  • Recently, The percentile of the apartment housing within the apartment construction of domestic is increasing daily. Especially the construction duration in apartment construction is an very important factor which affects project cost. Therefore the construction companies the effort to shorten construction duration. The influence factors of the construction duration are analyzed to shorten construction duration through this tendency. The shown factors are needed to assessment method efficiently. This study is to suggest a method for the assessment of influence factors about the shortening of the construction time in apartment housing based on the FMEA(Failure Mode and Effect Analysis) method.

A Study of the Administrative Tribunal Cases about Violation of Law of Housing Projects (주거건축과 관련된 건축위법행위 행정심판판례 연구)

  • The purpose of this study was to analyze the architect's Administrative Tribunal cases related to housing projects. We collected the 271 decisions of Administrative Tribunal cases from 1985 to 2001 through the Ministry of Legislation data base. As a conclusion of research, most of cases are caused during design process and supervision of construction which are major roles of architects. We can find out that the number of cases of Administrative Tribunal about housing is 10% more than other types of building. And this situation is more serious in supervision building phase. It proves that housing project has more possibility of violation of law than other types. Because it belong to an economic problems. In Korea, clients of housing project tend to take more profits by taking an illegal acts; like enlargement of a building, construction border violation. illegal construction balcony and so on. And architect who roles to be a supervisor is liable to these problems but he has not much authority and economical benefits. Through this research we can analyze this situation and make know what is problem.

  • This study aims to suggest the method to enhance the value of public construction project during contract review process considering budget reduction for project profit and public interest enhancement simultaneously. The main results of this study are as follows: (1) Current method are considered to be improved from the point that cost reduction through current method could influence performance of the object of contract without conforming to user requirements or facilities' function. (2) In order to supplement current process, the method to evaluate the variation of performance and value was established based on facility type, participants on each phase, and their requirement. (3) Case study was conducted to verify suggested method, and showed the successful application in enhancing the value of construction projects on public sector.

  • This paper describes the classification problems of the unit modular housing through reviewing design drawings. Modular construction is a new industrialized homebuilding technology that uses large, factory produced modules. In general, more than 70% of construction processes in unit modular construction method are produced in factory after that the modular, which is completed is lifted on site and assembled. This research considers categorization in which the design drawing of the unit module housing can have problems. There are 17 types of construction method and 14 types of design approach as a result of the classification.

  • This study was carried out about construction management plan to reduce water leakage of underground parking lot in the apartment housing. To minimize effect of upper working load, installation position of jack support and paving with rubble on the top of underground parking lot were studied. By calculation shrinkage strain of underground parking lot scale, water leakage risk in design of level difference was studied. In this study, the basic data about construction management was provided to reduce water leakage of underground parking lot in the apartment housing.

  • While reconstruction has been criticized since 1990 for its tendency of resource over-usage and negative impact on the surrounding environments, remodeling has begun drawing attention as its new alternative. Through examining the recent legal and systematic conditions such as Construction Law, Common Housing Administration Ordinance, and Housing Law, etc. this research analyzes problems on the current legal systems on remodeling, and it aims to suggest systematic and policy-driven schemes which could revitalize remodeling on its software and hardware sides. Careful consideration in regards to remodeling should be given from the initial design stage and throughout the maintenance stages of construction to achieve lengthy durability of buildings, and realization of long-term maintenance costs should also be pursued during this process. This will set in place the practice of remodeling in longer than 50-years intervals since the construction rather than the current 20 or 30 years.

  • Customer satisfaction and customer relationship are crucial aspect in any enterprises including housing construction projects. In general, the housing developers are facing a number of new challenges in different countries including Libya. The construction industries/housing developers need to continuously improve their products and services to meet customers' satisfaction desires and to remain in the current competitive market. This paper focuses on analysing the satisfaction factors of customers including qualityaspects of products and services in the construction projects. A framework was developed to evaluate the dynamics relationship between customer satisfaction and quality products or services, aiming to help companies' managers and policy makers to understand the needs and points of view of their customers. Apragmatic analysis was conducted to explore and analyse the customer satisfaction factors in construction industry considering different aspect of customer groups in Libya. Results indicate that there is a high demand of improvements in the contractor's performance in terms of cost, time and quality of products. It was also found that Libyan construction companies have been forced to transform their policies after on Libyan war 2011 to focus on client and customer satisfactory policies, or say centric for the purpose of improving client requirements and turn the business into more advantageous for any company.

A Study on Architectural Features and Current Status of Earth Housing (흙주거의 건축적 특성 및 이용현황 분석)

  • The purposes of this study are to find out the current status and features of earth housing, and to explore users' level of satisfaction and needs of improvement about earth housing. Primary findings are as follows: (1) The area of earth housing is generally 25-34 pyong and the construction cost of earth housing is usually 3,000,000-3,400,000 won per pyong. (2) The age of earth house users is generally forties, fifties, and sixties. And their occupation is usually retiree and farmer. The age of earth based pension users is generally twenties and thirties. (3) The construction method of earth housing is usually earth brick structure reinforced with wood structure and earth brick structure(adobe). (4) The finish of outer wall is generally earth brick laying and earth plaster. And the finish of inner wall is usually wall paper and earth plaster. Roof tile and asphalt shingle is frequently observed as roof finish. (5) Users' satisfaction about earth housing is investigated high level. Especially, the satisfaction degrees about faculty of humidity control, stink elimination, prevention from sick house syndrome, support for psychological stabilization and deep sleep are observed very highly. (6) Reduction of construction cost and prevention of crack is investigated as needs of improvement about earth housing.

HOUSING SATISFACTION IN SUBSIDIZED HOUSING SCHEMES: A SOUTH AFRICA PERSPECTIVE

  • Post-occupancy evaluation (POE) techniques have been developed to provide a means for evaluating occupant responses to changes in an environment and linking this response to physical measures of that environment. POE has been used to systematically evaluate the performance of buildings after they have been built and occupied for some time. This paper present findings on factors (social and physical), which influences housing residential satisfaction of a sample of occupants in four different government Housing Subsidy locations in the Gauteng Province of South Africa. Descriptive statistics were carried out on the data obtained through the use of occupant survey. Findings emanating from the survey revealed that the respondents were satisfied with their overall housing situation, but had complaints about certain aspects of the housing unit. However, the respondents felt that most of their housing needs were not being met. Also, a comparison is also made of the perceived factors of dissatisfaction amongst the housing subsidy occupants. It is recommended that a wider systematic coverage of the subject through investigation and diagnostic POE and occupants need assessment should be carried in housing subsidy schemes in South Africa.
