In the Urban Regeneration Project, the scale becomes huge and the composition of participating organizations is complex. It is necessary to establish the master plan fast and effectively harmonize conflict options and interests in the early stage of the project. However, the master planner, who is tasked to establish the master plan, and the master planning team, are difficult to establish the master plan fast while effectively considering various and complex information related to regeneration. The Urban Regeneration Project is composed of various types of computer files like HWP, EXL, PDF, DWG and others. When the master plan is established, it is necessary to link the information items and physical files of urban generation in order to effectively save the files in storage for easy search and utilization. This study developed a prototype system to support participating subjects of the Urban Regeneration Projects. It will effectively utilize the information items in the physical computer files using information blocks and Metadata. The developed system provides the base to effectively manage large amount of documents in the early stage of the Urban Regeneration Project and make effective decision-making using the concept of data warehouse.

Purpose: The purpose of this study is to analyze the method of calculating the usage fee, rent, and lease rights of public goods necessary for the operation and management of the underground shopping mall, and to suggest systematic improvement points for the operation of the underground shopping mall. Data and Methodology: First, ordinances and regulations related to common property were investigated. Second, previous studies were analyzed. A survey was conducted with five questions that conflict with the interests of underground shopping mall merchants among the ordinances and operating systems related to the current underground shopping malls' common property. Results: Underpass merchants wanted monthly payment for the use of common property, and merchant organizations wanted to limit the increase rate with the right to use. They asked for the property value due to donation to be excluded from the loan fee, they wanted to revise the Common Property Act on the transfer of lease rights, and they wanted to revise the loan contract renewal period. Conclusion: There is a need to improve the laws and systems for underground shopping malls, and it will have to be negotiated according to the opinions of the merchants gathered among them, and it will have to be implemented in stages in the long term.
The purpose of this study was to analyze the conflicts in fishing villages, focusing on the Fishing Village New Deal 300 Project. In order to solve the research problem, the case analysis method was selected among qualitative research methods. Construction is a collaborative endeavor. The complexity in delivering construction projects successfully is impacted by the effective collaboration needs of a multitude of stakeholders throughout the project life-cycle. Technologies such as Building Information Modelling and relational project delivery approaches such as Alliancing and Integrated Project Delivery have developed to address this conundrum. However, with the onset of the pandemic, the digital economy has surged world-wide and advances in technology such as in the areas of machine learning (ML) and Artificial Intelligence (AI) have grown deep roots across specializations and domains to the point of matching its capabilities to the human mind. Several recent studies have both explored the role of AI in the construction process and highlighted its benefits. In contrast, literature in the organization studies field has highlighted the fear that tasks currently done by humans will be done by AI in future. Motivated by these insights and with the understanding that construction is a labour intensive sector where knowledge is both fragmented and predominantly tacit in nature, this paper explores the integration of AI in construction processes across project phases from planning, scheduling, execution and maintenance operations using literary evidence and experiential insights. The findings show that AI can complement human skills rather than provide a substitute for them. This preliminary study is expected to be a stepping stone for further research and implementation in practice.
We use N-body/hydrodynamic simulations to study the evolution of the spin of a Milky Way-like galaxy through interactions. We perform a controlled experiment of co-planner galaxy-galaxy encounters and study the evolution of disk spins of interacting galaxies. Specifically, we consider the cases where the late-type target galaxy encounters an equally massive companion galaxy, which has either a late or an early-type morphology, with the closest approach distance of about 50 kpc, in prograde or retrograde sense. By examining the time change of the circular velocity of the disk material of the target galaxy from each case, we find that the target galaxy tends to lose the spin through prograde collisions but hardly through retrograde collisions, regardless of the companion galaxy type. The decrease of the spin results mainly from the deflection of the orbit of the disk material by tidal disruption. It is found that the spin angular momentum of the disk of the target galaxy decreases by 15 - 20% after a prograde collision. We conclude that the accumulated effects of galaxy-galaxy interactions will play an important role in determining the angular momentum of late-type galaxies at current stage.
Purpose This study aims to develop a job model for data convergent talents to meet the rapidly changing demands of the data industry. To create a job model, we first define and categorize data convergent talents with balanced competencies in data technology and domain knowledge, and then develop a job model by investigating job areas, scope, activities, and competencies. Design/methodology/approach The research is conducted using the following procedures and methodology. First, we conduct a current status survey on data talent demand, data talent policies, data talent programs, and curricula at home and abroad; second, we collect opinions on the jobs and competencies required for data convergent talents and curricula for talent development through in-depth interview with experts; and third, we present the job areas and job activities of data convergent talents derived from the previous status survey and expert opinions based on the National Competency Standards(NCS). Findings The research findings indicate that there are total of six job roles for data convergent talents, including data scientist, data planner, data architect, data developer, data engineer, and data analyst. It was observed that each of these roles requires the development of common competencies within their respective fields, followed by a need for further specialization into specific competencies within each professional domain.

New series of metal complexes of Co(II), Ni(II), Cu(II), Zn(II), Pd(II) and Pt(II) with 4-(p-chlorophenyl)-1-(pyridin-2-yl)thiosemicarbazide (HCPTS) have been synthesized and characterized by elemental analyses, magnetic moment, spectra (IR, UV-Vis, $^1H$ NMR, mass and ESR) and thermal studies. The IR data suggest different coordination modes for HCPTS which behaves as a monobasic bidentate with all metal ions except Cu(II) and Zn(II) which acts as a monobasic tridentate. Based on the electronic and magnetic studies, Co(II), Cu(II), Pd(II) and Pt(II) complexes have square - planner, Ni(II) has mixed stereochemistry (tetrahedral + square planar), while Zn(II) is tetrahedral. Molar conductance in DMF solution indicates the non-ionic nature of the complexes. The ESR spectra of solid copper(II) complex show $g_{\parallel}$ (2.2221) > $g_{\perp}$ (2.0899) > 2.0023 indicating square-planar structure and the presence of the unpaired electron in the $d_x2_{-y}2$ orbital with significant covalent bond character. The thermal stability and degradation kinetics of the ligand and its metal complexes were studied by TGA and DTA and the kinetic parameters were calculated using Coats-Redfern and Horowitz-Metzger methods. The complexes have more antibacterial activity against some bacteria than the free ligand. However, the ligand has high anticancer activities against HCT116 (human colon carcinoma cell line) and HEPG2 (human liver hepatocellular carcinoma cell line) compared with its complexes.
This study tries to understand the relationship between brand direct, oral communication, competence and insurance service's impact on the resale of insurance products and to suggest ways to efficiently repurchase insurance products. The data collected verified the suitability of the structured model and the causality of each concept, First of all, it is important to give customers an awareness that they are receiving special services for themselves that are differentiated from orthers. Second, customers want to enjoy the benefits of insurance services together by spreading the benefits of insuuance servics to people around them through oral communication. Third, the customer thinks insurance service is the competence of the insurance planner. Therefore, the professionalism of isurance services should be increased. Fourgh, insurance planners should provide customers with quilting information. Finally, an insurance company should develop insurance services that can create a mind that customers receive special services through diversification of insurance services.
Malaysia possesses about 1.56 million ha of Peat Swamp Forest (PSF). The PSF safeguard enormous biological diversity, while providing crucial benefits for the sustainable development of human communities. Numbers of threatened plant species are associated with the PSF, including the commercially important Gonystylus bancanus timber. To prevent significant losses of biodiversity, it is important to manage the PSF for both biological conservation and sustainable use. Equally important is to restore all degraded PSF in an attempt to ensure the PSF ecosystem is suitable for the vegetation to grow and rehabilitate back to the normal condition. Prior to plan any forest restoration program, there is a need to properly map the degraded PSF in order to estimate the forest conditions and determine the vegetations status. Most of the time this need to be done at a landscape level and requires a technology that can provide accurate, timely and reliable information for the planner to make decision. This paper describes a study using geospatial technology in combination with ground survey to classify the degraded PSF in South East Pahang Peat Swamp Forest (SEPPSF), Malaysia, into different degree of vegetation classes. With map accuracy of about 83%, the technique proved to be useful in delineating the different degree of PSF degradation from which the information can be used to properly plan forest restoration program in the area. The final output which is in the form of map can be used in developing a Restoration Master Plan for the degraded PSF areas.
How to distribute fisheries catches from producer to consumer is very important for everybody joined fisheries marketing channels (FMC), because most people are influenced their revenue and expenditure through marketing channels. Many institutions in Korea after 1960's have tried to develop the rationalization of FMC, but they have not gotten the satisfactory results in general in spite of a lot fruits. Comparing with general manufacturing industry, the fisheries industry has some specializations in the marketing channels. It makes them unique structure included wholesale market system similiar to fresh (perishable) food market with expertised technology. Wholesale market collects, distributes the fisheries catches and evaluates in by auction or bidding without consideration of producer's opinion. It is very necessary institution to make a decision to equatible price for fresh food and to play an important role for marketing effectiveness with minimum total transation and with massed reserve among institutions. But it has two weak points to increase the marketing cost and to make products bad fresh (perishable). Therefore, both Producer and consumer want to find the direct channels not to pass through wholesale market and to get more profit. I wanted to explain what problems of traditional FMC are and why the direct channel is necessary as follows in this paper. Chapter II : The types and specialization of FMC Chapter III : The structure and problem of fisheries wholesale market channel Chapter IV Marketing cost of FMC and direct channel I suggested when the direct channel in FMC is designed, new planner must carry out marketing functions which are performanced by wholesaler, middle man and the joined members of auction at wholesale market. In view of consumption area, these functions are : (1) the finding of production partner to make a business ; (2) communication of information ; (3) collecting ; (4) distribution ; (5) selecting and grading ; (6) evaluating ; (7) financing and payment ; (8) organization, in view of consumption area. The government must support also the group or individual of new direct channels to succeed it with (1) furnishing of market information (2) supplying of land and facility (3) financing (4) feed-back of dierct channels totally (5) making an opportunity of communication between producer and consumer. I want to emphasize again wholesale market is necessary and important institution for equatible price of fresh food in spite of the its weak points. At the same time. the direct channels are necessary to reduce the marketing cost and to keep better fresh food.
