  • This study was intended to examine the effects of socioeconomic status on housing values, norms, and behaviors of young households. The purpose was accomplished using the Life Style Survey of 2001 in Ulsan, and the data from 370 households were analyzed. The importance of household income and current housing size which are used as a proxy for socioeconomic status in explaining housing values, norms, and behaviors were once again confirmed in this study, even if there were some other significant variables. This implies that housing values, norms, and behaviors tend to change according to the socioeconomic characteristics of the households under the conditions of controlling demographic ones.

  • The purpose of this study was to investigate housing cost burden of U.S. households according to current and previous tenure types and explore influences on their housing affordability. The public-use microdata of the 2009 American Housing Survey was analyzed in the following two stages: In the first stage, households were classified into eight groups by combining their current and previous tenure types, year moved into current housing units and mortgage status of current owners and their characteristics were compared. In the second stage, the factors that influenced the housing cost burden by each combined tenure group were explored using multiple regression analyses. The findings are as follows: (1) The mortgage status was more influential than the previous housing experiences of owner households to distinguish one owner household from another. (2) Renter households who had been owners of previous housing units showed significantly different characteristics compared to continuing and new renter households in terms of income, educational attainment, and householder's marital status as well as housing costs and housing cost burdens. (3) To see the multiple regression analysis results, households with different current and previous tenure types were found to have different factors that influenced the housing cost burdens. In addition, household characteristics were found to have significant influences on housing cost burdens as strong as cost-related variables such as annual mortgage payments and rent per square footage.

  • Sharehouse has been supplied as an alternative to solving the steadily increasing one-room housing problem of single-person households every year, and it is necessary to investigate the satisfaction of residents who actually live in sharehouse through P.O.E. Therefore, this study analyzed priror researches related to the existing one-person households, sharehouses, and satisfaction surveys, and summarized indicators with high relevance and frequency to derive satisfaction survey factors that can clearly evaluate the improvement architectural plan of sharehouses. As a result, it was classified into 4 items in the 'general information' category to investigate the status, housing rental type, and housing cost of the sharehouse, 15 factors in the 'peripheral environment' category to evaluate the safety, 3 factors in the 'community' category, and 17 factors in the space (facility) and service category. In the "General Information" section, the overall one-person housing satisfaction, desired sharehouse type, housing rental type, housing cost, and living expenses were reduced. In the "Surrounding Environment", accessibility to public office, accessibility to cultural facilities, accessibility to medical facilities, accessibility to work and school, convenience stores, noise pollution and safety. In addition, in the "community" section, it consists of interactions with various people, relationships with housemates and in the "space (facilities) and service" section, heating, waterproof, soundproof, ventilation, moisture and condensation blocking, facility management, interior, room size, built-in furniture, storage space, laundry, parking. Most of the scales for each factor were 5-point Likert scales, allowing evaluation of the degree of satisfaction, and some factors presented criteria to induce structured answers. Therfore, it is expected that the survey will be conducted on residents who actually live by deriving factors for the satisfaction survey of one-person households living in the sharehouse, and the current status of the sharehouse will be identified, and the degree of satisfaction will be analyzed to be used for research.

  • This study aims to analyze the housing satisfaction of 55 years and older (55+) single-person householders in U.S. urban communities with the 2011 American Housing Survey Data. Single-person householders younger than 55 years of age (55-) were used as a reference group. Housing Adjustment Theory was used to develop a research framework to depict the relationships of housing satisfaction (dependent variable) with demographic and housing variables (independent variables). The regression analysis revealed that age, health status, government income, race, gender, age of house, housing quality, neighborhood, structure type, and tenure status had a significant effect on housing satisfaction levels of both those aged 55- and 55+. However, for the cohort of 55+, education, census region, housing affordability, and structure size also affected their housing satisfaction. Neighborhood satisfaction had the strongest effect on housing satisfaction of both groups. These variables were discussed in terms of resources and constraints contributing to their housing satisfaction. This study highlights the present and future housing trends and challenges of U.S. single householders in U.S. urban communities.

First, currently the SHCs are managed by a joint control type, and the preferences of the residents' showed the similar way. Because of this status, the SHC planning is supposed to have the self-governing management and community space to support the activity of their community. Second, most SHCs doesn't have many public facility, in contrast, each house has various exteriors. This result shows the residents want more to develop their own houses' exterior than that of the SHC's public facility. Prior to plan the SHC, a program should be considered to give better understanding to residens what is the complexed life and make them choose what they really want to have. Third, the studied SHCs' renovation activities are commonly focussed on the exteriors. This shows the residents' life style is focussed more on the out-door life. The planning for the future SHC is supposed to have the points that could follow up the out-door friendly situations.

The results of this study are as follows; First, as to the usage status survey for the SCS, there is a difference in the degree of usage according to their locations. Second, as to the analysis of the SCS through a mental map, the sketch map analysis is found to be a useful research method for the SCS planning by actualizing the residents'behavior characteristics. In detail, the main characteristics in the SCS planning are nearness, centrality, intimacy, combination of facilities and the connection with the main paths of the complex.
