A Study on the Standardization of the Built-in Wardrobe by Housing Inside Dimension (공동주택 안목치수 설계기준에 의한 붙박이장의 표준화방안 연구)

  • Built-in wardrobe is constructing after ordering and making, because built-in wardrobe's size is fixed as housing measurement. It is hard to speak built-in wardrobe components of construction in these ways, and application of an MC (Modular Coordination) design system is meaningless too. And above all, measurement before construction isn't to expect standardization, and to increase custom-made furniture. So I suggest the standardization of built-in wardrobe utilizing standard last finish and reference plane in order to prevent an evil influence of built-in wardrobe's construction. And we utilized a reference plane, and we present construction document and design plan in order to solve these problems. The first stage, we investigate manufacture of a preferential domestic system kitchen and construction state, and we derive from a problem in viewpoints of standardization for this. And we analyze an effect got by application of the assembly basis aspect that we presented, and we can raise efficiency of standardization of housing and construction industry, and we light ultimately up. I will apply a standardization plan as above, and define that this assures a standardization of components and an economic effect.

Analysis on Accuracy and Indigenity of Landscape Plants Species in Planting Design and Construction (식재설계 및 시공시 조경수종 사용에 있어서의 정확성과 자생성 분석)

  • The purposes of this study was to investigate accuracy and indigenity of landscape plant species in planting design and construction at housing complex and offer basic data for improving precision of planting construction. The scientific name of landscape plant species was described in planting drawings at only two sites among twelve survey sites. According to analysis on indigenity of plant species in planting drawings, it was found that the component ratio of foreign species was the highest and the component ratio of native species at public housing complex was the lowest. The component ratio of landscape plant species in planting construction was severely differed to that of planting drawings. Also the component ratio of cultivar was higher than that of planting drawings due to planting of sevveral cultivars for one species in planting drawings. In the result of accuracy analysis on landscape plant species in planting construction, it was found that mean ratio of inacccurate species was 33.2% at public housing complex, 29.6% at local company housing complex and 26.4% at nationwide company housing complex. It was found that several cultivars were planted for one species in planting drawings. The representative species which were planted by several cultivars were Camellia japonica, Rododendron spp., Prunus spp. and Magnolia spp. and so on. In order to promote the precision and speciality of planting design and construction, scientific and cultivar name of plants should be described in planting drawings.

  • Recently, lots of research are going on relation to Improving the Flexibility through all of construction I industry in that space, materials, structure, construction method, etc. The style , space and pattern of housing have been changing by reason that satisfying change of residential environment at the needs of the times, transformation of future-oriented construction trend and recognition of demand-oriented. Therefore, this study should suggest alternations through comparing and analyzing to construction factor of improving the Flexibility, and then should show direction and guideline for realizing actual a long life housing at the next generation through applicable and various classification examples in apartment housing.

  • As the business environment for construction enterprises has been worse, the level of their dependence on public projects increases. Under these circumstances, the public owners should pursue more efficient management process and make continuous efforts to establish strategic project-oriented organizations. There are growing concerns on owners' role with the recognition that the public owners are the key stakeholders to improve effectiveness in public sectors and reinforce competitiveness of entire industry. This study reviewed the characteristics of public construction projects with the concept of program, evaluated the current status of program management capabilities, and discussed the requirement for effective program management.

  • With the recent global trends in environmental preservation, the importance of sustainable construction is being highlighted in Korea. In particular, the trend is being discussed about life cycle of the apartment houses in various aspects. However the Korean construction market and housing policy have been increasingly focusing on supplier. Structures become progressively obsolete after a certain period, but their durability can be extended with proper maintenance management. Accordingly, if maintenance management on the structures is made efficiently, waste of construction energy and damage to the environment and economic loss due to early demolition and reconstruction can be effectively prevented. Therefore, this study aims to suggest the user manual design for the efficient maintenance in apartment housing

  • Recently, by applying the 4th industrial revolution technologies such as A.I., IoT, and big data to general residential infrastructure, various application services of residential-based are provided to residents through linkage and utilization between technologies. Accordingly, smart housing system is increasing as advanced living spaces that can improve the quality of life and convenience of residents. Such a smart housing is expected to be an item that can create new demands and markets in the construction industry since it provides a new paradigm that combines construction technology and IT by combining IT technology with existing construction industry. Based on this, it is expected that it will be possible to gradually develop large-scale markets such as smart buildings and smart cities. In this paper, therefore, we propose an artificial intelligence multiplex smart housing system as an intelligent platform that can autonomously manage and control the size of places and spaces, used for various purposes based on smart housing technology by using artificial intelligence systems.

The Influence of Early Government-sponsored Housing on the Modernization of Korean Housing: From Post-Korean War to Late 1960s

  • The construction of government-sponsored housing in Korea began in the early 1950s. Beyond fulfilling the housing shortage after the Korean War, it also impacted the development of housing in Korea. The aim of this study is to explore the construction and supply of government-sponsored housing and to discuss the positive and negative influences on the modern housing in Korea. In order to achieve the objectives, the pictures and floor plans, newspaper articles and the KNHC publications, which led the public housing supply from 1950 to 1960, were examined. Results indicate as follows: First, government-sponsored housing industrialized the housing production, which satisfied the volume need. The simplified floor plan and exterior, along with the western characteristics, created a new urban landscape. Second, the distinct characteristics of Korean housing were established. By emphasizing development and financial practicality, large scale housing complexes were built with simplified, characterless, and mechanical exteriors in a disconnected territory with neighbor district. Third, government-sponsored housing became the major accelerator to westernize the Korean housing culture. In conclusion, the principles of functionalism of government-sponsored housing have become the fundamental root of Korean housing since the war.

Analysing Construction Cost Index Fluctuation on Apartment Housing (공동주택 건설공사비지수의 변동추세 분석)

  • The basic type construction cost which is the base of the building cost estimation is being adjusted according to the price changes by utilizing the apartment construction cost index in order to flexibly operate it. In this study, we analyzed the change trends and characteristics of the housing cost index for the basic type building cost model project operated from September, 2012 to March, 2018. As a result, the increase in material costs is slight while the share of the labor cost increased in the construction cost due to the rise of labor unit price, leading to a perceived increase in sensitivity of labor costs. We should be careful to keep the sensitivity of the material cost and the labor cost to an appropriate level so that the index may not be distorted.

  • Establishing housing supply strategies in Korean housing market is a crucial issue due to contradictory but concurrent two problems in market; one is the unstable working-class residential and the other is the high vacancy rate by the low-level of sales rate. Although government has been continuously implementing various supply policies in an attempt to evenly distribute houses as well as to keep supply and demand in balance, it is difficult to satisfy all of stakeholders, such as housing consumers, housing owners and housing suppliers. This paper, therefore, applies a system dynamics methodology and offers a dynamic and integrated model encompassing for-profit behaviors of each market participants. The proposed model simulates the future trends of house prices, the balances between supply and demand, construction companies earnings and vacancy rate when applying various housing supply scenarios. From the simulation result, recent governmental small-size rental housing supplies in bulks should utilize private construction companies to stabilize housing distribution rate and private supply system as well as the supply and demand are well balanced.

  • This paper stems from information accumulated from extensive literature review, a pilot study and a formal interview for an ongoing research on housing privatization implemented by the government-linked companies in Malaysia. Through extensive literature review, issues pertaining to housing privatisation were identified. Expectations of public sector, outcome of housing privatisation and factors influencing such outcome have also been tentatively confirmed through pilot study and an ongoing postal survey. A formal interview with a project director of independent Public-private partnerships (PPP) organization in UK has also inspired some useful lessons for the local housing industry. Different modalities of PPP from various countries show that while housing privatization pose several problems, mitigating them is possible through appropriate strategies.
