학교 BTL사업의 활성화를 위한 학교시설의 수선주기와 수선율 및 내용연수 산정에 관한 연구 -서울시내 초·중·고등학교를 중심으로- (A Study on Standard Repair Periods, Repair Rates of School Facilities for Revitalizing of the School BTL Project)

  • This study purpose is seeing that the independent standard sufficiently reflecting the characteristics of the school facility as the basic material needed to calculate the maintenance and repair expenses is needed to make a more realistic and valid qualitative VFM analysis of the school BTL project. this study attempted to develop the standard for the repair cycle and rate and economic year of the school facility. The quantitative VFM analysis should be conducted based on the repair cycle and repair rate proper to the school facility, not the residential space, when calculating the maintenance and repair expenses of the operating expenses of the school facility. An attempt was made to calculate the repair cycle, repair rate and economic life of 114 component materials of the school facility judged to be able to explain the school field best. And it was confirmed that the repair and maintenance expenses more is needed to be set by about 35% than the existing maintenance and repair expenses.

  • Apartment houses maintenance like remodeling in at issue and the importance is getting higher. On this study, we analyzed a variety of the influence factor affected building's maintenance expenses. circumstance influence factor about maintenance expenses is classified into region(big city, small and medium city), (area of high snowfall), (downpour region), (earthquake region), location(waterfront, inland province), using condition(mixed use, single use), frequency of use(kindergarten, middle school, high school), architecture method(reconstruction, construction).

  • 공공임대주택의 경과연수가 증가함에 따라 시설물의 노후화로 인한 유지관리비용이 급격히 증가하고 있다. 이에 효과적으로 대처하기 위해서는 우선 비용에 대한 정확한 예측을 하고 필요한 재원을 확보하는 일이 무엇보다도 중요하다 따라서 시설물 유지관리비에 영향을 미치는 요인들을 분석하고, 이를 고려한 비용 예측방법의 개발이 필요하다. 공공임대주택 운영관리비의 약 60%를 국가에서 지원하고 있는 미국의 경우는 수년간의 실적데이터를 바탕으로 운영관리비를 효과적으로 예측할 수 있는 방법을 개발하여, 공공임대주택이 적정한 수준에서 잘 운영될 수 있도록 하고 있다. 그러나 아직까지 국내에서는 공공임대주택을 대상으로 운영관리비 영향요인이나 예측 툴에 관한 연구 실적은 매우 미흡한 실정이다. 본 논문은 최근 5년간 공공임대주택에 실제 지출된 운영관리비를 바탕으로, 시설물 유지관리비용에 미치는 영향요인과 요인별 영향력 등을 밝혀냄으로써, 향후 객관적이고 정확한 비용예측 도구를 개발하는데 일조 하고자 한다.

관개용수로의 비용분석에 관한 연구 (Cost Comparisou of Conveyance Systems for Irrigation Districts)

  • This paper compares the estimated total construction and maintenance costs for irrigation canals in six irrigation districts near Pyongtaek. Three conventional canal types were considered: concrete bench flumes, concrete-lined canals, and earth canals. The total expenses for each type were grouped to four catagories: the net construction, land acquisition, maintenance, and other expenses. The construction costs included the assumed costs for conveyance losses from each type of canals. The results from this study support earlier studies that the bench flumes are economically feasible. Initially cheaper conveyance systems like concrete-lined and earth canals demand 'higher maintenance costs and thus, their total expenses are summed to exceed those for the bench flumes within a few years following the construction. Banch flumes are economically justifiable for the main canals of the studying districts. Sensitivity analyses were executed to evaluate the relative importance of each expense to the total cost. The analyses show that total expenses very significantly with the change of the following costs: cost for conveyance losses, net construction, maintenance, and land acquisition, in that order However, other expenses contribute little if not at all to the total. The results indicate that bench flumes should be adopted as main canal structures for most irrigation districts in the Republic.

인구통계적 특성에 따른 자동차 선택의 선호도에 관한 연구 (A Study on the Preference for Choosing an Automobiles according to the Demographic Characteristics)

  • Automobile manufacturing companies should provide the products and service that can satisfy consumers who usually want various kinds of automobiles. This paper studied the relations among several demographic characteristics(gender, age, occupation, income) of consumers and automobile's attributes(engine performance, engine displacement, price, maintenance expenses, color, etc.) and preferred automobile(kind, size, company, price). For the relation research we established a model and related hypotheses and used a questionnaire survey, where 350 subjects were questioned. After the analysis, many statistically significant results are obtained : consumer's gender has relations with the preference for engine performance, engine displacement, price, color, and design; age has relations with the preference for engine displacement, maintenance expenses, free checking during A/S period, etc., occupation has relations with the preference for engine performance, engine displacement, price, maintenance expenses, fuel efficiency, etc. : income has relations with the preference for engine performance, engine displacement, price, maintenance expenses, mileage, reputation of car manufacturing companies, etc.; price and fuel efficiency has relations with the preference for car manufacturing companies. These results suggest the consumer-oriented sales of automobiles and are expected to be helpful for the effective strategy development of automobile marketing.

건설기계 경비의 관리비 구성 분석 및 현실화 (Analysis and Realistic Estimation of Maintenance Cost of Construction Equipment Expenses)

  • 건설공사 표준품셈 기계경비 부분은 1960년대 초 일본 및 미국의 자료를 근간으로 하여 제정된 이후, 극히 부분적으로만 제 ${\cdot}$ 개정되었을 뿐 그 동안의 건설기계와 공법의 발전을 반영하지 못하고 있다. 본 연구에서는 표준품셈 기계경비 중에서 기계손료의 관리비(금리, 격납보관비, 보험료, 세금)를 조사하였으며 합리적인 관리비 산출을 위해 국내 ${\cdot}$ 외 문헌조사, 건설현장 16개소 실사, 그리고 건설기계장비 임대업체 20개사를 대상으로 설문조사 및 인터뷰를 실시하였다. 수집한 자료와 현행 표준품셈의 관리비 산출에 적용되는 수치들을 비교분석한 결과를 토대로 관리비를 새롭게 정의하였다. 관리비의 구성 면에서 금리, 격납보관비, 보험료와 세금 등을 고려하여 6종건설기계와 일반기계를 구분하였고 현실적인 수치를 제시하였다. 본 논문에서 제시하고 있는 각종 자료 및 수치들은 적정한 공사 예정가격을 산정할 수 있는 기초가 될 수 있을 뿐 아니라, 관련 연구의 토대가 될 수 있으리라 기대한다.

도시 및 주거환경정비사업 매몰비용 특성에 관한 연구 - 서울시를 중심으로 - (A Study on the Characteristics of Landfill Expenses on Urban and Residential Environment Maintenance Project - Centered around Seoul City -)

  • Purpose: The purpose of this study is to find out the characteristics of service (landfill) costs (hereinafter, the "landfill costs") applied to the dissolution promotion committee and analyze the characteristics of landfill costs at the time where the dissolution of promotion body is increasing with the authority of the head of local government regarding the territory difficult with the continuous promotion by delaying or suspending the project for a prolonged period or suspending the project through the dissolution of the project body by the promotion committee and cooperative union since the flawless promotion of the maintenance project. Method: After revising the law in February 2012, the survey and analysis is made for the status of applying landfill costs and maintenance project scale of the dissolution promotion committee not confirmed in details around a total of 20 regions, including, 9 regions of redevelopment projects completed with the advance review, 7 regions of re-construction projects and 4 regions of urban environment maintenance projects from the total of 59 regions, Result: The influence on the landfill costs is shown to be greatest in the service expenses and management and supervision on this field has significance for the maintenance project perceived as private project, rather than public project, that the public management is neglected with insufficient presentation of operation criteria and so forth that it displays the tendency to lead to the discrete operation of the project body. In order to enhance the transparency of operating costs for the projects that are led by private capital, it is required to strengthen the role of public sector through enthusiastic intervention by the public sector in standardization of operation criteria, presentation of guideline and so forth.

  • The core services in cloud computing environment are SaaS (Software as a Service), Paas (Platform as a Service) and IaaS (Infrastructure as a Service). Among these three core services server virtualization belongs to IaaS and is a service technology to reduce the server maintenance expenses. Normally, the primary purpose of sever virtualization is building and maintaining a new well functioning server rather than using several existing servers, and in improving the various system performances. Often times this presents an issue in that there might be a need to increase expenses in order to build a new server. This study intends to use grid service architecture for a form of server virtualization which utilizes the existing servers rather than introducing a new server. More specifically, the proposed system is to enhance system performance and to reduce the corresponding expenses, by adopting a scheduling algorithm among the distributed servers and the constituents for grid computing thereby supporting the server virtualization service. Furthermore, the proposed server virtualization system will minimize power management by adopting the sleep severs, the subsidized servers and the grid infrastructure. The power maintenance expenses for the sleep servers will be lowered by utilizing the ACPI (Advanced Configuration & Power Interface) standards with the purpose of overcoming the limits of server performance.

전동차 유지보수 개선방안에 관한 연구 (A Study on the improvement of rolling stocks maintenance)

  • Safety and punctuality in the subway are considered as critical factors. This system is composed of many factors like signals, rails, electrical power sources, rolling stocks. The effective inspection should be carried out at all the times for the safety and punctuality. Purpose of the rolling stocks maintenance is to offer the optimum condition of vehicles, and minimize the maintenance expenses. This paper suggests appropriate maintenance period of rolling stocks to enhance the utility efficiency in SMSC.

공공임대주택 수선비 지출 실태에 관한 연구 (A Study on the Maintenance Expenses of the Public Rental Rousing)

  • 공공임대주택은 공공이 건설, 소유하고 관리하는 임대주택으로 사업주체는 건설부터 폐기처분에 이르는 전 과정을 관리하게 된다. 일반분양주택 사업주체가 초기투자비에 적극적인 관심을 보이는 반면, 공공임대주택 사업주체는 초기투자비와 더불어 건물의 유지보전을 위해 지출되는 수선비에 관심을 기울이지 않을 수 없다. 하지만 국내 공공임대주택의 수선비용은 단지 회계상의 지출요소로 관리되어 왔을 뿐, 체계적인 실태조사 및 분석에 대한 선행연구가 많이 부족한 실정이다. 따라서 본 논문은 공동주택 LCC모델링이나 수선비 예측모델의 신뢰성 향상 및 실무적 활용성 제고를 목적으로 공공임대주택에 지출된 수선비 실적자료를 바탕으로 통계적 방법을 활용, 경과연수와 지출비용과의 관계, 단지별 수선비 지출차이, 준공 후 시기에 따른 수선비 지출 경향에 초점을 맞추어 실태를 분석하였고, 단지별 수선비 지출격차가 발생하는 원인과 경과 연수에 따른 수선비 변화의 특성을 파악하여 제시하였다.
