A Study on the Determinants of Land Price in a New Town (신도시 택지개발사업지역에서 토지가격 결정요인에 관한 연구)

  • The purpose of this study was to estimate the pricing factors of residential lands in new cities by estimating the pricing model of residential lands. For this purpose, hedonic equations for each quantile of the conditional distribution of land prices were estimated using quantile regression methods and the sale price date of Jangyu New Town in Gimhae. In this study, a quantile regression method that models the relation between a set of explanatory variables and each quantile of land price was adopted. As a result, the differences in the effects of the characteristics by price quantile were confirmed. The number of years that elapsed after the completion of land construction is the quadratic effect in the model because its impact may give rise to a non-linear price pattern. Age appears to decrease the price until certain years after the construction, and increases the price afterward. In the estimation of the quantile regression, land age appears to have a statistically significant impact on land price at the traditional level, and the turning point appears to be shorter for the low quantiles than for the higher quantiles. The positive effects of the use of land for commercial and residential purposes were found to be the biggest. Land demand is preferred if there are more than two roads on the ground. In this case, the amount of sunshine will improve. It appears that the shape of a square wave is preferred to a free-looking land. This is because the square land is favorable for development. The variables of the land used for commercial and residential purposes have a greater impact on low-priced residential lands. This is because such lands tend to be mostly used for rental housing and have different characteristics from residential houses. Residential land prices have different characteristics depending on the price level, and it is necessary to consider this in the evaluation of the collateral value and the drafting of real estate policy.

Spatial Distribution Pattern of Parking Lots in Cheongju City, Korea (청주시 주차장의 공간적 분포 패턴)

  • It was proven that the spatial distribution pattern of the parking lots in Cheongju city was clarified through the concentric expansion of the parking lots, which started out from the center for commercial and business function, into the periphery regions. First of ail, in terms of the spatial distribution pattern of the parking lot according to the operational subject, the parking lot is distributed through private, public, and parking lots attached to buildings in the center, and in its adjacent regions, public and parking lots attached to buildings are distributed. And public parking lot, private and parking lots attached to buildings are distributed in sector pattern. And in terms of facility structure, more than half of the parking lots attached to buildings in Cheongju city are composed of Parking lots of self-driver type. In the case of the center, regional structure of self-Parking type of parking lots attacked to buildings, self-parking type lots on plane street parking, mechanical parking types attached to buildings, self-parking type of plane non-street diversely appear to be combined types, its spatial facility distribution patterns appear to be concentric patterns. Also, in terms of the spatial distribution pattern of the parking lots according to the contact types, with the centralizing of a center, southwestern regions show hourly and monthly charged parking lots; northeastern regions show free parking lots. The spatial distribution pattern of the parking lots as above, reflects the regional distribution change of the establishment and residential location.

  • Nowadays, apartment is become a representative residential pattern. With these tendency, the concern about the apartment community in order to recover the dreary relationship with neighbors which is one of theproblem of the modern society and supplement of insufficien space of the community. However, this kind of community facirlities programs aren't individualized and it's operation is so paltry that it's actuasituation is no more than a simplesupply. Therefore, this study selected two cases of the apartments which are similar in size of number of families and construction year among winners of an excellent apartment award. I would like to focus on actual conditions of operation and use of the community facilities in management sides' view attempted a comparative analysis.

  • Nagan walled town is located on an axis connecting symbolic places, which is a lucky place from the Fengshui point of view because a mountain sits to the rear and a body of water sits to the front. It represents the environmental development of cultural space by blending folk belief, religion, social systems, adminstration facilities and living culture buildings. Therefore, it has a sustainable cultural view connected with a formed or formless religious view and an artificial view (walls, government buildings, living houses, cultivated lands, etc.) in a natural landscape. Environmental design techniques, enlarging the meaning and value of living on a mental level, can be found in the arrangement of space composition and settlement of Nagan walled town. The organised spaces of government and residential areas were constructed within the wall with the view of searching for lucky places (from best, better and good places) in order to construct ecological networks according to the outlooks of space and settlement.

  • The variations of real time electric price in competitive electricity markets have influence on electric power demands of the consumers. Residential, commercial, and industrial consumers with different characteristics cause the different price elasticity of the demand due to changing the pattern of consumption. Therefore, this paper analyze the effects of spot pricing for the change of the electric power demand based on the demand elasticity of each loads in competitive electricity market.

  • The improvement of perspectives on dark and limited underground space could be an important factor in successful underground space development. Current trend in the apartment underground parking lot requires not only quantitatively energy efficient design and operation, but also qualitative improvement of the space. For this, we need to consider two factors: Firstly, to understand the characteristics of the fluorescent lamp. Secondly, to improve the uniformity ratio of illuminance. In winter season, a way to keep the uniformity and a method not to lower the indoor illuminance level by cold ambient air. Therefore, a change in interval and arrangement of the lighting fixtures is required. Also, in their operation, current time-fixed control method needs to be changed into the control that method considers the use pattern.

Quantitative Measure of the Changes of Migration Patterns Using Cosine Similarity (코사인 유사도를 이용한 이주패턴 변화의 정량적 측정)

  • Migration is defined as the movement of people between residential places, and represents interactions between regions. Changes in migration involve changes in both the number of migrants toward/from regions and migration patterns across regions. However, most migration studies have focused only on the change in migrants, while no empirical study captures changes in migration patterns. In this paper, I present a function using the cosine similarity to measure changes in migration patterns, and apply it to 2001-2016 migration data of Korea. The results show that the migration patterns of Korea shifted in 2007, resulting in two distinct clusters. Local areas experienced various migration pattern changes despite few changes in the number of migrants.

  • This paper describes a GIS-based assessment of residential building damage caused by the 1994 Northridge earthquake in which the fractions of existing buildings damaged at various percentages of replacement cost are related to a range of seismic parameters. The assessment uses data from safety inspection reports and tax assessor records, both of which were geocoded and linked to seismic parameters derived from strong motion records at 164 different sites. The paper also describes a GIS-based pattern recognition algorithm for identifying locations of most intense building damage. The algorithm provides a framework for rapidly screening remote sensing data and dispatching emerging services.

  • To predict the background level of harmonics produced by household appliances, information on the site, capacity, and usage pattern of these loads arenecessary. However, as household appliances are distributed widely and various in type, it is difficult to know these kinds of information accurately. This paper presents a method for estimation of background level of harmonics produced by distributed harmonic sources with readily available data. Large industrial customers are excluded from this study. In this paper, customers are grouped into three classes, i.e. residential, commercial, and industrial. Typical customers for each class are assumed and characteristics of their equipments are modeled. As the proposed method does not require harmonic measurement, it can be employed to forecast voltage total harmonic distribution (VTHD) in the future. An illustrative example is described.
