This study was designed to examine the effects of housing values on housing satisfaction model. The empirical model of this study was based on the Goulart(1982). Data were collected through questionnaire survey, and the sample consisted of 285 households in Kimhae. Housing values were grouped into four clusters : the health and convenience value, the personal and social value, the location value, and the economic value. The major findings were that 1) the concordance between values and the actual housing conditions contributes significantly to the prediction of housing astisfaction, and 2) the control variables including sociodemographic and economic characteristics and housing values themselves did not directly influence on housing satisfaction.

The younger than the elder, and Seoul resident than outskirts resident had higher economy oriented housing value. Also home owner than tenant, and the higher tradition oriented group had stronger intention to live in cohousing than others.
Background and objective: A great deal of previous research has highlighted the value of educational and cultural facilities embedded in housing prices, by taking a large spatial area as the focus, such as the city or district level. However, few studies have investigated the extent to which educational and cultural facilities influence the formation of housing prices from an accessibility perspective. This study aims to identify the value of educational and cultural facilities embedded in the housing prices in Seoul Metropolitan City with a focus on the concept of the residents' neighbourhood and accessibility. Methods: To this end, this research used a spatial regression model with educational and cultural facilities as the independent variables and housing prices as the dependent variable. The model assessed the accessibility of cultural and educational facilities by considering geographic effects. Results: The findings are as follows. First, the spatial error model was found to be the best fit for multi-unit housing, while the spatial lag model was more appropriate for single-unit housing and apartments. Second, private educational facilities and art museums had positive effects on single- and multi-unit housing prices, while historical sites had a negative effect. Finally, private educational facilities positively influenced apartment prices, whereas public libraries and urban park areas had a negative effect. Conclusion: These findings indicate that the accessibility of educational and cultural facilities reflects residents' preferences and needs, which will ultimately influence housing prices.

This study is a theoretical approach by literature about life style and housing life style. The purpose of this research is making an analysis model of housing life style which can be used as a conceptual framework in empirical study. the theme of‘Life style’was studied mainly in the area of consumerism and housing. Model was made to explore the sub-domain of new analysis model by the microsociological approach. As results, 1) Independent variable of housing life style research model must be selected to be possible of comparison in effect of objective and subjective variable and in effect of predictive function and well-being function of housing life style. 2) Sub-domain of housing life style must be consisted of value orientation of family life, consumption in house, consumer durables, furniture., and propensity to using space. 3) Conceptual model of housing life style must be tested in empirical study to know what is the housing adjustment behavior of individual family, to improve quality of housing life and to suggest housing policy for family as a consumer.
The purpose of this study is to find the apartment Choice and Housing Satisfaction by the Housing Value Segmentation. Survey questionnaires were conducted on 1103 married women from three residential areas in Daegu. Data were analized by SPSS package program. Major findings are the following: Quality oriented type preferred environment oriented and multiple apartment. Safety investment type answered the bases of the information as of sales/model house, real estate office, oral information from relative neighbor. Ostentation negative type is dissatisfied for the present apartment were listed such as inconvenient inner structure and inner space, education environment for children, privacy protection, convenient transportation for the urban area. In an aging society, as the number of people with disabilities increases concerns are raised about the quality of life of these people and their access to a safe environment becomes important. The purpose of this study is to find out the value of accessibility as an attribute of housing. To estimate the value of accessible, barrier-free housing, this study uses the Contingent Valuation Method (CVM) and analyzes the factors which affect the Willingness To Pay (WTP) of survey respondents by using Survival Analysis. In addition, the importance and satisfaction of barrier-free facilities in the dwellings of survey respondents was investigated. Since aging could be an important factor in influencing the need for accessibility, this study surveyed two age groups, one group (212 respondents) of people below the age of 65 and the other (162 respondents) of people above 65. The results of this study show that respondents would pay on average 2.67% more for being barrier-free when answering an open-ended question and 3.87% more for barrier-free housing when using the double referendum model. This is the increase in value that the respondents perceive as a consequence of removing all the architectural barriers from a dwelling. On average, elderly respondents would pay 2.99% of housing price for accessible features compared to 4.40% of the younger group. However, if the elderly who have willingness to pay for accessibility, the value the older group put on barrier-free housing was higher than the value perceived by the younger group. Factors that influence the WTP are importance of barrier-free facilities, education level and housing type. The value of dwellings without barriers estimated in this study shows the potential size and value of this kind of housing market to the housing development sector.
House price prediction is a significant financial decision for individuals working in the housing market as well as for potential buyers. From investment to buying a house for residence, a person investing in the housing market is interested in the potential gain. This paper presents machine learning algorithms to develop intelligent regressions models for House price prediction. The proposed research methodology consists of four stages, namely Data Collection, Pre Processing the data collected and transforming it to the best format, developing intelligent models using machine learning algorithms, training, testing, and validating the model on house prices of the housing market in the Capital, Islamabad. The data used for model validation and testing is the asking price from online property stores, which provide a reasonable estimate of the city housing market. The prediction model can significantly assist in the prediction of future housing prices in Pakistan. The regression results are encouraging and give promising directions for future prediction work on the collected dataset.

We proposed imputation strategies for the Population and Housing Census 2000 in Korea. The total area of floor space and marital status which have relatively high non-response rates in the Census are considered to develope the effective missing value imputation procedures. The Classification and Regression Tree(CART) is employed to construct the imputation cells for hot-deck imputation, as well as to predict missing value by model-based approach. We compare three imputation methods which include CART model-based imputation, hot-deck imputation based on CART and logical hot-deck imputation proposed by The Korea National Statistical Office. The results suggest that the proposed hot-deck imputation based on CART is very efficient and strongly recommendable.
This study was designed to find tendencies of housing value orientation of the model steel house visitors. Questionnaires were collected in June, 1997, 1,550 in total, 508 cases from Seoul, 456 cases from Pohang, and 486 cases from Kwangyang. Data were analyzed in terms of housing value orientation, using statistical methods including frequencies, mean, percentages, chi-square test and multiple regression. The major findings are as follows; 1. The subjects were highly educated(64% of them were college graduates) with the monthly income over 2,000,000won(approximately $1,540). The average monthy income of the subjects in Seoul, about 4,000,000won($3,070), was much higher than that of other areas. Most of the subjects were condominium owners(72%), who preferred single detatched houses or town houses located in suburban areas. 2. Differences in general tendencies among the three regional groups were statistically significant. Most significantly, subjects living in Pohang regarded the reputation of the building construction company most importnat. Subjects of all three regional areas, especially in Pohang, emphasized investment value. The price of the steel house was regarded as very important by all the groups tested. The housing value orientation was analyzed in 3 aspects; (1) Facility.Plumbing.Structure(FPS), (2) Interior space formation.Design(ID) and (3) Developmental complex.Near Environment(DN). Interior environment level, stability of house structure, and finighing state of interiors were identified as the important factors in the area of FPS(p<.05). The Interior plan organization was the most important factor among ID. As for DN, rated importantly were educational facilities, green areas, convenience of commercial facilities within the developmental complex were rated importantly.
