Although it is widely accepted that housing agents and institutions play a crucial role in (re)configuring the internal structure of housing markets, there is no much literature on the power relations among housing agents and institutions in the (re)production of housing space in the non-Western context. In this paper, founded theoretically on institutional approaches to housing, I investigate the structure of housing production and allocation, and the housing market system in South Korea. In addition, this research explores the characteristics of Korean housing policies in conjunction with the roles of and the interrelationships among housing agents in the (re)production of housing space in the Korean context. Based on the analysis of the structure of housing production and allocation in Korea, I argue that institutional approaches are valuable in investigating the housing market system in which political power relations among agents play more significant roles than pure market mechanisms in the (re)production of housing space.
This study provides a descriptive and analytical account of major aspects of urban development and transformation of housing types of Italian Firenze from the 13th century to the 19th century. It is a typo-morphological depiction of urban spatial structure of the extraordinary city, Firenze, the center of Italian Renaissance. And this study has proceeded on the assumption that the evolving form of the urban structure and housing types cannot be understood without reference to the larger context of political, economic, and social life. Based on these backgrounds, the purpose of this study is threefold: to provide a comprehensive discussion of general characteristics of urban spatial structure of Firenze, and to explain the process of formation of working-class neighborhoods by constructing new city wall in later 13th century, and to discuss transformation of housing types of the working-class neighborhood with understanding the mechanism of existence of housing in the newly formed residential neighborhoods. The development of residential neighborhoods was pursued by 'planned' manner through forming square-shaped blocks, and characterized by the subdivision of larger properties into standardized building lots for the construction of houses. On the bases of documentary evidences, several ecclesiastical institutions are identified as the agents of a distinctive type of development. While the institutions did the major role for developing lands, the construction of houses was done by small scale construction agents with moderate amount of properties. The major housing type of working-class neighborhoods of Firenze has been the 'casa a schiera' characterized by the form of narrow front and long depth. The type was generalized by the newly formed middle and working-class of Firenze which grew their body very rapidly, Even though the type assumed very uniform in its fen there were many variations. And through passing time, the casa a schiera developed to be multi-family housing, and the level of variation became deepen. Eventually, transformation of housing type of Firenze was ended by appearance of the 'casa in linea', which was very similar to modern apartment in its spatial organization.
The purpose of this study is to explore institutional frameworks to professionalize housing management in Korea. In particular, this research reviews the evolution of professional housing management and its institutional measures in a social constructionist perspective. The main method employed in the study is content analysis in which historical pathways in institutionalization of professional housing management are examined and a wide array of indices from secondary data are drawn out in relation to various actors. The findings show that a series of institutional measures were taken from 1970s to secure the professionalization of housing management ranging from introduction of housing management bylaws, placement of licensed housing managers, legal requirements of professionally managed housing estates, compulsory operation of long-term reserve funds, formation of residents' association, mandatory establishment of long-range maintenance planning, to standardization of multifamily housing management bylaws. Since the Multifamily Housing Management Ordinance of 1979 amended in 1980s, many institutional measures have been legally enforced and shaped contemporary practices of professional housing management such as an association for housing management companies, qualification of on-site housing management agents, national licensing examination for housing managers, an organization for licensed housing mangers, mandatory registration of housing management companies, disclosure of monthly housing management fees, and formalization of public assessment of housing management. In spite of the distinctive marks in the professionalization of housing management, more proactive and competitive approaches to the international professionalization need to be considered.
This study aims to find the causal relationship between the effects of apartment inhabitants' life management and administrative management on housing satisfaction. The study results are as follows. Firstly, life management showed to have a positive effect on life satisfaction. In other words, the better the management of public order and facilities, the higher the satisfaction of housing satisfaction. Thus, the principal agent of management needs to increase inhabitants' housing satisfaction through education and training on developing life management techniques. Secondly, administrative management showed to have a positive effect on life satisfaction. Thus, the more accurate the completion documents and management transfer process necessary for administrative management, the higher the cost-cutting effects of accounting, construction, and service contracts, the more transparent the resident agreement process in accordance with management policies, the more transparent the election process of building representatives and resident representatives, and the higher the effects of energy saving, the higher the housing satisfaction of inhabitants. This revealed that the principal agent of management needs to increase housing satisfaction through education and training on developing administrative management techniques because the level of administrative management had a positive effect on housing satisfaction. As a result, in order to create reliability between inhabitants and the principal agents of management, the transparency of administrative management such as document disclosure must be ensured, thus improving the housing satisfaction of inhabitants.
The purpose of this study was to find the characteristics of the housing needs of apartment purchasers in derision-making steps. The survey was took place from June to July, 2003 in the Daegu area. The data were collected from 1,187 married women using questionnaires and reponses were analyzed by SPSS Window Program. The results were as follows : 1. In the phase when housing problems are recognized the motives for moving were related to the floor space of the housing unit and the residential environment. 2. In the phase of acquiring information on apartments, the basis of the informations was mostly collected through conversations at model houses, from relatives, experts and real estate agents. 3. In the phase of considering alternative plans for apartment purchases, the factors considered were convenient interior space composition and educational environment for children. 4. In the phase of apartment purchase, the important factors was input from relatives and experts. 5. In the phase of post-purchase evaluation most discontent was related to privacy issues, interior space composition, and educational environment for children.

In Korea, there has been a tendency that multi-family housings are constructed by providers such as constructors or real estate agents for the economical benefits and selling efficiency, using standardized plans, load-bearing wall system, water-based construction method, and uniformized formworks. Especially, the traditional installation works which service equipments are buried into structures cause serious problems such as shortening building life span, increasing times of remodeling during specific period (100 years) and wasting resources. Also the unilateral way of massive distribution by providers for multi-family housings is not appropriate to meet the various social needs of residents. To solve these problems, it is necessary to build long-life housing which can be easily separated installations, interior and exterior finishings from structural parts. Therefore, this paper will examine the present administrative law and the civil law in order to find negative factors that can be obstructions for providing long-life housings and set the direction to revise the regulations.
Apartment is settled down as a main housing type and massive supply has been conducted since 1990's. The government has focused on the housing supply to improve the housing number and cut its price. On the contrary, the management of the housing has been neglected to get an early deterioration. Since 1995's, various ways have been made to improve and maintain the building function and performance. Among these, the long-term repair plan has played a main role to manage the housing condition and plan the repair schedule for preparing the massive cost of repair such as a roof proof, elevator change. The long-tern repair plan provides the repair time and repair rate according to various construction types. Most of the management agent apply the repair standard into the field area. But the repair time could not reflect the present condition and bring into the wrong maintenance. Therefore, the repair time for the long-term maintenance plan would be revised and reflected from the material and technology development. |n this study, it aimed at improvement for the repair time in various construction types which are provided in the long-term repair plan. For this, the 22 management agents are surveyed directly. This study shows that the repair time of the painting are correspondent to the repair time of the long-term plan irregardless of the painting materials. Most of other areas would correspondently similar to the long-term plan. This study could not include the building location, material and other haracteristics. Therefore, the further study would be needed to reflect the building and materials attributes to get the detailed repair time.
For estimating the prevalence of bovine infectious disease agents, the pathogens were classified as follows: the digestive disease agents, respiratory disease agents, reproductive disease agents, and tick-borne disease agents. This study covered 81 published papers regarding bovine infectious diseases in Korea that determined the presence of diverse pathogens or the antibodies elicited by the infectious agents in cattle from 2010 to 2019. In total, 59,504 cows were involved in the papers reporting the causative agents in their cases. The disease prevalence for the digestive, respiratory, reproductive, and tick-borne cases was 9.0%, 13.4%, 10.4%, and 7.8%, respectively. Bovine viral diarrhea virus, Escherichia coli, Mycobacterium avium subsp. paratuberculosis, and Eimeria spp were more significantly prevalent in the cows under one-year age than over one-year age. Bovine viral diarrhea virus, Escherichia coli, Mycobacterium avium subsp. paratuberculosis, and Anaplasma spp. were more significantly prevalent in Hanwoo than dairy cattle. Coxiella burnetii, Neospora caninum, and Theilieria spp. were more significantly prevalent in dairy cattle than Hanwoo. Tick-borne disease agents were more prevalent in cows grazing than the case in housing. Our analytic data obtained from this study emphasize the need for more studies on the occurrence of these pathogens according to the breed, age, and the region, to come up with bovine infectious disease control measures in Korea.
This paper aims to analyze characteristic by the cities focused on the ratio of new apartment resale that is one of the apartment unit sale market, which has been increased recently. So, this study examined characteristics of population, apartment trade & sale, housing with 162 cities and counties and performed multiple regression analysis with dependent variable, ratio of new apartment resale. As a result. the factors affecting the ratio of new apartment resale are 7variables, apartment sales rate, transfer of ownership, apartment turnover rate, sale volume, regional apartment rate, population increasing rate, housing average apartment sale price rate. In terms of the increase in apartment sales prices, the rate of sales price increase was relatively low in areas where the transaction rate for apartment sales is high, and the number of apartment sales right transactions increased as the number of other ownership transfers rose. As a result, the data will be based on the improvement of the government's policies and systems to stimulate the transaction focused on the real estate agents in the apartment market.
This study attempts to provide implications for developing more efficient and effective community-based support system with AIP perspective for the elderly in Korea. The main purpose of this study is to analyze Japan's community-based integrated care system that respond to the concept of aging in place (AIP) and its cases. In Japan, they have offered Community-Based Service since 2005, and the advanced system which include integrated support categories and consolidated community/local resources will started in 2015 by The revision of Long-term Care Insurance policy, 2012. The result of policy analysis and case studies are as follows: 1) The suggestion for ideal support system model promoted a relationship of multiple agents include private sectors even resident and senior and specified responsibility sharing, 2) the system proposed Not only health and medical care support, living care and residence are also addressed as a comprehensive support. and 3) the amount of available community resource is different by each local government, but the effort to get the understanding of community residents and to connect with a potential community resource is also essential aspect to set effective community-based support system.
