An Evaluation of Apartment Managers' Satisfaction regarding Landscape Management in Apartment Complexes

  • This study aims to find out methods to more efficiently maintain and manage landscape areas within apartment complexes by analyzing various factors related to landscape management and managers' perception. The following results were obtained. First, 50.3% of the surveyed apartment complexes performed own landscaping, while 25.2% hired landscaping services partially, which indicates that apartment management offices maintained facilities by themselves or partially hired landscaping companies due to a shortage of funds. Second, among apartments that perform own landscaping, 37.5% of them were built more than 20 years ago, while 34.3% of apartment complexes that were built less than 5 years ago were found to hire professional management. Regarding the total number of households, 34.7% of those that perform own landscaping had less than 300 households, while 48.6% of those that hire full landscaping had more than 2,000 households. Third, regarding landscaping cost, 63.9% of those that perform own landscaping spent less than 20 KRW per square meter, while 28.6% of those that hire full landscaping spent less than 20 KRW per square meter and 25.7% spent less than 50 KRW per square meter, showing that the management cost was higher in the apartments hiring full landscaping. Fourth, work types also showed differences between landscape management types. Only 50.9% of self landscaping apartment complexes were found to regularly trim trees, while 91.4% of apartments that hire full landscaping services performed the same tasks, keeping trees healthy and visibly more appealing. Fifth, the apartments hiring full landscaping showed a higher level of work satisfaction (3.46) than those performing own landscaping (2.67). Sixth, on the matter of the level of satisfaction depending on the type of work, most items showed a statistically significance in apartments hiring full landscaping (3.11-3.43 on average), compared to apartments performing own landscaping (2.4-2.9 on average). Apartment managers showed a relatively higher satisfaction level in landscape management by hiring professional landscaping services.

A Suggestion on the Improvement of the Business Classification System Considering the Specialty of the Painting Work, Landscaping Construction Industry (전문건설업 대업종화 적용에 있어 도장, 조경공사의 특수성을 고려한 업종분류체계의 제안)

  • In recent years, the specialized construction industry has undergone major construction and major industries, and without considering the technical expertise of construction works, the construction industry is promoting the integration and establishment of specialized construction industries according to convenience and abolition of their own industries. As the reorganization plan causes confusion in the production structure and lacks persuasive power by aiming only for industry simplification, it is judged to be desirable to review it according to the detailed characteristics of the specialized construction industry. In this study, -to review the reorganization of a rational classification system that considers the specific nature of the specialization of specialized construction projects, the classification of construction works, major work contents and characteristics, technical expertise, and problems of largescale industry in the case of painting construction and landscaping construction was analyzed. Based on this, aspects to be considered when reorganizing the current professional construction industry classification system are identified and reasonable improvement plans for each industry are suggested.

A Study on the Planting and Use of Landscaping Plants in Chuncheon (춘천시의 조경식물의 식재와 이용 현황)

  • This study was executed to find out how to improve the planting and use of landscaping plants in Chuncheon. The number of street trees was 17,877 in 2003. The major species of street trees were Ginkgo biloba(52.7%), Prunus sargentii(15.3%), Zelkova serrata(8.9%), Platanus occidentalis(7.3%). Salix babylonica and Platanus occidentalis were decreased, while Prunus sargentii and Zelkova serrata were increased. Salix babylonica is a good species for a lakeside city, but its seeds cause allergies to some people. Most of the trees have been removed in Chuncheon. The planting of Salix babylonica(♂) resulted in no problems, and it should be propagated to plant. The soil of several areas was analysed to investigate soil conditions. The outskirts of city had good conditions in pH, organic matter and minerals, but the downtown areas had high alkalic, due to alkali from footpath concrete blocks. Appropriate pruning adds to the aesthetic and prolongs the useful life; it also requires less managing of insects and diseases to maintain good healthy of street trees. Street trees were not properly pruned due to electric lines and shortage of pruning information. The pruning was controlled by Korea Electric Power Co, which has no pruning information. Pruning must be maintained by a professional landscape company to maintain good shape such as with Bonsai. The Shrubs planting zone between street trees and other trees, and preservation plates were established for healthy of street trees. They have to be repaired and maintained well to keep better environmental conditions. The number of tree and flower species of 68 schools in Chuncheon were 12 and 16, respectively. The species that showed high preference were Juniperus chinensis, Pinus koraiensis, Pinus densiflora, Rosa centifolia, Forsythia koreana, and Rhododendron schlippenbachii. The high frequency of the protection trees designated by Chuncheon were Pinus densiflora, Ginko biloba, Zelkova serrata, Quercus species. It was thought that the diversification of street tree species, the selection of street trees suitable to each space, the generalization of use of native species, the appropriate pruning and proper fertilization, the control of pests and diseases, and the opinions of citizens concerning landscape plants were needed to improve the planting, use and maintenance of landscaping plants in Chuncheon.

A Study on the Bidding Trends of the Private Consignment Service of Landscape Management (조경관리 민간위탁용역의 입찰추이에 관한 연구)

  • Based on the bidding data of the national marketplace for public procurement service from 2003 to 2015, this study investigated and analyzed the bidding trends of the landscape management public consignment service by analyzing total bidding, type, client, region, license. The results are as follows. First, the total number of bids for civilian consignment services in landscape management increased by 1,112 cases, corresponding to a 487.7% increase over 10 years, and the total bidding amount increased by 144,504 million won, corresponding to a 382.5% increase. Second, in 10 years, the proportion of landscape management in landscaping works increased by 10%, and the bidding amount increased by 3%. Third, in the analysis of bidding trends by type, green areas showed the greatest growth in the number of bids, while the greenery of buildings showed the highest increase in the bid amount. Fourth, local autonomous entities, Gyeonggi province, and the landscaping planting construction industry showed the highest increase in the number of bids and the amount in each field such as client, region, and license. In summary, the number of cases and the bidding amount is increasing year by year. Considering the increasing number of users and demands thereof, the number of bids and the amount of consignment service for landscape management will continue to increase. The purpose of this study is to investigate and systematically analyze the tendency of bidding for 10 years for the private consignment service of landscape management in the current situation, where the importance of landscape management is increasingly emphasized. Another purpose of this study is to discern the necessity of the landscape management business and to provide the basis for incorporating the landscape management business into the professional construction industry in the future, thus providing opportunities for widening the expertise and diversity of the landscaping field. For the following study, the legal basis of landscape management, qualification, equipment standards, calculation of management cost per unit, and the appropriateness of the management cost should be considered.

A Study on the Ordering Status of Traditional Landscape Design Service in Cultural Heritage (문화재의 전통조경설계용역 발주실태 연구)

  • This study identified the scale that traditional landscape design has taken up by analyzing a total of 1037 services for design of cultural heritage that had been ordered by the government agencies from 2018 to 2020, and has drawn characteristics of traditional landscape design focusing on major cases. The results are as follows. First, the number of order cases for traditional landscape design has shown differences annually in the services of design of cultural heritage, but the design amount has been found to have the similar average annually, which confirmed that the same level has been maintained each year. It was found that the number of cases of traditional landscape design requiring responsibilities or participations of landscape engineers for 3 years in the entire design had a high proportion of approximately 26%. Second, the traditional landscape design has required professional knowledge and experiences of landscape engineers that could not be replaced by the business operator for design of cultural heritage consisting of architects. The expertise has been shown differently depending on types of construction. First, the topographical design for the work to build a foundation has required understanding of ground shapes and its elevations and professional knowledge on calculation of the amount of the earth work and the remains maintenance technique etc. The plantation design has required basic knowledge on growth characteristics of trees and the environment for growth and understanding of the vegetation landscape of the past. Meanwhile, the design for traditional pavement and traditional landscape structures and facilities has required the expertise on traditional materials that are different from the modern ones and their processing and construction methods. The understanding of changes to water paths and ecosystem, the principles of fluids, and characteristics of each type of fluid was essential for the design for the ecological landscape work including the maintenance of a water system such as rivers etc. As such, the traditional landscape design has a scale accounting for approximately one fourth of the entire cultural heritage design and requires the expertise differentiated from other fields. This improves the provisions of the current law on limiting the actual design, suggesting the need for the establishment of a traditional landscape design company so that all traditional landscape designs can be carried out by landscape engineers.
