  • This study aims to establish the concept about a new approaching method dor remodeling in the planning step. also, this study sets up the way how to approach in a dimensional way by classifying the conceptual composition of the target housing as a method. The dimensional definition is as below. The one dimensional approach: the spot. the two dimensional approach: the line, the three dimensional approach: the apatial mass, the four dimensional approach: space + time, the n dimensional (multi-dimensional) approach: the space + time + emotion. The research findings are as follows : For the purpose of remodeling, the old housing should be viewed in the three dimensional shape and space. It is defined as multi-dimensional module method to design the shape and space of the target housing in a multi-dimensional point, considering the three dimensional space composition, the emotion of the user, the housing itself. and the time of the user.

  • This study aims to evaluate the feasibility of remodeling business by predicting the future price of apartment house after remodeling using Hedonic Price Model. The data concerning such 8 independent variables as location, unit size, unit plan, landscape, parking, the number of elapsed years after completion, number of units, brand per apartment unit from 25 regions in Seoul metropolitan city were collected and evaluated by established evaluation criteria. The coefficients affecting the price of apartment unit were made by way of linear multi-regression and put into Hedonic Price Model. The feasibility evaluation model for apartment was made and verified by data of remodelled apartment. The predicted results using suggested evaluation model coincide with actual apartment market situations.

  • A goal of this research is to propose and testify the remodeling possibility from deteriorated stock apartment housing, to three generation family living in a dwelling unit for low incomes. An apartment housing which is introduced from 1970s, is accumulated over 55% of the stock housing in Korea, many of them are confront with a rebuilding in a short usage of twenty years below. They were built in a small one, and it testified from two to one conversion in this article that can be applicated in a 10, 13, 14, I5, and 16 pyung, the remodeling size became from 20 to 36 pyung. In this article, we can see a reform model in possible for three generation family living in the small apartment house.

  • Remodeling of multi-family house (MFH) has emerged as a major issue in the construction industry. Many decision-makers are struggling to determine whether to conduct a remodeling because of insufficient information including standard or method for projecting the price of their facilities after remodeling works. In this context, this research has conducted for analyzing how the price of the MFH is shifted by remodeling works. To achieve this research goal, (i) fourteen MFH remodeling cases were collected and (ii) price variation for the collected cases was analyzed in order to figure out how remodeling work affects the price of MFH cases. Finally, this research suggested the factors determining price of the MFH, wherein remodeling work has been conducted. From the results of this research, it is expected that the decision-makers can understand what is the crucial factors for determining the price of their MFH when they plans remodeling, and further this research can be a corner stone for developing a model for predicting the price of MFH if remodeling would be performed.

  • Housing Performance Rating Indication System was started in 2006. The aim of Housing Performance Rating Indication is to provide the guideline of housing performance. Repair Convenience is similar to Remodeling. Remodeling has been paid more attention as an alternative for reconstruction. Especially, now the actual house supply is facing almost 100%, it is time to keep and maintenance management of apartment buildings, and ultimately it will expand the Long life housing. Especially consumers has to have a right to select apartment buildings by comparing performance of house. For construction companies, they need a performance code that standardized by government, so they can provide a Certain performing house. This study examines data which has been obtained from the recent application of Housing Performance Rating Indication System and Repair Convenience category is main concern. Findings from the study will provide vital information in improving current Housing Performance Rating Indication System.

Analysis on the Energy and GHG Emissions Reduction Effect of Old Public Health Centers through Green-remodeling (노후 보건소의 그린리모델링을 통한 에너지 및 탄소배출 저감효과 분석)

  • Green-remodeling is to improve the energy performance of existing buildings that have been aged for more than 15 years since completion. In order to achieve the national greenhouse gas emission reduction plan in the building sector, it is necessary to analyze the carbon reduction effect by considering the internal carbon emissions that may occur during green-remodeling of old buildings. This study analyzed the effects of energy reduction and carbon emission reduction when green-remodeling was applied to old health centers constructed in 1992. When applying green-remodeling, the carbon emission reduction effect considered the embodied carbon emission of the improvement items and the carbon emission at the building operation stage. When applying green-remodeling to existing buildings, energy consumption was reduced by 39.3%, and carbon emissions were reduced by 48.9% after 27 years of green-remodeling. In order to reduce carbon emissions, it was important to apply a renewable system as an item to improve the performance of green-remodeling. In particular, it was confirmed that it is very important to consider the photovoltaic system as a top priority for the carbon emission reduction.

  • This research analyze the demand of the residents against the public housing remodeling of national housing scale $(85m^2)$, focusing on residents and their tendencies within their dwelling spaces. The analysis determines the most appropriate patterns and spatial connections within the floor plan. The result includes that there are two types of the classification into an urban oriented propensity (45%), 'The center of city, the apartment and the convenience' etc, and a rural oriented propensity (55%), 'The pastoral, the house and the circumstance' etc, based on their lifestyle values. Also there are three interior propensity classifications, those tending to warm and sensitive variable space (42%), western and gorgeous dynamic space (34%) and oriental and popular static space (24%). The research illustrated the residents' desired space planning options, based on the analysis of the residents' preference patterns which is various.

  • The portion of single-household in Korea is more than 20% of the total household, and expected to be increase every year and reach 24% in 2030. For the accommodation of single-households, a small housing system called the share-house has appeared and developed in Japan and Europe. In this study, a comparative case analysis was performed to determine the development criteria for foreign and domestic cases. The analysis was conducted in view of the building type and scale, plan layout, add-on facilities and features, and operational methods and target tenants. In the cases of Korea, the share-house is mainly developed through the remodeling of a single detached house with the characteristics of small scale and living room centered plan targeting specific individuals with clear operating themes. For foreign cases, it was developed through the remodeling of various buildings, such as hotels or motels, having the characteristics of medium or large scale and corridor type plan targeting for various individuals with a range of operational methods reflecting regional features.

  • 548 thousand apartment houses of Seoul has been used over 15 years and remodeling is available. It is 42% of the overall apartment houses currently and it is assumed to increase to 800 thousand in 2015. The maintenance work is divided to reconstruction and remodeling. Due to the regulations of the government, expansion remodelling has been the most considered alternative. However, 75% of the extension remodelling, yet, are in the preliminary phases. Thus, this study suggests factors hampering the vitalization of extension remodelling and solutions for each factor by means of Delphi analysis method.
