  • Predictive analysis in the hardware industry can be performed at an appropriate point in time to prevent failure of production facilities and reduce management costs. This helps to perform more efficient and scientific maintenance through automation of failure analysis. Among them, predictive management aims to prevent the occurrence of anomalous state by identifying and improving the abnormal state based on the gathering, analysis, and scientific data management of facilities using information technology and constructing prediction model do. In this study, we made a fault tree through the Relex tool and analyzed the error code of the hardware to study the safety.

  • With labor shortage and high-wage era, the construction cost is rising and the construction business is dull, demanding the construction environment of Korea to raise profitability through major cost savings and rationalization of construction management. However, although reinforcing bar(rebar) work, which greatly effects the building's safety, endurance, and construction time, is an important phase in construction, it holds serious problem of quality and productivity deterioration due to its characteristic of intensive-labor and maintaining of old work methods resulting in poor management, and costs increase. Therefor in this study to investigate current situation and problems of rebar work and to find methods of betterment, a survey was conducted to site engineers and individuals in division of cost estimate of domestic construction company. The survey questions were on the subjects of (1) calculating rebar quantity, (2) ordering and procurement, (3) rebar cutting and bending, and (4) rebar work management.   • In this study, the unmanned vehicle to develop a preliminary step, we were facilities for Automated Guided Vehicle (AGV) simulator is designed and implemented. Industry is increasingly the more advanced automation and management systems need to be efficient. These studies are at least 24-hour continuous unmanned vehicles and personnel can result in reduction of labor costs. In addition, safety accidents can be minimized in the industry as an effect of intelligent AGV is essential. This study is the initial step for the development of AGV. manufactured simulator to Simulation and drives the performance of the system is evaluated. The configuration of the simulator, ultrasonic sensors, infrared sensors, and using the obstacle were to follow a given path. In addition, two-way communication between the host computer and the main processor that was. communication method that IEE802.11 meets the standard is applied to high-speed wireless LAN systems, each of the sensor information is calculated. AGV having a drive shaft 4 of the four wheels are respectively independent structure. AGV's main processor is driven using a high-performance DSP, and the controller controls the steering device of the load could be significantly reduced.

COVID-19's Effect on a Hotel Construction: A Case Study

  • The COVID-19 pandemic has unprecedented impacts on different sectors around the globe. The effects observed in developing countries are even more severe. Some projects stopped while many have cost and time overrun issues. This paper conducted a case study on the COVID-19's effects on a hotel construction project in Nepal. The study reviewed the literature on COVID-19 and its impact on construction sectors and conducted a semi-structured interview with the project's personnel. The interview response was analysed and the contributing factors that impacted the project and its performance were identified. The paper found financial, operational, contractual, safety, and risk management issues in the hotel project. Overall, the project cost increased by 32% where the material cost increased by 35% and labor cost increased by 28%. This research discusses causes, measures, and provides a broad perspective of the problems, significant challenges, and opportunities associated with the effects of COVID-19 on the construction industry. The Owner as well as the Contractors incurred added costs because of COVID-19. The paper identified contributing factors and presented the challenges which could be used as opportunities to minimize unforeseen impacts of the pandemics in near future. The lesson learned from this case study was that the labor cost and materials cost could have been minimized if the Owner and the Contractor had established alternative resources such as using locally available labor, materials, and alternative suppliers.

  • In offshore plants, various equipments including cranes and davits are used for safety management. Hydraulic cylinder type actuators are mainly used for luffing operations such as cranes and davits. However, in the case of a cylinder using hydraulic pressure, a separate power pack is required to supply hydraulic pressure. When used for a long time, maintenance costs such as sticking of hydraulic valves, contamination of hydraulic oil and deterioration of hydraulic hoses occur. In addition, a lot of hydraulic oil is used in the handling of cranes and davits, which causes marine pollution due to management problems. As a result, as interest in marine pollution prevention has increased recently, interest in actuators that do not use hydraulic pressure is also increasing. Therefore, in this study, we intend to develop a davit with an electric cylinder type actuator that uses electricity rather than hydraulic pressure by the SOLAS regulation. In other words, the conceptual design of the davit driven through the linear motion of the ball screw using electricity is performed, and the structural safety of the drive is also reviewed so that it can be utilized in the industrial field.

  • The sustained upkeep of apartment buildings necessitates ongoing maintenance and timely repairs, particularly given their complex nature due to extensive areas, common facilities, and multiple residential and service structures. Additionally, the need for cost-effective maintenance is paramount for ensuring safety, preserving value, and maintaining economic efficiency. However, the multitude of external variables influencing apartment complex maintenance, coupled with the challenges in data collection, have resulted in limited research in this domain. To address this gap, the current study aims to develop a framework for predicting maintenance costs utilizing deep learning techniques, grounded in real-world apartment complex maintenance cost data. This study intends to provide a practical and valuable contribution to the field of apartment complex management, empowering stakeholders with enhanced predictive capabilities for optimizing maintenance strategies and resource allocation.

Improvement Plan for Construction Management and Legislation of Donation Collection Facilities (기부채납 시설의 건설관리 및 법제에 관한 개선방안)

  • The donation collection system to secure infrastructure and land necessary for public development projects has been actively applied as an effective means of realizing public interest and the concept of recovering development profits, and has contributed greatly to society in public difficult financial conditions. However, due to the ambiguous legal standards and lack of legal grounds for the operation of the donation collection system, it has been arbitrarily used for administrative convenience in the form of granting a donation collection assistant to install infrastructure. In addition, infrastructure is a facility that is constructed and donated within development profits to obtain licenses, and is promoted to minimize construction costs to improve profitability, posing a risk of poor infrastructure planning, design, and construction, resulting in increased safety and maintenance costs for citizens. Continuous system and legal improvement are needed to improve the excellence, convenience, and safety of facilities that citizens will use for half a century through the improvement of the donation system.

A Study on the Scope of the Recognized Equity Capital of Developer in Real Estate Project Finance Loan Screening (부동산 PF를 위한 시행사의 자본금 인정범위에 관한 연구)

  • This study intends to explore the scope of the recognized equity capital of developer in real estate project finance loan screening. The factors which can be recognized as equity capital are categorized into 24 factors with 3 upper categories and 6 mid categories. In order to develop the importance weight of factors, AHP and Fuzzy methodologies are implemented based on survey analysis by experts in financial institutions. Research findings indicate that the land cost, evacuation cost, and real estate acquisition tax as land-related direct costs, and the design cost, traffic impact assessment cost, underground safety impact assessment cost, boundary surveying cost, and geological survey cost as the construction permit-related costs are higher than any others. On the other hand, the supplementary costs related to the operation of the developer show very low importance weight. Accordingly, the hierarchy of factors for equity capital should be clearly developed in order to minimize any dispute and prevent non-performing loans to real estate project finance.

Development of Estimation Functions for Strong Winds Damage Reflecting Regional Characteristics Based on Disaster Annual Reports : Focused on Gyeongsang Area (재해연보 기반 지역특성을 반영한 강풍피해예측함수 개발 : 경상지역을 중심으로)

  • Purpose: In this study, a strong wind damage prediction function was developed in order to be used as a contingency during disaster management (preventive-preventive-response-recovery). Method: The predicted strong wind damage function proposed in this study took into account the re-enactment boy power, weather data and local characteristics at the time of damage. The meteorological data utilized the wind speed, temperature, and damage history observed by the Korea Meteorological Administration, the disaster year, and the recovery costs, population, vinyl house area, and farm water contained in the disaster report as factors to reflect the regional characteristics. Result: The function developed in this study reflected the predicted weather factors and local characteristics based on the history of strong wind damage in the past, and the extent of damage can be predicted in a short time. Conclusion: Strong wind damage prediction functions developed in this study are believed to be available for effective disaster management, such as decision making by policy-makers, deployment of emergency personnel and disaster prevention resources.

A Study on the Improvement of the Standards of Backfill Materials for Underground Pipelines Carrying Natural Gas (도시가스 배관용 되메움재 기준 개선에 관한 연구)

  • According to the Integrated Notice on City Gas Safety Management Standards, materials for bedding and foundation which are around the pipe should be sands or fine grade soil without large particle that is more than 19 mm size. However, sands are mostly used at gas pipeline construction sites and this causes a shortage of sands and an increase of construction costs. It even causes the disruption of natural environment. In order to improve the standards of backfill material, we have researched regulations in other countries and investigated the pipeline construction sites to survey the present state of backfilling. We also have studied what the bedding and foundation materials affect on buried gas pipelines. Lastly, we have suggested suitable materials for bedding and foundation besides sands. We are sure this paper help the government amend the Notice about backfill materials.
