Factors Influencing the Perception of the Selling Price of Luxury Apartments

  • The study aims to identify and measure factors affecting the perception of the selling price of luxury apartments in Hanoi. We conducted a questionnaire consisting of 29 observation variables with a 5-point Likert scale. Independent variables were measured from 1 "without effect" to 5 "strongly". Based on the desk review and results of interviews, a total of 500 questionnaires were sent to research participants for collection; 458 of them met standard and were subject to be analyzed. This study employs Cronbach's Alpha test, and regression model. The results of Exploratory Factor Analysis (EFA) and Multiple Regression Analysis (MRA) identify five main determinants influencing the perception of the selling price of luxury apartments in Hanoi, including Physical characteristics of a luxury apartment (PC); Location and position of an apartment (LP); Surrounding Area (SA); Quality of service provided by managers; (QS) and Demographics factor (DF). Based on the findings, some recommendations have been proposed to help the firm leaders design appropriate personnel policies for creating better price satisfaction for customers in the future. On this basis, the authors propose a number of recommendations to improve the quality of luxury apartments, thereby contributing to the development of the market for luxury apartments in Hanoi.

  • The purpose of this study is to investigate and reconfirm the research instruments and variables that have been developed by prior study and built new concepts from empirical research results. Besides analyzing the essential role of fundamental, rational, and psychology aspects to increase employee's intention to stay in a company, which is useful for the development of human resource development strategies for millennial workers in the future. A total of 438 non-student male respondents aged 23-36 years, with unmarried status and not working in the SOE sector or as a civil servant, were surveyed with questionnaires. The study was conducted in Makassar, Indonesia. Data collection uses a survey with the second-order model approach and regression with control variables. The findings of this study suggest the existence of an inter-relationship between fundamental, rational and psychological aspects. They are inseparable and have a positive and significant influence. Broadly speaking, the link between fundamental, psychology and rational aspects states that the decision for millennial male workers to stay in the company will depend on whether the company has a good image and reputation, the level of attention the organization pays to career development, is competent, and applies regulations and rules with flexibility.

Multivariate Causal Relationship between Stock Prices and Exchange Rates in the Middle East

  • This study investigates the causal relationship between stock prices and exchange rates for six Middle Eastern countries, namely, Egypt, Iran, Jordan, Kuwait, Oman, and Saudi Arabia before and during (after) the 2007 global financial crisis for the period between January 2004 and September 2015. The sample is divided into two sub-periods, that is, the period from January 1, 2004 to September 30, 2007 and the period from October 1, 2007 to September 30, 2015, to represent the pre-crisis period and the post-crisis period, respectively. Using Vector Autoregressive (VAR) model in a multivariate framework (including two control variables, inflation rates and oil prices) the results suggest that in the case of Jordan, Kuwait and Saudi Arabia, there exists bidirectional causalities after the crisis period but not the before. The opposite status is available for the case of Iran. In the case of Oman, there is bidirectional causality between the variables of interest in both periods. The results also reveal that the relationship between stock prices and exchange rates has become stronger after the 2007 global financial crisis. Overall, the results of this study indicate that fluctuations in foreign exchange markets can significantly affect stock markets in the Middle East.

  • At a turn of the third millennium the world storms and quickly changes. It became difficult to expect what expects us tomorrow. The most important are questions of recovery from the crisis and rescue of mankind from forthcoming global changes: warming of climate, water and food problems, social, economic and political conflicts that are shaking the world and other various cataclysms, accidents, negative processes. It puts before mankind the problem which never solved by our civilization. All this is caused by ignoring of objective economic laws, laws of wildlife and also by violation of cyclic development management's laws. In article the concept of strategy of mankind's survival in XXI and next centuries, the principles of creation of planetary house of universal civilization for post-industrial world based on spirituality scientific and technological revolutions, ecology, space exploration, economy and world safety are considered. Introduction of uniform universal measurement of currency for the whole world in the form of "power" is offered. Important aspect of a research is theoretical postulate on integrated innovative society. The author puts forward a new paradigm of government on a basis of 5 spirals. The basic model of forced development of small and medium business, including 9 projects, is developed.

Enhancing social awareness of biodegradable fishing gears through technology marketing (생분해성 어구의 기술마케팅을 통한 사회적 인지도 제고 방안에 관한 연구)

  • The main purpose of this study is to understand the marketing approaches and strategies that are used to disseminating biodegradable fishing gears and distinguish the cognition and the non-cognition group's attitudes on the product. We used a technology acceptance model for analyzing product attributes and its impacts on fishers' purchase. The result of this research shows that 'perceived usefulness and easiness of use' have positive effect on 'purchase intention,' and then give impacts on 'purchase intention' for the entire respondents. For the cognitive respondents these factors have influence on 'attitude' but they do not affect 'purchase decision.' However, 'perceived usefulness and easiness of use' have much positive impact on 'purchase intention.' In the non-cognition group, the 'perceived intention' and 'company and country of manufacturers' have direct positive effect on 'purchase intention' through 'attitude' and also 'on 'purchase intention.' This research provides some meaningful policy implications on further development and technology marketing of biodegradable fishing gears.

  • The objective of this study is to provide direction in the improvement of sodium labeling in an effort to reduce consumption. We surveyed confirmation and importance of food labeling and nutrition information and we also analyzed the willingness to pay on new nutrients labeling. Consumers checked the sell-by-date, product name, method of intake, but not nutritional information. They also checked for calories and carbohydrates but they were not interested in sodium, sugar, and trans fat which are health hazard nutrients. It is necessary to improve nutrition labeling, because consumers are experiencing difficulties in obtaining sodium information under the nutrition labeling system. Consumers will pay about 0.66% more if new sodium labeling is introduced. In conclusion, food labeling system can be improved by smooth and efficient access of information. for health-hazard nutritional components, such as sodium, it is important to introduce policies that reduce their intake. This can be done by providing consumers with clear and concise information. The social costs of high sodium intake could be reduced, hence improving the national health.

  • The present study aims to phenomenologically investigate the adaptation experiences of Vietnamese immigrant women, with in the sociocultural context of their native country. In-depth interviews with a total of seven Vietnamese immigrant women were analyzed by the phenomenological method of A. Giorgi(1997). A total of 127 meaning units and 7 themes with 17 sub-themes, which rendered central meanings that indicated situational structures, were derived. The statements of situational structures were re-categorized in accordance with the sociocultural context of their native country. As the socioeconomic aspect, "aspiration for new opportunities and a new world" and "disappointment and frustration" were derived. The aspect of familial value and culture involved "conflicts over the unilateral acceptance of differences" and "building social relationships". The aspect of female status was associated with "conflicts due to patriarchal hierarchy". The aspect of child caring involved "education as a symbolic value" and the "double-sidedness of mother identity strategy". The gist of Vietnamese immigrant women's adaptation experiences is "to grow into a subjective mother despite conflicts due to the disappointment and frustration behind aspirations".

A Study on the Background Variables Influencing the Interpersonal Behavior of Youth (청소년기의 대인행동에 미치는 배경요인에 관한 연구 -일반고등학교.산업체.산업체 부설고등학교 청소년을 중심으로-)

  • The author aimed at clarifying the background variables that influence on the interpersonal behavior of youth, and getting the data for comprehensive guidance programs of youth in high schools and industries. In this study the author samples academic high school boys and girls, attached high schools boys and girls to industries and laboring youths. the Scale of interpersonal behavior was administered to the youths sampled as above and the data were analysed accounting to groups, sex, and religious. The results of the study are as follows. 1. The most important factor influenced the interpersonal behavior of youth was identified as social environment. That is, the youths in industries or students attached high school to industries showed more prominent characteristics in interpersonal behavior patterns. Then industrial environment effects more on the youth's behavior than school environment. 2. Sex differences were identified is in interpersonal behavior of youths. Boys are more managerial and autocretice, more cooperative, more docile, more self-efacing, more aggressive and more aggressive and more resistant than girls. But in christian group there found no sex differences is interpersonal behavior. 3. Religion was thought to be one of the most important influencing factor to the interpersonal behavior .But in this study there found no realistic effects, of religion on the interpersonal behavior as much as though of. 4. But according to the denominations, christianity was found to influences more on the interpersonal behavior of youths than Buddhism.

The Development of all Integrated Group Therapy Model for Divorced Families' Better Adjustment (이혼 부모와 자녀의 건강한 사회적응을 위한 통합적 집단치료 모형 개발)

  • This study aimed to develop a comprehensive group therapy program for divorced parents and their children for increased self-esteem, problem-solving technique, communication ability and emotional support. This comprehensive program was based on Solution-Focused and Satir's Experiential Family Therapy Models, as well as on therapeutic activities from various sources. Six mothers and 18 children of divorced families participated in this program which consisted of six, two-hour sessions. This program was found to be effective in enhancing the participants' self-esteem and communicative ability in addition to emotional support between mothers and their children, and among participants. Therapeutic activities were implemented in harmony with the Solution and Experiential based values and techniques, which seemed to heighten the fun and motivation for the participants to change their view points and behaviors in a positive way.

Drinking Behaviors arid Drinking Problems of Adult Mentally Retarded Persons as Perceived by Family (가족이 지각한 성인 정신지체인의 음주행위와 음주문제)

  • The purpose of this study was to determine the drinking behaviors and drinking problems of adult, mentally retarded persons over 18 years old. It was also investigated whether gender, age, and pattern of employment create different result of drinking behaviors and drinking problems, and the variables explaining drinking problems were analyzed. One hundred forty adults, mentally retarded persons were surveyed in Seoul and KyeongGi area. The major findings were as follows; The majority of respondents ($58.2\%$) reported that they had consumed alcohol beverages sometimes prior to their having been interviewed. The average age of respondents who had consumed alcohol was 26.4 years and average age of first-use of alcohol was 22 years. For consumption frequency, $39.2\%$ of respondents reported that they drink alcohol once a month. Average alcohol consumption per occasion was 1.5 cups, and $10.9\%$ of respondents answered more than 5 cups per occasion. Regarding problems associated with drinking, $16\%$ of respondent of AUDIT and $51.4\%$ of Family CAGE answered that their children have drinking-related problems. Men drink more than women and experience more alcohol problems. Supervised employment group was the group with the greatest prevalence for drinking. For the amount of drinking, gender and employment pattern showed significant differences. Drinking problems (AUDIT and Family CAGE) of adult, mentally retarded persons were influenced by age of first-use of alcohol, frequency of alcohol use, and alcohol consumption.
