArcGIS 10.7 programs. The main empirical results of research are briefly summarized as follows; First, Seoul office price index was estimated to be 344.3 point (2001.1Q=100.0P) at the end of 2019, and has more than tripled over the past two decades. it means that the sales price of office per 3.3 ㎡ has consistently risen more than 12% every year since 2000, which is far above the indices for apartment housing index, announced by the MOLIT (2009). Second, between quarterly and annual office price index for the two-step estimation of the MIT Real Estate Research Center (MIT/CRE), T, L, AL variables have statistically significant coefficient (Beta) all of the mode l (p<0.01). Third, it was possible to produce a more stable office price index against the basic index by using the Moore-Penrose's pseoudo inverse technique at low transaction frequency. Fourth, as an lagging indicators, the office price index is closely related to key macroeconomic indicators, such as GDP(+), KOSPI(+), interest rates (5-year KTB, -). This facts indicate that long-term office investment tends to outperform other financial assets owing to high return and low risk pattern. In conclusion, these findings are practically meaningful to presenting an new office price index that increases accuracy and then attempting to preliminary applications for the case of Seoul. Moreover, it can provide sincerely useful benchmark about investing an office and predicting changes of the sales price among market participants (e.g. policy maker, investor, landlord, tenant, user) in the future.

Column-aware Transaction Management Scheme for Column-Oriented Databases (컬럼-지향 데이터베이스를 위한 컬럼-인지 트랜잭션 관리 기법)

  • The column-oriented database storage is a very advanced model for large-volume data analysis systems because of its superior I/O performance. Traditional data storages exploit row-oriented storage where the attributes of a record are placed contiguously in hard disk for fast write operations. However, for search-mostly datawarehouse systems, column-oriented storage has become a more proper model because of its superior read performance. Recently, solid state drive using MLC flash memory is largely recognized as the preferred storage media for high-speed data analysis systems. The features of non-volatility, low power consumption, and fast access time for read operations are sufficient grounds to support flash memory as major storage components of modern database servers. However, we need to improve traditional transaction management scheme due to the relatively slow characteristics of column compression and flash operation as compared to RAM memory. In this research, we propose a new scheme called Column-aware Multi-Version Locking (CaMVL) scheme for efficient transaction processing. CaMVL improves transaction performance by using compression lock and multi version reads for efficiently handling slow flash write/erase operation in lock management process. We also propose a simulation model to show the performance of CaMVL. Based on the results of the performance evaluation, we conclude that CaMVL scheme outperforms the traditional scheme.

  • This paper presents an analysis of the permanent magnet overhang effect for the permanent magnetic actuator. Generally, the overhang is often used to increase the force density in permanent magnet machineries. The overhang is particularly profitable in reducing the volume after increasing the force density per volume when using the overhang effect of the permanent magnet. Therefore, the 3D Equivalent Magnetic Circuit Network Method (3D EMCN) has been used in this paper. According to the plunger position, the flux distribution per overhang length and the holding force are quantitatively compared. Furthermore, an appropriate length of the overhang has been proposed. To confirm the accuracy of the analysis method, the results of 2D FEM and 3D FEM are compared for the basic model.

Design of PM Excited Transverse Flux Linear Motor of Inner Mover Type

  • A transverse flux, PM-exited linear motor (TFM-LM) with inner mover was designed and built. Its output power density is higher and its weight is lower than those of the conventional PM exited linear synchronous motors (PM LSM). To obtain the maximum thrust force under the given volume, the thrust force density with respect to the ratio of the slot width and the length of pole pitch is analyzed by the 3-dimension finite element method (FEM). Finally, calculated static thrust forces was compared with the experimental values. The calculated and measured performance of the transverse flux, PM-exited linear motor with inner mover revealed great potential for system improvements by reducing the mass of the linear motor. For examples, when this motor was applied to a ropeless elevator, it was possible to increase the power density by more than 400% over the conventional PM-LSM. The results of this study recommend this type of motor for the ropeless elevator or gearless direct linear driving system.

  • While Internet promises ubiquitous access, it also creates a fundamental challenge to the traditional ownership toward digital assets traded in e-commerce market. Sharing digital information freely through shared networks leads to many untapped business opportunities, but uncontrolled digital asset transaction undermines many electronic business models. Thus, in this Internet age, proper protection and safe delivery of Intellectual Property (IP) and its representation as digital assets would be a crucial ingredient of building trust in upcoming e-business environment. In this paper, we give a general structural diagram of Intellectual Property Management and Protection (IPMP) and implement an IPMP prototype based on the RSA encryption algorithm and XrML (eXtensible rights Markup Language) WORK tags to show how proper protection and safe delivery of the intellectual property is achieved. This study concludes that IPMP mechanism may contribute significantly to the volume and quality of e-commerce market.

Flux Linkage Calculation for 3-D Finite Element Analysis

  • Novel method to calculate flux linkage for 3-D finite element analysis is proposed. It does not require any integral path if the current direction in a coil is known. The flux linkage can be calculated very easily using simple volume based integration. The current direction is calculated based on the recently developed technique by the authors. The novel method for flux linkage calculation is verified by applying to a very complicated deflection yoke coil. The simulation result is compared to the experimental one. From the simulation, it is shown that the proposed method is very accurate and effective to calculate the flux linkage of a coil.

  • Competition among electric generation companies is a major goal of restructuring in the electricity industry. In electricity market, a huge volume of commodities will be traded through competitive bidding. The choice between uniform and pay-as-bid pricing for electricity auction has been one of most important issues in deregulated electricity market. This paper proposes a constrained Bertrand model for analyzing the electricity auction market of price competition model. The issue of the two pricing rules of uniform and pay-as-bid is studied from the viewpoint of consumer's benefit. This paper also shows that transmission congestion depends on the pricing mechanism. Pay-as-bid pricing gives less possibility of transmission congestion by price competition, and less burden to consumers in the simulation results.

  • 1. This study focuses on recent developments of trade transaction between Korea and China. The volume of trade is most rapidly increasing. There have been many items considered to ensure the proper, impartial, and rapid settlement of disputes in private laws by international arbitration. The article contains recent tendencies and proceedings of cases including place of arbitration, language, and so on. 2. The contract made between parties has led to some interpretational, legal questions. Interpretational questions rise mainly from differences of legal systems and legal questions on applying law. The characteristic features of the contract have different meanings, so some articles of the contract can be construed unlawful as a result. 3. As regards the Arbitration Act of Korea, Article 10, the Arbitration Agreement and Interim Measures by Court stipulate the following: A party to an arbitration agreement may request from a court art interim a measure of protection before or during arbitral proceedings. This article examines the application of Article 10 of the Arbitration Act of Korea.

The Effects of Electronic Commerce on the Freight Transport Industry

  • This paper investigates changing business transaction under the e-commerce environment and their implications on freight transport industry with some case studies. It shows that an efficient and reliable delivery system is essential for e-commerce as business industries are faced with the stricter and more diversified demands of customer. In addition, many aspects of business practices such as small batch, customized production and just-in-time distribution in the e-commerce environment, in turn, bring about a number of changes in the volume and service patterns of freight transport. E-commerce requires longer transport distances and often higher delivery frequencies. It also entails to a certain extent a modal shift towards truck and air freight transport modes. On the one hand, the logistical requirements of e-commerce goods may stimulate greater complexity in existing supply chain management, causing higher costs. However it is true that the increased visibility of goods through more efficient information flow allows more efficient and effective transport management in the logistics system.

Optimization of Magnet Pole of BLDC Motor by Experimental Design Method

  • The finite element method (FEM) is typically used in the process of motor design. However, the FEM requires computation time, Therefore, decreasing the number of FEM simulations may also decrease the simulation cost. Several optimal design methods overcoming this problem have been recently studied. This paper investigates the optimal design of the magnet pole of a BLDC motor through reducing simulation cost. The optimization minimizes the magnet volume and limits the average and cogging torques to certain values. In this paper, the response surface methodology and Taguchi's table for reducing the number of FEM simulations are used to approximate two constraints. The optimization result shows that the presented strategy is satisfactorily performed.
