Comparative Analysis of the Causal Relationship between Regions of Fluctuations in the Housing Market (주택시장 변동의 지역간 인과성 비교분석)

  • The housing market is changing continuously according to the place and time and these changes have a ripple effect across various fields. On the other hand, the amount of housing that is consumed in the region also acts as a central cause of price movement. Moreover, the cause of variations in the housing market can be separated according to the characteristics of the housing consumer. In addition, the individual characteristics of the consumer varies according to the region. As a result, a study on the regional causal relationship of the housing market is underway. Although significant research has been done on the domestic home sales market, there has been limited research on the housing charter market. Therefore, in this paper, regional causal relationship of the housing market in the Gangnam and Gangbuk area in Seoul and Gyeonggi Province was analyzed using the vector error correction model, and is segmented by housing sale market and housing jeonse market. In addition, housing sale and housing jeonse of Gangam, Ganbuk and Gyeonggi province are defined as analysis variables, and time series data is the monthly material of June 2003 to November 2015. The results of the analysis, in the case of the housing sale market, showed that fluctuations in house prices in Gangnam area have a major influence on the fluctuations in house prices in the surrounding region. Similarly, in the case of the housing jeonse market, it was found that the jeonse price of Gangnam area has a significant impact on the jeonse price of housing in the surrounding area.

  • Currently, green house gas(GHG) emissions in korea is aiming for a 30% reduction that it is compared to BAU by 2020. To this end, the government has proceed to a variety of reduction policies in GHG. In particular, GHG reduction effect in the public buildings is being a active discussion. It needs to reduce GHG for energy efficiency improvements in the way that public buildings are operated and maintained by public taxes. In this background, the purpose of this paper is to study environmental values judgement for non-market goods in the residents who use public buildings. The results of study are as follows; Respond to first suggested price was found the higher in price, the lower in willingness to pay(WTP). The result of second suggested price was as the same. Analysis of DBDC CVM revealed that income level shows a positive impact on WTP, but the other variables are irrelevant to WTP. Therefore, the citizen participation of the local population seems absolutely necessary to more effective GHG reduction of public sector in the future.

A Study on Engineering Education based on Cooperation between University and Enterprises (산학협력기반 공학교육모델에 관한 연구)

  • Conventional engineering education models have fallen to give satisfactory results to enterprises. So this paper deals with the new engineering education system, Engineering House, to overcome it. EH is made of three spaces and three concepts. Concept means system. Three concepts are things about a education program, a research cooperation, a open-door policy of EH facilities. First of all, Education system for undergraduates is most important of all. We intend to give them chances for real engineering experiences. Specialist from companies are participated in the education. The second is a research network. EH is managed by two or three professors together and their researches are carry out with companies's researcher. Key-point is doing all together. The third is service system for regional enterprises. EH's facilities are opened. Our students and professors are supporting directly. Mainly high price measuring machine is used. Like these, networks with companies are very helpable for undergraduate's educations and job connections. These are the work based learning system. Engineering House system look forward to getting to good program for undergraduate, based on the co-operation between university and enterprises.

An Economic Analysis by Applying Extended Crime Prevention Standards for Buildings (건축물 범죄예방 기준 확대적용에 따른 경제성 분석)

  • Multi-unit house, multi-household house, row house and apartments with less than 500 households were included in the list of anti-crime for buildings following the revision of the "notice of crime prevention building standards" on July 31, 2019. Strengthening the performance of crime prevention buildings is inevitable to increase the cost of building construction, including installation of preventive facilities and use of facilities that have secured performance. Thus an economic analysis on the costs and expected benefits of implementing the standards is required for social consensus. Economic analysis is divided into cost analysis and benefit analysis. This study aims to perform an economic analysis on the installation of crime prevention facilities in the buildings subject to expanded crime prevention obligations. Cost analysis is calculated as the sum of the cost of installation and the price of the crime prevention facilities installed for each target residential building. Benefit analysis is calculated as the social cost of targeted crimes that are expected to decrease due to the installation of crime prevention facilities. Economic analysis shows that the total cost of installing crime prevention facilities in residential buildings is estimated at 107.31 billion won per year, while the total benefit from enhanced crime prevention performance is estimated at 9.38 billion won per year. Considering inflation, benefits are expected to outpace costs in the 28th year since the system was implemented.

An analysis on the change rate of housing rent price index (월세가격동향조사 통계의 가격지수 변동률 분석)

  • This research is for analyzing the change rate of housing rent price index produced by KAB (Korea Appraisal Board) in the monthly periodical, Survey on Housing Monthly Rent. The index is a very important and useful indicator to understand and diagnose the house rental market. However, the index is criticized in that it tends to decline when the price level of Jeonse (i.e., a typical type of dwellings in Korea, generally leased on a deposit basis for 1 or 2 years) is highly going up, which is inconsistent with the actual economic sentiment of tenants. We verify the reason why such phenomenon occurs and suggest a simple but novel method to analyze properly the change rate of the index. The main findings are as follows. The key factor to trigger the problem is the use of the conversion rate for Jeonse-to-monthly rent for constructing the rent price indexes. We separate the effect of the conversion rate out of the change rate of the index and quantify the adjusted real change rate showing an increase of the rent price level which is masked by the conversion rate before.

  • The home network service which has been set up in the high price residential-commercial composition building of high price is supplied in the general apartment plentifully recently. But it has been supplied without accurate grasp under the aim of the most up-to-date IT industry and the convenient characteristic of life. In this research we research the present condition of network service in domestic and analyze the recognition degree of network service and the need using survey method. We find that the recognition degree is very high and a main considerable factor to purchase a house. However they prefer to be supplied as option rather than as lump. The consumers are ready to pay an addition expense for home network. It explain that they expect considerably home network service and home network system should be developed as considering the various individual characteristics.

Effects of Marketing Strategy on Brand attitude, Store affect, and Store loyalty: A comparison between Global and Korean SPA brands (마케팅 전략이 브랜드 태도, 점포감정, 점포충성도에 미치는 효과: 글로벌 SPA 대 한국형 SPA 비교)

  • This study was to identify underlying dimension of marketing strategy, and to examine effect of the marketing strategic factors on store affect, brand attitude, and brand loyalty in global and domestic SPA brands. Based on pilot study, four SPA brands of which consumers were most aware were selected: Korean SPAs (e.g., Codes-Combine, Basic House) and global brands (e.g., Zara and Uniqlo). A self-administered questionnaire was developed based on literatures. By using intercept survey, 421 respondents were obtained from consumers shopping at the selected SPA retail stores located in cities (Seoul, Daejon, Chongju) in Korea. Result showed that SPA brand marketing strategy consisted of four factors: Product differentiation, store location, in-store VMD, and price value. The marketing strategic factors had partially significant effects on brand attitude, store affect and store loyalty. However, there was significant differences in those effects between global and Korean SPA brands. Specifically, the effect of in-store VMD on brand attitude was higher in Korean SPA brands, whereas the effect of price value was higher in global SPA brand. Also, the price value was significant predictor of store affects in global SPAs, while in-store VMD was significant predictor of store loyalty in Korean SPA brands. This study discussed a managerial implication for creating brand attitude and emotional responses, which obtains comparative advantages in the competing marketplace.

  • From the beginning of 2000, Korean housing market has experienced cyclical volatility because of the global economic fluctuation such as steady decline in the interest rate and the house price bubble. In response to these state Korean Government announced policies about housing sales system kinds of Sales Unit Price Restraint and Post-Sales System to stabilize housing market. But such policies has brought unprecedented arguments both for and against, most of whom still seem to stick to self-centered judgement ahead of impact on housing market. In an integrated point of view, applying the system dynamics modeling, the paper aims at proposing basic Korean housing market dynamics models based on basis principles of housing market determined by supply and demand. And then, after research policies about housing sales system, analyze Impact on Korean Housing Market by change of Sales Systems applying policies to basic Korean housing market dynamics models.

A Study on Brand Preference, Clothing Pursuit Benefits and Purchasing Behavior of Chinese Women (중국 여성의 브랜드 선호도, 의복추구혜택과 구매행동에 관한 연구)

  • The purpose of this study was to analyze the brand preference, the clothing pursuit benefits, and the purchasing behavior of Chinese women. A survey questionnaire was distributed to Chinese women in their 20s and 30s. The surveys period was from 9th January 9th to $21^{st}$ February 2016. The respondents were 343 Chinese women living in Henan. The collected data was analyzed by frequency analysis, factor analysis, t-test, one-way analysis of variance, and Duncan's multiple range of verification. The key results of this study are herein summarized. The brands examined, listed in order of preference, are Ochirly, Only, Zara, Uniqlo, La Chapelle, H&M, Peace bird, Vero Moda, JNBY, and The Basic House. The five most preferred brands were then selected and further analyzed. For purchasing, the design and price were considered to be important, while for product evaluation, importance was given to the style, price, quality, and color. Factors important in the clothing pursuit benefits were found to be price pursuit, trend pursuit, brand pursuit, individual pursuit, comfort pursuit, and quality pursuit. Also, clothing pursuit benefits depends on the average monthly income, monthly clothing purchasing cost, and the education level of the individual. Lastly, we observed that the sources and store selection made noticeable difference in clothing pursuit benefits.

Preference on the locations of Future House in Metropolitan Area, In Case of Taegu-si and Its Neighboring Areas (대도시권 지역의 미래 주택입지 선호도, 대구광역시권을 사례로)

  • This study analyzes the decision-making processes for university students to choose the location of their future houses in metropolitan area. Based on their intuitive judgment, the university students prefer the general criteria, transportation, facility, education and society, and economy in order. The Kendall coefficient of concordance W which determines the association among the rankings of the students' judgement on the importance of the general criteria is so low. It means that the students highly disagree their rankings of the importance of the general criteria. The rankings of the importance of the criteria like as transportation and education society are concentrated on a mean value, but those of the criteria like natural environment and economy are relatively dispersed. The students prefer the area between the center of Taegu-si center and its outskirts, the outskirts of Taegu-si, and the center of Taegu'si in order as an alternative location of their future house. From the specific criteria like the price of land and house, the student's preferences on the alternative locations of future house are varied as compared with those of the general criteria. According to a sensitivity analysis, the student's preference on the center of Taegu-si is increased, but that on the the outskirts of Taegu-si is decreased as the importance of facility and transportation factor is increased. On the contrary, the student's preference on the outskirts of Taegu-si is increased, but that on the center of Taegu-si is decreased as the importance of natural environments is increased.
