단일주거 내 거주자의 사회적 행위패턴에 대응하는 공간조절 요소 (Space Elements as the Correspondent Elements with the Social Behavior Patterns in the Housing Unit)

  • The aim of this interdisciplinary study is to understand the relationship between the social behavior patterns and space elements, specially micro-housing sociological point of view. It analyzed korean typical floorplans in the apartment housing, focused on the 4-criteria contact or isolation between the individual persons, communication between the generations, hierarchy of the gender and socialization with neighbourhood. It determinate concrete space elements involved correspondent factors with users' social behavior. By reviewing those factors found, it is suggested also the planning concept, that response users' social orientation. As the practical alternatives, some prototypes have been developed not only for improvement of housing plans, but also for resonable housing supply and sustainable usage.

주거환경의 사회적 지속가능성 만족도와 주관적 행복감과의 관계 (The Relationship between Subjective Happiness and Satisfaction of Social Sustainability in Residential Environment)

  • The purpose of the study was to find out the relationship between subjective happiness and satisfaction of social sustainability in residential environment. The data for the analysis were collected through questionnaire survey method from October 29 to November 10, 2013, and the sample consisted of 338 residents living in Seoul and Gyeonggi-Do province. The social sustianability was composed of locality, communality and organism. Locality composed of historical and cultural reflection of regional identity and of regions. Communality composed of social integration, community program and facilities. Organism composed of employment, self-sufficiency, welfare, population, safety and housing. The findings of the study were as followings: 1) The average of subjective happiness was 3.82 points, over neutral. 2) The social sustainability in residential environment was related with the subjective happiness. 3) In the social sustainability in residential environment, the residents was satisfied with locality and organism, but they was not satisfied with communality.

  • The National Rental Houring has been built for solving the lack of house for the low-income group. However the national rental housing that the low-income group didn't feel aliention' we should improve the quality of National Rental housing. The purpose of this study aims to identify the facts for improving the social integra as the preference of Rental lived in Gwangju. The findings are as follows. The residents had marginal characteristics such as low income, the aged and were satisfied with the residential environment so they want to stay there as long as they can. However, they were dissatisfied with the scale of housing, housing facilities. Therefore, It is important to improve housing condition witch they enhance their self existence.

영구임대주택 단지 내 사회복지관과 관리사무소의 업무 및 운영실태 분석을 통한 서비스체게 개선방안 (A Study to Improve Service System through the Analysis of Needs and Problems of Community Welfare Center and Management Office in Permanent Rental Housing Complex)

  • Permanent rental housing which is entirely financed by the Government is welfare housing for those who fall within the lowest income bracket. This type of housing is intended for use as rental housing on a long-term basis. At present, there are about 190,000 permanent rental housing units in Korea. The purpose of this study is to suggest the implications to improve the management and welfare service system of permanent rental housing. For this, qualitative data were collected by using the in-depth interview with staffs of community welfare center and management office of five permanent rental housing complexes and two times of advisory committee meeting with housing and social welfare experts. To analyze the data gathered in this study, the constant comparative method of data analysis was used. Conflicts between the management office and social welfare center of permanent rental housing could be classified into two aspects; personal and operational. Main reasons for the conflicts between two institutions were identified such as attitude of management office staffs, lack of cooperation, current administrative system, lack of management resources such as space and operation cost, and so on. Based on the results, some implications including institutional support and social complementary cooperation were suggested for improvement of management and welfare service system for the residents of permanent rental housing.

사용자혜택 이론에 따른 신혼·육아가구 맞춤형 주택계획가이드 라인의 특성 연구 (User Benefit Characteristics of Customized Housing Design Guideline for Childcare Families)

  • Modern society is suffering from the phenomena of low-fertile, ultra-aging, and low-growth. On this social flow, most social classes undergo vulnerable situation and their overall housing and living condition have difficulties. So far many housing guidelines for diverse population were developed, recently, inclusive 'Customized Housing Design Guideline for Childcare Families' in terms of maintaining family and society has been completed. The purpose of this study is to analyze User Benefit Characteristics of 'Customized Housing Design Guideline for Childcare Families'. The research subjects are essential 140 guidelines appropriate to children's development and parents' care. The research method is contents analysis and the analysis criterion are 4 concepts of the User Benefit Criteria- 'Behavioral Facilitation (BF)', 'Physiological Maintenance (PhM)', 'Perceptual Maintenance (PM)', 'Social Facilitation (SF)'. 3 people inter-raters reliability was established. Altogether, the guidelines were rated in the order of PhM>PM>BF>SF, and these characteristics are similar as common universal design guidelines. This showed the supportability of spatial characteristics in the guidelines related to user's special behaviors. Also, the results show the importance of outdoor space planning for safe social interactions. The supportable characteristics of 'Customized Housing Design Guideline for Childcare Families' could be expected to efficiently apply for new housing development in the future.

도시청소년의 주거가치와 주거만족도 (Housing Values and Housing Satisfaction from the Perspective of Urban Adolescents)

  • This study is designed to explore the relationship between the level of housing satisfaction and housing values, as well as family characteristics and characteristics of residence. Questionnaires are administered to 526 adolescents from the four residential areas in Kwangju. Most of the adolescents are satisfied with their housing environment, especially indoors, however, they show a lower level of satisfaction toward the appearance and organization of the unit plan. It is found that the level of the safety, comfortability and social values predicted a meaningful variance in the level of housing satisfaction. Those with a higher degree of safety and social values tend to be associated with stronger housing satisfaction, whereas those with lower comfortability values are more associated with stronger housing satisfaction. Groups with higher household incomes are more likely to be satisfied with their housing environment. Groups living within a younger and larger house are more likely to be satisfied with their housing environment. Also, owners tend to show a stronger degree of housing satisfaction than renters.

도시주거수준의 변화추이 분석 - 1945년 이후 서울을 중심으로 - (An Analysis of the Changes of Urban Housing Conditions in Korea since 1945)

  • This study is to investigate urban housing conditions in Seoul since 1945. The purposes of this study is to analyze the changes of housing conditions and the gap of average housing conditions and the housing norms longitudinally.For those purposes, the indicators that present the housing conditions are introduced, and the changes of average housing conditions are analyzed by social class, using Population and Housing Census and relateddata. Korean urban housing conditions has been better since 1970s in the aspect of quality. It is, however, relatively much worse than that of developed countries. The gap of housing conditions among social classes is large, especially in qualitative indicators, density and housing facilities. Comparing it with housing norm(as an ideal measurement), it is much worse.

도시형 한옥주거지의 물리적 변화에 따른 사회적 특성변화 (Change of Social Aspect Resulting from the Physical Changes of the Urban Traditional Housing)

  • Korean urban traditional housing abandoned by the social apathy promptly disappearing form our sight, or ruining. It tells that the strategies we are using today are impossible to fulfill socio-economic needs of residents here. So it needed to find out the strategies which can change this place better to live in. Consolidating the street parking lots fer cars can be one of the important solutions to the area. By using cul-de-sac, after setting up small unit of communities, we will have chance to have a small public space, and at the same time it can help to set up our tradition of people's intimacy inside the community. Most people have their own cars, and the need of parking lots becomes more serious. So, a meeting place like public well in the past must replace parking lots. On the other hand, it is important to re-consolidate existing land to obtain appropriate land size for other uses. Today, the use of private space (house, private lots, etc..)and public space(streets, local offices) is very important. NIMBY (Not In My Back Yard) attitude should also be reconsidered. All these negative social aspects come from negative social relationship, thus we should consider them with care and deep understandings. The traditional housing of Korea should not be abandoned as slum, but this should be transformed in terms of the conservation since it is superior in its ecological and energy conservation aspect.

  • The purpose of this study was to identify the perceptions on 'Dagagu' Housing Purchase and Public Rental Program of public officials and professionals in the area of social welfare to suggest ideas for improvement of this program. Data were collected from 146 public officials and 108 professionals in the area of social welfare. Respondents showed that the perception on this program was not high, especially respondents working in Seoul showed lower perceptions than respondents in other localities in spite of experience of pilot program executed in Seoul. Respondents also thought that this program will take an realistic role to improve housing welfare for urban poor. Other opinions to practice this program were also suggested.
