Analysis of factors which affect Customer Satisfaction through Life cycle of Residence (주거 Life-cycle상에서 고객만족도에 미치는 영향요인 분석에 관한 연구)

  • Resent, requirement of residents is socially increasing for apartment. Apartment housing os developed to reduce the housing shortage caused by urbanism after industrialization in Korea. The Purpose of this study is to analyze the casual relationships of housing satisfaction, living Life-Cycle on all residents of apartment housing. This study develops a theoretical model based on the previous studies, and testifies the hypothesis through analyzing to questionnaires form 643 residents of apartment housing. Then, the data were analyzed by SPSS12+ program package in terms of frequency, correlation analysis and multiple regression analysis. The results of this study is summarized as the followings: The perceived quality had positive effects on the factor of living Life-Cycle and housing satisfaction. Finding of this study can provide valuable information for a criterion of decision making to consumer and a marketing strategy of housing construction company.

AN ANALYSIS ON FACTORS AFFECTING SCHEDULE PERFORMANCE OF PUBLIC HOUSING PROJECTS: CASE OF SINGAPORE

  • With the increasing demand for public housing, the Singapore government decided to reduce the waiting time of future public housing owners, which requires these projects to be completed on time. As a result, this study aims to identify the frequent and impactful factors affecting schedule performance of public housing projects in Singapore. The survey conducted with 36 industry experts revealed that "site management", "coordination among various parties", "design changes by owner during construction", "availability of laborers on site", "availability of material", and "availability of staff to manage projects" were the six factors that should be emphasized to assure the schedule performance of public housing projects. In addition, there was statistically significant agreement between public housing projects and other building projects on both the frequency and impact ranks of the factors. The findings from this study will help practitioners involving public housing projects to take measures to assure the achievement of project schedule objectives.

  • This study focused on the suggestion that is improved alternation with relation to construction item & assurance term in order to deal with the assurance conflict efficiently which have been happened in the apartment housing. To correspond to this purpose of research, as a first step, we introduced the add item & sub item of construction work on the basis upon construction specifications of the number of 17 on housing law as a alternation of the defects assurance construction item that is necessary to correct as soon as possible. As a second step of the research, we did cross analysis & compare the result of defects happened to the apartment housing complex of 293 with the defect' rate of construction work excepted from the supervisory item, and main performance estimation items in the HPGS(House Performance Grading System), and analysis results introduced from question survey. As the result of this research work, we became to reflect the improving schemes on the housing Law the year of 2007.

  • When constructing housing, various factors affect the housing purchase price. These factors are considered in the whole process of construction, and the feasibility of a project is then studied based on these factors. Recently, Highest-end Housing in Gangnam has a large market ofpotential and fixed clients in the Korean construction business. However, there has been a lack of research related to the Highest-end Housing market thus far. Therefore, this paper focuseson the factors affecting the Highest-end Housing price, and the level of the effect. Ultimately, the results of this research could be used as basic information for enhancing the competitiveness between the construction companies that build villa apartments,and support the business model.

Development of a Korean Modular Housing Construction Scenario (한국형 모듈러 주택 시공의 시나리오 개발)

  • A modular house is a house that is assembled on-site from modularized units. As such units are manufactured in a factory, the construction period is reduced, resources are recycled, and quality is improved. However, the construction technique applied to conventional modular houses has not overcome certain structural restrictions, as it is currently used to build houses less than 4 stories in height, which means that it lacks economic feasibility. For this reason, this research aims to develop a scenario of a construction method for Korean modular housing that can be applied to urban-type housing higher than 12 stories. This research is expected to provide fundamental data necessary for the future development of a construction method for Korean modular housing.

Economic Evaluation of Underground Parking Lot PC Structural System that is Suitable for Long-Life Housing (장수명주택에 적합한 지하주차장 PC구조시스템의 경제성분석에 관한 연구)

  • Precast Concrete (PC) construction method can be the one that is suitable for long-life housing due to its merit in respect of maintenance and durability based on crack-free from mass production with indirect construction cost-saving-effect due to shortening construction period comparing to the conventional construction method, but it has the problem that causes the raise of direction construction costs. So, this study analyzed its economic feasibility of PC method whose maintenance and durability are excellent for underground parking lot of apartment house for accomplishing cost-saving long-life housing by applying the various structural system. In evaluation of unit module structural system, two-way PC system requires 10 to 28% more costs for frame work than RC rigid frames, and, one-way PC system 98~112%. Although it varies depending on the method, the costs are similar to RC rigid frame structure, provided a proper method is adopted. Also, Model 11, which was most economical in the evaluation, was applied to an real parking lot and about 2 to 6% of construction costs was reduced than RC rigid frames. This seems to be because, although PC system has a higher production cost, introduction of P.S (prestress) reduces member depth and, therefore, height, as well as the number of members per unit module.

Analysis of North Korea's Residential Environment Satisfaction According to Construction Method (건축공법에 따른 북한의 주거환경 만족도 분석 연구)

  • Recently, as the era of economic cooperation on the Korean Peninsula approaches, the role of the building sector, such as humanitarian reorganization of North Korean housing, is increasing. The purpose of this study is to find out the current location of North Korean housing standards through the North Korean Housing Survey. For the survey, a survey was conducted through 79 North Korean defectors. The main construction methods of North Korean housing are reinforced concrete, steel framed, wooden framed, masonry, and reinforced concrete walled and prefabricated. The residential environment satisfaction items consist of durability, waterproof, heating, ventilation, heat insulation, air tightness, mining, soundproofing, disaster safety, fire safety, and crime prevention. The result is as follows. The housing construction method in North Korea, which lived at that time, consisted of 21 people (30.88%) of reinforced concrete frames, 18 people (26.47%) of wooden frames, 17 people (25%) of masonry walls, 5 people of prefabricated structures (7.35%), and reinforced concrete. Two people (2.94%) were walled. Among these, the wooden frame type had the lowest satisfaction level for each item, and the reinforced concrete had a high level of dissatisfaction in the items of heating, confidentiality, and disaster safety, and the other item had a high level of satisfaction. The masonry wall type has a relatively high satisfaction level in terms of insulation, confidentiality, mining, and disaster safety.

The Analysis of Fiscal Conditions for Public Rental Housing

  • This paper is focused on the sustainability of public rental housing policy. We have analyzed the general fiscal conditions of central government, the public welfare fiscal conditions, the public expenditure on rental housing, and the Korea Land & Housing Corporation (LH) financial structure. Central government fiscal conditions is controlled by the midium-term fiscal operation plan(2010~2014) and fiscal rules. And the fiscal mandatory expenditures on welfare is increased rapidly by the expansion of beneficiaries, but the fiscal discretionary expenditures particularly on public rental housing can be gradually cut down. LH, the dominant agency responsible for affordable housing, is now confronted with financial distress accruing to excessive burden for public rental housing construction. As a result this paper, we find the discrepancy between the fiscal conditons and public rental housing policies. We suggest the fiscally sustainable rental housing policy. Firstly, the construction plan should be realized reflecting the market and fiscal conditions. Secondly, the provsion and financing system of rental housing should be rebuild within the government fiscal condtions and financial ability of LH.

Analysis of Applicability of Supervisory Data for Performance Evaluation of Apartment Housing Construction Projects (공동주택 건설 프로젝트의 성과관리를 위한 감리업무 데이터 적용성 분석)

  • As data management and analysis technology advances, there is active discussion on how to utilize data generated in construction projects. Among them, the materials produced during the supervision work are highly useful because their generation cycle and format are regulated according to relevant laws. In this study, we analyzed whether the data produced during the supervision work in the construction phase of apartment housing can be utilized for project performance management. First, this study identified key data necessary for performance management through FGI with experts in the field of apartment housing. Next, we collected supervisory data from the case project and identified whether the data was generated, its cycle, and storage format. As a result of the analysis, the supervisory data contained various information that could measure the performance of construction projects and had the advantage of standardized data. In the future, utilizing supervisory data is expected to enable effective performance management of apartment housing construction projects.

  • The construction wastes have been enormously increased after 90's, but construction wastes have depended on reclamation, therefore the environmental disruption and contamination are getting in the hot issue of society and in controversy with residents. With the consequence that indicates a substitute about an application of construction waste units is the most important thing for studying construction wates of quantity when the construction units are demolished. Nowadays, the area under the housing environment amelioration policies is getting rapidly old, then it is beyond anticipating reconstruction. Likewise, it is common when the process of construction wastes make progress to investigate uneconomically in point of facts, therefore to derive economical effects using construction wastes units should be urgent as soon as possible. In conclusion, the purpose of this study offers the variety of construction wastes and process of treatments, comparison of which the construction is demolished and economical effects of application of construction units.
