A Study on the Characteristics of Remodeling Behaviors within Detached Houses - In The Case of Chungju, Checheon, Wonju City - (單獨住宅에서 나타나는 改造行爲 特性에 관한 硏究 - 충주시, 제천시, 원주시 사례를 중심으로 -)

  • This research is to analyze the characteristics of housing remodeling behaviors within detached houses that located at three small cities in the central part of Korea. The characteristics indicate similar aspects of maintenance and improvement behaviors in the occurrence time and space, while space alteration shows different aspects. In the frequency of occurrences, maintenance behaviors occurring in the point of building maintenance and preservation is performed most actively, the next is improvement behaviors, and space alteration behaviors is the lowest frequency. Type of remodeling behaviors shows the characteristics that maintenance behaviors are active in served spaces(bed room space, family living space) while alteration and improvement behaviors occur more in servant spaces.(household working space, outdoor space and sanitary space)

Study on Spatial Model Generation for BIM-based Apartment Maintenance History Management (BIM 기반 공동주택 유지보수 이력 관리를 위한 공간 모델 생성 연구)

  • This study proposes a BIM-based space model generation framework for managing maintenance history in apartments. While BIM adoption in design and construction phases is increasing, its use in operation and maintenance remains limited, particularly in the continuous utilization of as-built BIM models. To address this, the study introduces a methodology for automated space model generation using DYNAMO, analyzing 1,875 maintenance records and long-term repair plans from two apartment projects over two years. The framework was applied to case projects, achieving a 100% space model creation rate for dedicated spaces and 108.91% for public spaces, proving its applicability. This suggests that the automated space model generation process proposed in this study is applicable. The significance of this study is that it presents a model transition framework for the operation and maintenance phase of the as-built BIM model. In addition, it is of research value that a simplified BIM space model is proposed to overcome the limitation of not being able to manage the history of each part in the current maintenance phase. This study can be utilized as a basis for future BIM guidelines applicable to operation and maintenance phases and delivery guidelines for as-built BIM models.

  • As the physical functions of school buildings and the changes in the functions of educational facilities due to social change are increasing, the demand for fundamental and long-term measures for the maintenance of educational facilities is expanding. However, depending on the function of the facility, the maintenance work has been carried out only when it is directly related to the safety problem, or when the request of the school facility manager is requested, rather than supporting preventive maintenance. In this study, we investigate the maintenance process of educational facilities and propose a method to manage the maintenance process of the educational facilities in the unit of space for establishing an efficient maintenance management system.

Analytical testing and evaluation of truss typed structures for tunnel maintenance

  • The goal of this study is to present numerical modeling and analytical testing in order to evaluate an innovative space truss typed temporary structure, which is used to maintenance and repair of road tunnels. The present space truss structure has merits to use UL-700 high strength steel tube as members and to carry out maintenance and repair works of road tunnels without blocking cars and transportations. Numerical modeling and analytical testing of the space truss are investigated by using commercial engineering software, i.e., ABAQUS 6.5-1, and then it is verified that the truss structure has both structural safety and effective function for maintenances and repairs of road tunnels.

  • This study shows details of a specific space truss frame structure devised to carry out maintenance and repair temporary works in tunnels. The purpose of this study is to verify structural safety and function of the innovative truss structure through an analysis tool, i.e.. ABAQUS, which is a suite of software application for finite element analysis and computer aided engineering. And then optimized size, i.e., thickness and diameter of truss members is evaluated in practice. In this study, construction methods in the temporary works are additionally represented by using the new space truss frame structure.

  • Maintenance open spaces and community development in large scale housing development is one of the most important issues. We(UDC) established a resident participation activity for maintenance and use open space with community development in Hachioji New Town from 1997. The purpose of this study is to establish resident participation activities for maintenance and use open space with community development in Hajichioji New Town, and to clarify the characteristics and to on sider about efficiency of the activity. We established Minamino Shizen-Juku as a methodology for maintenance and use open spaces at the same time Hachioji New Town was opened in 1997. The activity has continued by now in 2001. We conducted questionnaire survey to make sure efficiency and characteristics of the activity past three years. Minamino Shizen-Juku (nature friendly lessons) is a resident participation activity in Hachioji New Town. It was established in 1997 as soon as the new town was opened, this year is fifth since it was started. It has three objects. 1)Maintenance and use woody environment, 2) Community development, 3) Continuation and renewal native culture. And it has general course, three special courses and one extra course were established in the activity. 1) General course is an activity participated all of member. It's included farming experience in the native field and seasonal events. 2) Rice growing and woods maintenance course is rice growing and wild wood maintenance in the park as a series of annual farming activities. 3) Benefaction from farm course is started from planting spring vegetable at Mizukoshi(Leader of Minamino Shezen-Juku)'s field. There is the number of participant limit because of the area of the field. 4) Watching nature course is watching seasonal wild flowers, trees, animals and plants to know about native nature. 5) Extra program is programmed to know about native history and tradition. It's planned including participant's ideas. Not member can participate in this course too.

The present space truss frame can move or stop through tunnels for maintenance constructions by automatic facilities and workmanship within standardized limited building lines of tunnel. Most of all, this method overcomes problematic, which is to block cars during construction periods, seriously, of typical methods like as using truck and scaffolds for tunnel maintenance. According to evaluated appropriate design results of space truss frames of numerical examples by using a commercial MIDAS GEN program, it is verified that design parameters such as layered size, cross-sectional size, and steel material of the present space truss frame are determined to depend on characteristics such as lanes or shape of road tunnels.

A Case Study on the Maintenance Activities of the Naturally Favorable Water Space Through the Participation of Residents - A case of Japanese rural areas - (주민참여에 의한 농촌지역 친수공간 유지관리활동 사례분석 - 일본 농촌지역을 사례로 -)

  • The purpose of this study is to verify the result of the previous studies and to clarify the types and activation factors of maintenance activities of the naturally favorable water space through the participation of residents in rural areas, through a further survey of the area proposed as a program in the existing study review and previous study related to the participation of residents. The survey was conducted through the survey of 1,242 households and 1,335 persons intended for Japanese rural areas. The study result is summarized as follows. The types of the maintenance activities in the areas intended for the survey have been classified into 'rural type' and 'combination type' through the analysis results by the references like the comparison analysis, job percentage and main utilization purpose of facilities for each type of maintenance and operation activities. In case of the 'rural type' area, residents were doing maintenance activities centered on the group activities rather than personal maintenance activities. Also, the activities of maintenance & operation group members were more active than non-members, and the water-friendly utilization to the facilities was not directly affecting the maintenance activities of residents. In case of the 'combinational type' area, there was no common characteristic according to each area, and the participation percentage in the maintenance activities was low compared with the 'rural type' area. According to the analysis result based on the participation degree of personal maintenance activities, the repair of facilities as a naturally favorable water space, implementation of projects reflecting the opinions of residents, educational programs conducted in order to motivate the participation of residents, etc. have been analyzed as the factors affecting the activation of maintenance activities of residents. Through the above results, for continuous maintenance activities to be made with residents as a main body in the future, it is necessary to support maintenance groups on an administrative level and procure experts for the production and operation of programs that can increase the participation percentage of residents.
