시스템 다이내믹스 기법을 활용한 성남시 토지이용수요 예측에 관한 연구 (A Study on Prediction of Land Use Demand in Seongnam-city Using System Dynamics)

  • 본 연구는 시스템 다이내믹스 기법을 활용하여 성남시의 토지이용수요를 예측하고 가족구조 변화와 토지이용밀도 조정정책이 토지이용수요에 미치는 영향을 모의실험하는데 연구의 목적이 있다. 이를 위해 분석모형을 설계하고 시뮬레이션 결과를 통해 시간의 흐름에 따른 토지이용수요의 변화를 살펴보았다. 분석결과에 의하면, 2035년 기준으로 주거용지는 2.08km2, 상업용지는 1.36km2의 추가 공급이 필요하고, 공업용지는 현재 공급면적으로 수요를 충족할 수 있는 것으로 나타났다. 한편, 기본 모형에서 변수값을 변경하여 세가지 정책실험을 실시하였다. 첫 번째 정책실험에서는 가구원수가 기본 모형에 비해 급격히 감소할 경우에는 주거용지가 최대 7.99km2 추가공급이 필요한 것으로 나타났다. 두 번째 정책실험에서는 아파트 용적율이 200%에서 300%로 상향하면 현재의 성남시 주거지역 공급면적으로 주거용지 수요 충족이 가능하였다. 세 번째 정책실험에서는 상업지역 평균층수를 4층에서 5층 상향하고 상업지역 건폐율을 80%에서 85%로 상향하더라도 상업용지의 수요가 성남시 상업지역 공급면적을 초과하는 것으로 나타났다. 본 연구는 시스템 다이내믹스를 활용하여 토지이용수요 예측의 새로운 분석모형을 제시하고, 성남시의 실제 도시계획 현황 및 통계치를 적용하여 모형을 실증하였다는데 연구의 의의가 있다. 향후 성남시 토지이용수요 예측 및 분석 모형의 정교화를 위한 후속연구가 이루어져야 할 것이다.

GIS의한 대기오염과 토지이용상태와의 상관성분석에 관한 연구 (Study of Air Quality and Land Use Correlation using GIS)

  • This study analyzes interrelationship with air pollution quality and land use patterns using GIS. The relationship can be obtained via three steps: (1) making out air pollution map from air pollution information of study area, (2) dividing land use patterns into residential area, commercial area, industrial area, traffic concentrated area, and non-polluted area, and (3) spatial overlaying analysis of GIS. Moreover, through analyzing air pollution quality by land use patterns, pollution sources can be identified. The results also coincide with the characteristics of conventional air pollution finding. More detailed analyses using articulated on site air pollution quality measurement databases are needed to correctly identify the pollution sources through finding interrelationship with land use patterns and air pollution Quality using GIS. The developed method can help trace the path of pollution sources and plan urban land use projects.

  • It can be important framework data to monitor the change of land-use pattern of river boundary in design and management of river. This study analyzed the change of land-use pattern of Gab- and Yudeung River using time-series aerial images. To do this, we carried out radiation and geometric correction of image, and estimated land-use changes in inland and floodplain. As the analysis of inland, the ratio of residential, commercial, industrial, educational and public area, that is urbanized element, increases, but that of agricultural area shows a decline on the basis of 1990. Also, Minimum Distance Method, which is a kind of supervised classification method, is applied to extract water-body and sand bar layer in floodplain. As the analysis of land-use, the ratio of level-upped riverside land and water-body increases, but that of sand bar decreases. These time-series land use information can be important decision making data to evaluate the urbanization of river boundary, and especially it gives us goodness in river development project such as the composition of ecological habitat.

  • The purpose of this study was to carry out land use suitability analysis of Seoul Metropolitan City based on ecopolis planning concept or environmentally sound and sustainable development. Objectives of the analyses were to save energy by increasing urban density and allocating urban land use types near to public transportation system, to increase food producing capacity by restoring fertile agricultural lands, and to enhance urban ecosystem by expanding and networking parks and green spaces. This study has two phases. First, the land use suitability analyses for commercial, industrial, residential, agricultural, and green spaces were carried out. Second, required urban land use .types were allocated based on ESSD concept. Two alternative land use plans were developed based on two population sizes:existing population of 11million and 4.4million derived by the application of ermergy theory of T. Odum.

Classification of Land Cover on Korean Peninsula Using Multi-temporal NOAA AVHRR Imagery

  • Multi-temporal approaches using sequential data acquired over multiple years are essential for satisfactory discrimination between many land-cover classes whose signatures exhibit seasonal trends. At any particular time, the response of several classes may be indistinguishable. A harmonic model that can represent seasonal variability is characterized by four components: mean level, frequency, phase and amplitude. The trigonometric components of the harmonic function inherently contain temporal information about changes in land-cover characteristics. Using the estimates which are obtained from sequential images through spectral analysis, seasonal periodicity can be incorporates into multi-temporal classification. The Normalized Difference Vegetation Index (NDVI) was computed for one week composites of the Advanced Very High Resolution Radiometer (AVHRR) imagery over the Korean peninsula for 1996 ~ 2000 using a dynamic technique. Land-cover types were then classified both with the estimated harmonic components using an unsupervised classification approach based on a hierarchical clustering algorithm. The results of the classification using the harmonic components show that the new approach is potentially very effective for identifying land-cover types by the analysis of its multi-temporal behavior.

  • 칠곡군은 1995년 이후 인구증가율 2.79%를 나타내는 도 농 복합도시로써 산업단지와 농공단지가 입지해 있으며 농경을 위한 경작지와 향후 산업단지의 조성에 따른 토지가 요구되는 특성을 가진 도시이다. 최근 국 공유 재산과 관련하여 불필요한 유휴재산을 관리청이 과다 보유 하여 활용도가 저하된다는 지적과 함께 선진화된 시스템을 구축하기 위한 노력이 일어나고 있다. 따라서 본 연구에서는 칠곡군의 국 공유 일반재산 중 실제적인 수요가 발생할 수 있는 가용토지에 관하여 경제적 가치를 매각대상과 임대대상으로 구분하여 평가 하였다. 분석 결과 칠곡군이 보유하고 있는 가용토지와 경제적 가치가 읍면별로 각기 상이한 특성을 나타내는 것을 확인 할 수 있었으며, 합병 가능한 토지를 합필하였을 경우 발생하는 변화량을 수치적으로 확인 할 수 있었다.

미얀마 개발사업 추진시 토지권리 확보방안 : 외국인투자 및 토지제도를 중심으로 (Securing Land Rights in Myanmar Development Project : Focusing on Foreign Investment and Land System)

  • Despite the longing for democracy of most people, Myanmar has missed opportunities for social and economic development by military dictatorship. However, since 2010, the civilian government has gained new opportunities for reform. After turning to economic reform, developed countries such as the US and EU lifted the economic sanctions that they had taken in the past. As a result, it is growing rapidly compared to neighboring countries due to attracting foreign capital, tariff benefits on export items, and expansion of industrial infrastructure. Despite the increased investment value due to economic growth and democratization, the complex and customary land system of Myanmar must be an uneasy factor in securing stable land rights when entering overseas markets. Therefore, this study sought the method of securing the land rights in the development project through the analysis of the foreign investment system in Myanmar and the investigation of joint development cases. The results of this study are as follows. First, the acquisition of land use rights at the early stage of development can be considered through the foreign investment system. Under the Foreign Investment Law and Myanmar Investment Law, the land can be used for up to 70 years, and Under the Special Economic Zone Law, the land can be used for up to 75 years. Second, in relation to land compensation, it is required to establish a detailed resettlement plan for the indigenous people as the difficulty of land acquisition is expected due to the recent democratization trend and strengthening the voice of residents. Third, land use at the operational stage can be achieved by leasing the land from developers, and this will be the most realistic plan at present. In other words, the developer can directly develop the land created under the Foreign Investment Law and the Special Economic Zone Law, or Sub-lease and transfer the land use right to a third party.

다양한 지표모형을 활용한 토양수분 예측 성능 평가 연구 (A Study on Soil Moisture Estimates Performance Using Various Land Surface Models)

  • Soil moisture is significantly related to crop growth and plays an important role in irrigation management. To predict soil moisture, various process-based model has been developed and used in the world. Various models (Land surface model) may have different performance depending on the model parameters and structures that causes the different model output for the same modeling condition. In this study, the three land surface models (Noah Land Surface Model, Soil Water Atmosphere Plant, Community Land Model) were used to compare the model performance (soil moisture prediction) and develop the multi-model simulation. At first, the genetic algorithm was used to estimate the optimal soil parameters for each model, and the parameters were used to predict soil moisture in the study area. Then, we used the multi-model approach based on Bayesian model averaging (BMA). The results derived from this approach showed a better match to the measurements than the results from the original single land surface model. In addition, identifying the strengths and weaknesses of the single model and utilizing multi-model methods can help to increase the accuracy of soil moisture prediction.

Environmental Impacts of Port and Industrial Development Along the Thi Vai River

  • Ba Ria - Vung Tau province in Southern Vietnam is one of the fastest economic growing areas in the country, characterized by the rapid port and industrial development along the Thi Vai river. The socio-economic situation of the area has generally been improved; however, its part of the local inhabitants has not gained benefits from the changes. 35 surface water samples and 25 sediment samples were analysed with the interpretation of the SPOT images for 1995 and 2005. The data showed that rapid port and industrial development have resulted in significant losses of mangroves and agriculture land. The surface water was seriously polluted, particularly in terms of organic materials and suspended solids. It contained high and increasing oil concentrations. The river sediment was saline and slightly alkaline. It was heavily reduced, organic-rich, and contaminated with oil and heavy metals (Cu, Pb, and Cr).

  • 본 연구에서는 수요에 기반한 해외산업단지 조성을 위해 베트남과 인도네시아를 대상으로 제조업 부문 투자유치 분야와 한국기업의 해외진출 현황을 살펴보았다. 또한, 산업단지 등에 입주한 국내기업을 대상으로 설문조사를 실시하여 해외진출의향에 대한 세부사항을 분석하였다. 그리고 앞서 조사한 투자유치 분야와 해외진출 희망업종 및 기진출 업종을 상호 연계함으로써 기진출 업종과의 연계, 신규시장 개척을 위한 유치분야 진출, 국가별 특화전략 도출 등 해외산업단지 조성방안을 제시하였다. 이러한 특화전략은 중점국가를 대상으로 국내외 니즈를 반영한 해외산업단지 기업유치계획 수립 시 기초자료로 유용하게 활용될 수 있을 것이다.
