새집증후군 의식조사를 통한 공동주택 리모델링 개선방향에 관한 연구 (A Study on the Improvement of Apartment House Remodeling through Sick House Syndrome Attitude Survey)

  • The aim of apartment house remodeling should be accomplished by three courses; first, to reduce resources and environmental pollution, and second, to overcome social issue such as sick house syndrome on the point of residents' safety, and last, to secure life quality of apartment house healthy and nature friendly through satisfying residents' desire comfortable and safety course. Thus, this study aims to suggest the basic data to improve remodeling of apartment house considering residents' safety on the point of greenness, because of preventing social issue such as sick house syndrome, creating comfortable interior space, deducing indiscreet remodeling, and developing sustainable construction, through grasping customers' demand, and analyzing the correlation between remodeling status and residents' attitude survey of sick house syndrome.

  • The percentage of apartment houses in residential buildings has increased every year, and it result in higher energy consumption of residential buildings. After the house law could be amended to legalize the remodeling of the balcony, buyers and contractors prefer to choose the balcony remodeling type when they choose a house for installment sale. Many construction companies design an apartment house considering balcony remodeling. So, this paper compares the balcony remodeling type with the basic type(prior to remodeling balcony) by using the building energy rating system tool. The balcony remodeling type consumes heating energies more than the basic type, and is unable to receive high rating. If the balcony is remodeled, it is required to improve the performance of wall and window and reduce the area of remodeling balcony.

  • Many Japanese came to Kunsan and Many Japanese houses have built there in 1900's. Korean have lived in the house according to Japanese's leaving after restoration of independence. This study is purposed to prescribe remodeling of the house by case study, through interview, survey and taking photographs. Threre are lots of changes of the location, facility and interior material of the parlor, kitchen and entrance door of the houses. After Korean dwelling at the house, all of the houses have changed according to difference of life style between two peoples, change of every aspect of life, economic factor and so on. And the one of the principal cause of these remodeling is a facility development.

전통주거공간요소를 활용한 농촌주택 리모델링 현장적용 사례연구 (A Case Study of Rural House Remodelling with Traditional Residence Factors)

  • The purpose of this study was to prepare for developing rural house remodeling techniques utilizing the traditional residence factor. The study was carried out through both literature research and on-site research. The traditional residence space factors were identified through literature research and on-site research was carried out through analysis of the rural house remodeling cases. The results of this study was as follows ; 1) Traditional space factors were derived by literature research i. e. space arrangement (topography, direction, plane arrangement), exterior factors; walls, madang, interior factors; roofs, ondol, floors, colours. 2) The traditional residence factor utilizations of remodeling were applied a result through investigation case and analysis. Five rural houses in Namsa village, Danseong-myeon, Sangcheong-gun, Gyeongsangnam-Do were analyzed as remodeling cases including traditional residence factors. There were limitation of budget problems and material selection in the traditional residence factor utilizations of remodeling. The researchers have chosen target rural houses which applied for traditional residence factors to remodel the rural houses, and the most important factor to consider was harmony with rural unique characteristics. The researchers suggested considerations should be placed on development with energy savings and convenience in rural house remodelling.

  • The purpose of the study is to survey the needs of the elderly for ICT-based Elderly Home Remodeling by Applying Kinetic Principle. This is conducted for elderly people over 60 years old living in Seoul and Gangreung district. The study is performed by the following approaches: First, This study is based on 'the Elements of Planning for ICT-based elderly Home Remodeling by applying Kinetic Principle'(Lee 2018). Second, the needs survey for house remodeling was conducted for elderly. Finally, To analyze the required characteristics of the elderly for remodeling by using SPSS statistics 25 analysis program. The conclusion of this study is as follows. Priority elements for house remodeling should be provided to ensure the safety of the elderly through emergency call buttons, glucometer, pressure-measuring gauge, weighing instruments, and warning devices. Kinetic principles should be applied to make minimal structural changes, as easy as possible remodeling, and devices should be designed to be easy to operate.

Variations in Multi-family House Prices Following Remodeling Work

  • The remodeling of multi-family houses (MFH) has emerged as a significant issue in the construction industry. Many decision makers struggle with the decision to remodel because of insufficient information including standards or methods for projecting the price of their structure after remodeling. In this context, this research analyzed the change in price of MFHs after remodeling. To achieve this research goal, (i) the price data from 14 groups (i.e., MFH renovation cases and equivalent MFH cases without remodeling) were collected, and (ii) the trend of price variation among each group was analyzed. Finally, this research suggests price variations of each group in terms of three different time points (i.e., before remodeling, after remodeling, and the present), which shows the effects of remodeling on the price of MFHs. This research offers a framework for the development of a model that will predict the price of an MFH after remodeling.

  • The study aims to investigate problems underlying in an old local house in Iksan, Jeollabuk-do and hence improve performance and remodel the house. Based on a survey regarding current conditions of the house and several case studies on other successful renovation projects, this study suggests new renovation concepts for the old house into a guest house. The study analyzes the current state of Iksan in which the location is faced with population decline - especially among the young - and the lack of community facilities and infrastructure, and finally the unfavorable situation in the residential environment. the case study involves four successful renovated guest house projects: three renovated old single houses in Seoul and Jeonju, and a renovated old Japanese housing complex in Kunsan. The renovating concepts for the local old house is as follows: renovating for performance improvement (i.e. lighting, ventilation, heating, plumbing, insulation, structure, and water proofing), utilizing the local house to a guest house for a growing number of tourists, adding new guest rooms, installing convenient facilities in order to provide better living environments for the visitors, and improving community and street landscapes.

  • Lately Construction industry tends to prefer remodeling of existing building rather then new construction or reconstruction of buildings due to strengthening of several restriction related to real estates along with prolonged depression. Specially in case of Apartment houses, since vagueness on ownership and management authority on common part exists. So in this study we are to present the procedure of analyzing apartment house remodeling method through user request by approaching to several considerable factors in user request side.

독거노인 공동생활시설의 리모델링에 관한 평가 연구 - 경기도 지역 사례를 중심으로 - (A Study on the Remodeling of the Co-housing for Seniors Living Alone - Focused on the 'Carnation House' in Gyeounggi-do Area -)

  • The purpose of this study was to analyze the remodeling of Carnation House, examine the current state of the spatial remodeling, and propose the future direction of the spatial remodeling of communal life facilities for the elderly living alone. To this end, experimental investigation, photograph shooting, and interviews with managers were performed, and a remodeling analysis was conducted by comparing the data before and after the remodeling. The study results can be summarized as below. First, as there is no standard for the remodeling of communal life facilities for the elderly living alone, related guidelines should be provided in the near future. Second, more fundamental approach to the remodeling should be made considering medical services for the elderly's safety, universal design plans, lifestyles of the elderly, and their use behaviors. Third, as communal life facilities for the elderly living alone normally have small spaces due to the remodeling by change of use, variable spatial planning should be performed for the elderly to utilize communal life facilities as multi-purpose and multi-functional spaces. Fourth, as the terrace space is an essential remodeling space needed for the elderly's rest, communication, and creation of profits, its remodeling should be realized in such a way that various programs can be utilized. Fifth, it turned out that the exterior remodeling could change the overall image of the facilities through new materials and colors.

  • 급격한 경제성장과 함께 도시의 인구 집중으로 주택 문제의 해결을 위해 대규모 아파트 단지가 들어섰고 현재도 그 수가 계속 증가하고 있다. 반면 경년이 오래 된 아파트의 경우 노후화로 인한 문제 해결을 위한 수단으로 정부차원에서 리모델링을 유도하는 정책에 의해 리모델링에 대한 관심이 높아지고 있으나 그에 따른 기술적 제도적 뒷받침이 부족한 형편이다. 리모델링의 성과를 객관적으로 평가할 수 있도록 리모델링의 특성과 사회적, 문화적 요구를 수용할 수 있는 리모델링 성능평가에 관한 연구가 필요하다. 본 논문에서는 국내 주택성능평가표시 제도와 일본의 기존주택 성능평가 항목을 비교하여 리모델링 공동주택의 성능평가를 적용하기 위한 방안에 대하여 연구하였다.
