온실구조기준 및 온실공사 품셈을 활용한 스마트 온실 단가 현실화 연구 (Realization of Smart Greenhouse Cost Using Greenhouse Structural Code and Greenhouse Construction Estimate)

  • This study analyzed the effects of building and greenhouse structural code on the structural design and the greenhouse construction cost. The over-design possibility of greenhouse was analyzed when building structural code was applied using standard smart greenhouse drawings. The possibility of decrease in greenhouse construction cost was investigated if the currently applied building structural code was replaced with greenhouse structural code. As a result of comparing the member sizes with the standard drawings, building structural code was designed with 13%~74% more steel than greenhouse structural code. When building construction estimate was replaced with greenhouse construction estimate, it was possible to reduce the total construction cost of the glass greenhouse by 17% and that of the vinyl greenhouse by 14%. Since there is no standard construction estimate suitable for greenhouses, the wage unit price is set excessively, and the construction cost of the smart greenhouse is increasing. In conclusion, it is necessary to establish greenhouse structural code and greenhouse construction estimate to lower the greenhouse construction cost.

화성성역의궤 분석을 통한 조선시대 팔달문 건설 소요자원의 현대적 해석 (A Modern Interpretation of the Resources Required for the Construction of Paldal-mun in the Joseon Dynasty through the Analysis of HwaSungSungYouk-EuGye)

  • 화성성역의궤에는 화성성역에 대한 상세정보가 기록되어 있으나, 현대적 건설관리 관점에서 분석과 평가는 제한적으로 진행되었다. 이에 본 연구에서는 팔달문을 대상으로 하여 시간, 비용, 인력 등 건설관리 관련 정보를 분석하였다. 팔달문 건설에 주요공종은 기초공사와 석공사였고, 전체 공기는 6개월로 전체적으로 매우 빠르게 공사가 진행되었다. 팔달문 건설의 소요비용의 총합은 약 52,423냥인데, 자재비에 약 15,9332냥이 소요되고, 인건비에는 약 36,4901냥이 소요되었다. 이를 현재가치로 환산하면, 자재비 약 11억원, 인건비 약 25억원으로 합은 약 36억원 수준이다. 향후에 공종별 작업 기간과 연계된 상세 투입인력 도출 등 추가적인 연구를 진행할 예정이다.

  • 공동주택 주차장 리모델링 공사비는 전체 리모델링 공사비의 대략 20%를 차지한다. 지하주차장 공사비를 알면 전체 공사비 예측이 가능한 것이다. 공사비 산정 시 참고하는 표준품셈은 리모델링 공사비 산정에 적용하기 곤란하여 리모델링 공사의 특징을 반영할 수 있는 공사비 산정 모델이 필요하다. 이 연구에서는 리모델링의 특징 및 설계 요소를 반영하여 개략 공사비를 산정하는 공동주택 지하주차장 확대 리모델링의 개략 공사비 산정 모델을 개발하였다. 선행 연구 고찰 및 전문가 자문을 통해 지하주차장 리모델링 공사의 Activity를 37개 도출하였다. 리모델링 설계도면이 확정되기 전 개략 공사비를 산정할 수 있도록 Activity 별 물량 산출식 및 단가를 제시하였다. 전문가 자문을 통해 공사비 상승에 영향을 미치는 요인 13개와 요인 별 가중치를 결정하였다. 리모델링 사례단지 3개를 개략 공사비 산정 모델에 적용한 결과, 정확도는 평균 93%로 나타났다.

  • Resource procurement is an important management area because cost of resource covers 40% of total construction project cost and resource delivery has direct relationship with project performance. Integration of cost provides various potentials for effective and efficient project control. This study investigates the usefulness of time in resource procurement management focused on materials. These days, construction projects have characterized manufacture because of industrialization and component. Therefore, application of systematic resource planning has been requested in the construction. There are many companies conducting procurement of resource on the web by applying MRP, ERP etc. in the construction. However, in applying them in the construction yet, there is obstruction. MRP has the character doing its function under accurate cost prediction of resource. But prediction of resource is difficult in industry mechanism of the construction. If accurate cost prediction of resource is possible in the construction, it will be expected to reduce cost of procurement of resource substantially by applying successful resource planning model in the manufacture. On the basis of recent current, the purpose of study is to present procurement of resource system that period observance of construction and minimization of stock is possible by reflecting accurate lead-time to apply proactive thought to be able to cope with alteration of construction schedule efficiently in analyzing resource planning of the construction site.

BIM기반 물량 및 내역정보 생성을 위한 내역서 개선방안 (Improvement of BoQ Documents for the BIM based Quantity Takeoff)

  • It is very important to estimate accurate construction total cost needed early in the project. In the initial phase of the design, the project cost estimates are determined by total quantity from design documents and the variables that affect the calculation of the total cost of the project. In order to determine accurate total construction cost, the contractor has to produce detailed quantity information based on the drawings and specifications. The process of preparing quantification and cost estimation documents is still being worked out manually, and a lot of errors have been occurred in many cases. Recent advances in information technology have led to the BIM based quantity takeoff and cost estimation. However, there are some limits to the extent to which the current specifications for BoQ documents are computed from BIM model. This research analyze the current BoQ cases and analyze how to make quantity takeoff possible through BIM. The study defined five levels of quantity category that could be produced by BIM. Only about 40% or indirectly usable items can be used when information is extracted to BIM modelling. This is very insufficient to fill out the BoQ. The BoQ document structure quantity takeoff specifications should be simplified in order to BIM based cost estimation more efficiently.

Neural Network Model for Construction Cost Prediction of Apartment Projects in Vietnam

  • Accurate construction cost estimation in the initial stage of building project plays a key role for project success and for mitigation of disputes. Total construction cost(TCC) estimation of apartment projects in Vietnam has become more important because those projects increasingly rise in quantity with the urbanization and population growth. This paper presents the application of artificial neural networks(ANNs) in estimating TCC of apartment projects. Ninety-one questionnaires were collected to identify input variables. Fourteen data sets of completed apartment projects were obtained and processed for training and generalizing the neural network(NN). MATLAB software was used to train the NN. A program was constructed using Visual C++ in order to apply the neural network to realistic projects. The results suggest that this model is reasonable in predicting TCCs for apartment projects and reinforce the reliability of using neural networks to cost models. Although the proposed model is not validated in a rigorous way, the ANN-based model may be useful for both practitioners and researchers. It facilitates systematic predictions in early phases of construction projects. Practitioners are more proactive in estimating construction costs and making consistent decisions in initial phases of apartment projects. Researchers should benefit from exploring insights into its implementation in the real world. The findings are useful not only to researchers and practitioners in the Vietnam Construction Industry(VCI) but also to participants in other developing countries in South East Asia. Since Korea has emerged as the first largest foreign investor in Vietnam, the results of this study may be also useful to participants in Korea.

Application of Big Data and Machine-learning (ML) Technology to Mitigate Contractor's Design Risks for Engineering, Procurement, and Construction (EPC) Projects

  • The risk of project execution increases due to the enlargement and complexity of Engineering, Procurement, and Construction (EPC) plant projects. In the fourth industrial revolution era, there is an increasing need to utilize a large amount of data generated during project execution. The design is a key element for the success of the EPC plant project. Although the design cost is about 5% of the total EPC project cost, it is a critical process that affects the entire subsequent process, such as construction, installation, and operation & maintenance (O&M). This study aims to develop a system using machine-learning (ML) techniques to predict risks and support decision-making based on big data generated in an EPC project's design and construction stages. As a result, three main modules were developed: (M1) the design cost estimation module, (M2) the design error check module, and (M3) the change order forecasting module. M1 estimated design cost based on project data such as contract amount, construction period, total design cost, and man-hour (M/H). M2 and M3 are applications for predicting the severity of schedule delay and cost over-run due to design errors and change orders through unstructured text data extracted from engineering documents. A validation test was performed through a case study to verify the model applied to each module. It is expected to improve the risk response capability of EPC contractors in the design and construction stage through this study.

  • 군 시설공사비는 국방예산의 많은 부분을 차지하고 있으며, 사업예산의 합리적인 편성은 군 시설업무 관련자의 중요한 관심사이다. 그러나 시설예산 편성시 기준으로 제시되는 시설물 단가를 실제 공사의 집행금액과 비교하면 항상 부족예산이 발생되므로, 이를 보정하여 적정한 공사비를 산정하는데 어려움을 겪고 있다. 이러한 문제를 해결하기 위해 과거의 실적공사비를 현재의 가치로 환산할 수 있는 공사비지수를 개발하여 적용함으로써 예산편성 업무의 효율성을 높이고 합리적인 의사결정을 지원하고자 한다. 본 연구는 실적공사비를 분석하여 공사비 결정에 중요한 영향을 끼치는 요소들을 도출하였다. 도출된 영향요소를 재료비, 노무비, 경비의 비목으로 구분하고 각 요소들이 공사비에서 차지하는 영향도를 기준으로 가중치를 산정한 후, 가중평균산식에 의한 공사비지수를 개발하였다.

  • This study performs analyzing a status of labor cost policy of public construction project and labor management information system in Korea for improving of labor cost survey in the construction market. The outcome of this study will be helpful to build a labor cost information system included the information of man-hour, regular pay and benefit, total wage. And if these result is integrated with the information of worker's career, qualification, skill level, it is confidently expected that the survey of labor cost is reliable.

TBM 굴착 공법 적용 구경별 표준 공사비 및 공사기간 분석 연구 (Analysis of Standard Cost and the Construction Period Applied TBM Excavation Method)

  • 본 연구는 대표적인 TMB 장비 회사인 독일 WRITH사에서 개발한 TMB 공법 적용 현장의 굴진보고서를 수집하여 작업운영 생산성을 분석하였다. 그리고 분석된 자료를 근거로 구경별(2.6m, 3.0m, 3.5m, 5.0m, 8.0m) 월굴진속도(m/월)를 도출하였다. 또한, 도출된 구경별 월 굴진속도를 근거로 독일의 WRITH사에서 구경별로 제시한 1m당 굴진에 소요되는 공사비 와 총공사기간을 산출하였다. 경암 40.0%, 연암 30.0%, 보통암 20%, 풍화암 10.0%로 구성된 암질을 기준으로 구경별로 도출된 월굴진속도, m당 공사비, 총공사기간은 향후 TBM 공법 적용시 기본계획단계와 기본설계단계에서 구경별 공사기간 및 공사비를 추정하는데 효과적인 활용 자료가 될 것으로 사료된다.
