책임형 CM사 경쟁력 확보 및 선진화를 위한 미국 건설사의 시공이전단계 서비스 벤치마킹 연구 (Benchmarking of US General Contractor's Pre-construction Services for a CM at Risk Project to Improve Contractor's Competitiveness)

  • 책임형 CM(CM at Risk)은 CM회사가 최대공사비보증을 통해 프로젝트를 제공하는 프로젝트 발주 방식 중 하나이다. 종합건설업체는 리스크를 줄이고 프로젝트의 성과를 향상시키기 위해 초기 설계 단계부터 시공단계까지 책임형 CM을 적용할 수 있다. 책임형 CM의 주요 장점 중 하나는 종합건설업체가 견적, 도면 및 시방서 검토, 시공성 검토, 가치공학, 친환경, BIM 등을 포함하는 포괄적인 시공이전단계의 서비스를 제공한다는 것이다. 그러나 국내에서는 책임형 CM 프로젝트가 거의 수행되지 않아 경험이 부족한 국내 종합건설업체는 현재 한정적인 시공이전단계 서비스만을 제공하고 있다. 본 연구에서는 해외 선진 종합건설업체는 프로젝트에서 책임형 CM을 어떻게 활용하고 있는지, 특히 시공이전단계 프로세스와 그에 대한 목적, 성공적인 수행을 위한 각 참여자들의 역할과 책임에 대해 벤치마킹 연구를 통해 중요한 정보를 제공한다. 이를 통해, 건설 사업 경쟁력을 높이기 위해 책임형 CM을 프로젝트에 도입하려는 국내 건설업체들에게 가이드 자료로 활용될 수 있을 것이다.

재가뇌졸중 환자를 위한 자조관리 프로그램의 효과 연구 (The Effects of Self-help Management Program for Post Stroke Patients at Home)

  • Purpose: The purpose of this study was to determine the effects of 5 weeks self-help management program developed by Kim et al. (2000-b) and reinforced with music therapy for post stroke patients. Method: This was pre-experimental study and the subjects were 14 post stroke hemiplegic patients at home who were registered at the Gunsan Health Center. The program was applied for five weeks and two hours for each session composed of the preparation step, the main step and the finishing step. The contents of the program were ROM exercise, daily activity training, risk factors and aftereffects, nutrition management and stress management. To collect data, all subjects were questioned before and after the application of the program. Collected data were analyzed through frequencies, percentages, Wilcoxen signed rank test and Cronbach's alpha using SPSS-WIN program. Result: After the application of the self-help management program, a statistically significant increase was observed in the subjects' ability to perform activities of daily living (p=.039), ability to perform instrumental activities of daily living (p=.005), self-efficacy (p=.001), self-care behavior (p=.001) and quality of life (p=.001), and a statistically significant decrease was observed in depression (p=.012). Conclusion: The present self-help management program was found to be helpful in improving the subjects' physical and psychological functions after they were attacked by stroke, so to be an effective nursing intervention strategy for post stoke patients. Future researches need to reinforce and materialize music therapy and to develop and apply a self-help management program that includes not only post stroke patients but also their families. In addition, it is necessary to expand the scope of subjects and apply follow-up management in order to continue self-help meetings.

공공 발주자 역량 향상을 위한 설계관리 지침서 및 절차서 개발 (Development of the Design Management Guidelines to Enhance the Capability of Public Clients)

  • 국내 발주기관에서는 발주자 중심의 설계관리 절차서의 부재로 인하여 체계적이고 효율적인 설계관리가 이루어지지 못하 고 있다. 본 연구의 목적은 공공 건설사업의 설계관리 업무를 위하여 공공 발주자가 각 사업수행 단계에 필요로 하는 설계관리 업무 지침서 및 절차서를 개발하는 것이다. 연구의 방법으로 국내외 발주기관별 설계관리업무 현황을 분석하였고 문제점 및 개선방안을 도출하여 이를 바탕으로 설계관리업무를 설계관리 지침서 및 표준 절차서를 개발하여 전문가의 검증을 받는 것으로 하였다. 본 연구의 결과로 개발된 '공공발주자 역량향상을 위한 설계관리 지침 및 표준절차서'는 설계단계에 따라서 설계관리업무의 구체적인 사항을 기술하였다. 이러한 설계관리 절차서는 업무 단계별로 구분하여 개발됨으로써 각 단계에서 발생하는 각종 검토사항을 효율적으로 관리하도록 활용될 수 있다. 또한 지침서 및 절차서를 통하여 설계용역관리 중 발주 자가 수행해야 할 업무를 명확히 규정함으로써 발주자와 설계 용역업체 사이의 업무 혼란을 최소화하고, 일관성 있는 업무수행이 가능하도록 활용될 수 있다.

식이 질 지수를 이용하여 평가한 한국 성인의 식생활과 대사 위험인자와의 관련성: 2016 ~ 2019 국민건강영양조사 자료 이용 (The Relationship Between the Korean Adults Diet Evaluated Using Dietary Quality Indices and Metabolic Risk Factors: Based on the 2016 ~ 2019 Korea National Health and Nutrition Examination Survey)

  • Objectives: This study was designed to investigate the relationship between metabolic risk factors, Index of Nutrition Quality, and the dietary quality index score of Korean adults. Methods: The subjects were 18,652 Korean adults aged 19 years or older (7,899 males, 10,753 females) who participated in the 2016-2019 Korea National Health and Nutrition Examination Survey. Subjects were divided into normal, pre-metabolic syndrome, and metabolic syndrome (MetS) groups according to the number of their metabolic risk factors. Data were analyzed using the SPSS program. Results: About 44.7% of men in the MetS group were at least college graduates (P < 0.001), whereas 52.0% of women in the MetS group were middle school graduates or lower (P < 0.001). The frequency of fruit and dairy products intake tended to decrease as the number of metabolic risk factors increased in both men and women (P for trend < 0.001). As the number of metabolic risk factors decreased, the frequency of grain intake tended to decrease in men (P for trend < 0.001) while the frequency of intake of red meat (P for trend = 0.001), poultry (P for trend < 0.001), and eggs (P for trend < 0.001) decreased in women. The total scores of Diet Quality Index-International (DQI-I) (men P < 0.001, women P < 0.01) and Korean Healthy Eating Index (KHEI) (men and women P < 0.001) were significantly lower in the MetS group compared to the other groups, and the total score of DQI-I and KHEI tended to decrease as the number of metabolic risk factors increased. Conclusions: Dietary quality evaluation using various indices can provide more information on the dietary problems related to metabolic risk factors. Nutrients and foods that have been confirmed to be related to metabolic risk factors can be used to develop dietary guidelines for the nutritional management of metabolic diseases.

The Impact of Crude Oil Prices on Macroeconomic Factors in Korea

  • Purpose - The purpose of this study is to examine how Korea's macroeconomic factors, such as GDP, CPI, Export, Import, Unemployment rate and USD/KRW exchange rate, are affected by the oil price shocks. Design/methodology/approach - This study used monthly and quarterly time-series data of each variable for the period 1983 to 2022, consisting of two sub-periods, to employ Granger causality test and GARCH method in order to identify the role of the oil price movement in macroeconomic factors in Korea. Findings - Korea's currency rate to the US dollar is negatively correlated with the price change of crude oil while the GDP change is positively correlated with the price change of crude oil with strong relationship between Export and Import in particular. The exchange rate and GDP growth are believed to be not correlated with the oil price change for the pre-GFC period. According to the Granger causality test, the price change in crude oil has a causal impact on CPI, Export and Import while other factors are relatively slightly affected. Transmission effect from the oil price to Export is found and there also exists volatility spillover from oil price to economic variables under examination. Comparing two sub-periods, CPI and Export volatility responds negatively to shocks in the oil price for the pre-GFC period while volatility of CPI and Unemployment reacts positively to the oil price shocks for the post-GFC period. Research implications or Originality - The findings of this study could be helpful for both domestic and international investors to build their portfolio for the risk management since rising WTI price can be interpreted as a result of global economic growth and ensuing increase in the worldwide demand of the crude oil. Consequently, the national output is expected to increase and the currency is also expected to be strong in the long run.

실적자료 분석을 통한 공동주택공사 노무량 예측 회귀모델 (A Manpower Forecasting Regression Model for Apartment House Construction Project based on the Historical Data)

  • 이 연구는 최근 건설 프로젝트의 불확실성이 증가하고, 국내 건설 산업이 다변화되는 상황에서 시작되었다 프로젝트의 Pre-Design 단계와 Construction 단계에서 얻을 수 있는 변수들을 도출해냄으로써 적절한 노무량을 예측할 수 있는 모델을 제시하는 데에 이 연구의 목적이 있다. 표준품셈과 같은 기존의 방법으로는 퇴직공제금과 같은비용을 정확하게 산출하는 데에 어려움이 있기 때문에 본 연구에서는 수도권 지역에서 2000년부터 현재까지 공사가 완료 된 공동주택 38곳의 실적자료를 이용한 통계적 방법을 사용하여, 실제 공사에 투입되고 있는 노무량과 공사의 전체적인 개요와의 상관관계를 분석하고, 회귀모델을 제시하였다. 회귀모델의 검증에서는 몇몇의 현장을 제외하고는 결과값이 통계적으로 비교적 유의한 것으로 확인되었다. 이 회귀모델은 기존의 방법보다 퇴직공제금의 적절한 산정에 도움을 줄 수 있을 것으로 기대된다.

폐경 전 전업주부의 대사증후군 관련 요인: 2010~2015년 국민건강영양조사자료분석 (The Prevalence and Associated Factors of the Metabolic Syndrome in Pre-menopausal Housewives: An Analysis of the 2010~2015 Korean National Health and Nutrition Examination Survey)

  • Purpose: The purpose of this study is to estimate the prevalence of the metabolic syndrome in pre-menopausal housewives and to explore controllable and uncontrollable factors regarding metabolic syndrome. Methods: The study population of this cross-sectional survey was from the Korean Health and Nutrition Examination Survey (KHANES) 2010 through 2015, including the fifth and sixth population-based studies. The criteria for metabolic syndrome include waist circumference, blood pressure, fasting plasma glucose, triglyceride, high-density lipoprotein (HDL) based on Korean Clinical Practice Guideline for Metabolic Syndrome by the Korean Academy of Family Medicine 2015. Results: Among the 2,498 subjects, 247 subjects had metabolic syndrome and the prevalence was estimated to be 9.9%. The number of subjects who met the criterion of HDL was 936 (36.2%), which was the most prevalent among the criteria for metabolic syndrome. Statistically significant (p<.05) factors include age, livinghood benefit group, perceived health status, obesity, family history of DM, sleeping time, awareness of stress,leukocyte, and erythrocyte count. The odds ratio of obesity in the BMI ${\geq}25$ group was 12.59 times as high as that of the BMI <25 group (p<.001) for metabolic syndrome. Conclusion: The prevalence of metabolic syndrome in pre-menopausal housewives in the survey was not low, and it is necessary to develop and apply comprehensive health habit management programs to improve controllable factors including exercise and food intake.

The Prevalence of Retirement Planning Among Women in Malaysia - A Conceptual Article

  • Purpose: Many people recognize the fact that women are basically poor at financial and retirement planning. A small number of scholars have explored the factors and situations that influence the level of awareness of pre-retirement women and men with regards to planning for their retirement years. In most developing countries, including Malaysia, there are more men in the younger segment of the population and more women in the older segment, since women tend to live longer than men due to having jobs of relatively lower risk, their behaviors, and activities. Research design, data and methodology: Given that it is hard to predict whether they will be healthy in old age, women may require additional resources to obtain the care and assistance that they need. The transition from career life into retirement is a long process for people to go through. Some may be able to prepare for the next stage of life, and some may not be able to prepare due to personal reasons. Planning for future retirement is important because it will affect the quality of a woman's life after a certain age. Results: Without proper planning, women may face financial instability, depression, and poor psychological well-being. However, many women are unaware of their financial status or do not know their family's financial status, such as tracking the main income, budget, and expenses, financial commitments and have no proper record of assets owned, loans owed, or updated loan balances. Conclusions: The findings of this research have led to the conclusion that pre-retiree women are likely to regard their retirement savings as sufficient without realizing that they should have at least several types of savings instead of just one, and the grave consequences of not having any savings at all for their retirement years.

국내 가계대출의 특징과 결정요인 분석: COVID-19를 중심으로 (Analysis of Characteristics and Determinants of Household Loans in Korea: Focusing on COVID-19)

  • Purpose - Since COVID-19, the government's expansion of liquidity to stimulate the economy has resulted in an increase in private debt and an increase in asset prices of such as real estate and stocks. The recent sharp rise of the US Federal fund rate and tapering by the Fed have led to a fast rise in domestic interest rates, putting a heavy burden on the Korean economy, where the level of household debt is very high. Excessive household debt might have negative effects on the economy, such as shrinking consumption, economic recession, and deepening economic inequality. Therefore, now more than ever, it is necessary to identify the causes of the increase in household debt. Design/methodology/approach - Main methodology is regression analysis. Dependent variable is household loans from depository institutions. Independent variables are consumer price index, unemployment rate, household loan interest rate, housing sales price index, and composite stock price index. The sample periods are from 2017 to May 2022, comprising 72 months of data. The comparative analysis period before and after COVID-19 is from January 2017 to December 2019 for the pre-COVID-19 period, and from Jan 2020 to December 2022 for the post-COVID-19 period. Findings - Looking at the results of the regression analysis for the entire period, it was found that increases in the consumer price index, unemployment rate, and household loan interest rates decrease household loans, while increases in the housing sales price index increase household loans. Research implications or Originality - Household loans of depository institutions are mainly made up of high-credit and high-income borrowers with good repayment ability, so the risk of the financial system is low. As household loans are closely linked to the real estate market, the risk of household loan defaults may increase if real estate prices fall sharply.

  • 아파트 프로젝트는 사업성패에 영향을 미치는 요인은 매우 다양하다. 그러나 분양단가가 결정되고, 분양이 시작된 이후에는 사업에 가장 큰 영향을 미치는 요인은 분양 후 1개월간의 초기분양률이다. 일반적으로 사업주체는 경제상황, 주택시장의 동향, 사업지 인근의 주택가격 등 다양한 자료에 의해 초기분양률을 예측한다. 그러나 이러한 요인들을 초기분양률과 연계하여 정량적으로 계산하는 것은 매우 어렵다. 따라서 본 연구는 실제 수행된 아파트 프로젝트의 분양결과 자료를 이용하여 초기분양률 예측 회귀모델을 제안하는 것을 목적으로 한다. 본 연구를 위해 기존 분양실적자료 수집, 영향요인들의 상관관계 분석, 초기분양률 예측 회귀모델 작성을 진행한다. 본 연구의 결과는 아파트 프로젝트의 사업성 분석 시 초기 분양률 예측을 위한 기초자료로 활용되며, 사업 리스크 모델 개발의 핵심 자료로 활용된다.
