  • Purpose: Long-life housing causes unavoidable cost increase while providing higher durability, flexibility, and repair easiness compare to those of normal apartment. The effectiveness should be evaluated considering the level of passing mandatory Long-life housing Certification System when supplying specific size of apartment complex. Thus, it is essential to identify the estimated costs and the obtainable grade by applying the optional element technologies selectively during the design phase. This study aimed to suggest the technology influence matrix(TIM) to support decision-making of element technologies in planning stage of long-life housing. Method: The technology influence matrix was established based on the property information about applicable element technologies for long-life housing such as construction methods, interface types, cost data, and certification-related characteristics. The usefulness of TIM was verified through case study, in which TIM was applied to the exclusive housing unit and the influences from four areas of quantity, cost, certification, and schedule were identified and calculated. Result: TIMs covering four areas representing the essential planning factors were developed, and are expected to contribute to sound decision-making in planning long-life housing.

The collapse of housing market bubble in United States generates the global financial crisis at the worldwide level. The housing market bubble question the efficacy of fundamental proposition of orthodox economics based on the rationality of human choice. According to neuroeconomics and neuroscience, emotion and affect play the important role in purchasing the commodity in retails market. On the basis of the neuroeconomics, this study focuses on the role of affect and emotion in the purchase of subprime loan in United States. Robert Schiller suggests that one of the causes of housing market bubble is the contagion effect of human belief in the society. The structure of this paper is as follows. First, this study investigates the mechanism of human brain and role of various neurons to influence the human behavior in the purchase of house in United States, such as Dophamine neuron and mirroring neuron. Second, this study shows the possibility that the mirror neuron might explain the contagion of human belief in housing transaction market. It can be a seed of housing market bubble. Furthermore, this study show the implications of neuroeconomics is suggestive to the negotiation process in commercial policy in United States.

  • This study was conducted to examine housing preferences among single-person households and to propose guidelines for housing design choices for single people. One hundred and sixty responses to the questionnaire developed by this researcher were analyzed utilizing frequencies, percentages, and t-tests. There were significant differences between single households and non-single households in various aspects of housing preferences. Differences were found in the desired type and size of housing, needed amount of space, and the importance of space itself. Single persons wanted to live in a small apartment, about 83.45$m^2$ (25.29 pyung) size. They consider the bathroom and the master bedroom more important than the living room and kitchen. They prefer to have specifically function-oriented rooms such as shower, home office, computer room, exercise room, or leisure space. Single persons consider information-technological facilities within an apartment very important. They would like to adopt automatic and electronic technology in the house, such as optical communication network, automatic air-cleaning system, and internet TV. Housing preferences differ significantly according to socio-demographic variables such as gender and age. I propose in this study a small-sized, information-, high-tech- and leisure-oriented design that corresponds with the actual housing preferences of the single-person households.

  • Skeleton/Infill Housing in Japan was developed in 1979 in order to provide a solution to the modem problem of the need to flexibly respond to diversified demands for housing, and to establish a social basis of housing as public housing complexes are realized. In this system, the "skeleton" like building structure, which has a social nature, is separated from "infill" such as interior furnishings, which have more individuality, The public body was the unified supplier of the skeleton, and the private sector satisfied each household's needs in tenus of infill using a demander participation approach, Today however, Skeleton/Infill Housing is required to solve an entirely new housing problem, necessitating a dramatic change of infill. For this reason, this study aims to clear the infill within the system and propose a more flexible system which can provide appropriate information to improve the infill.

  • This paper stems from information accumulated from extensive literature review, a pilot study and a formal interview for an ongoing research on housing privatization implemented by the government-linked companies in Malaysia. Through extensive literature review, issues pertaining to housing privatisation were identified. Expectations of public sector, outcome of housing privatisation and factors influencing such outcome have also been tentatively confirmed through pilot study and an ongoing postal survey. A formal interview with a project director of independent Public-private partnerships (PPP) organization in UK has also inspired some useful lessons for the local housing industry. Different modalities of PPP from various countries show that while housing privatization pose several problems, mitigating them is possible through appropriate strategies.
