Dynamic Strategies for Enhancing Apartment Brand Equity in Korean Housing Market (아파트 브랜드 자산 형성 과정 분석을 통한 관리 전략 - System Dynamics를 활용한 전략 수립 -)

  • Apartment brand has been used as a new strategy in Korean housing market to fulfill customer's changing needs for buying houses. A number of construction companies have succeeded in brand awareness and image building, however, they still struggle to establish brand loyalty and manage brand equity elements in balance. The purpose of this study is to analyze the brand equity building process of apartment products in Korean housing market and determine causal relationships among variables to propose strategies for long-term prosperity of the construction companies. System Dynamics modeling method is applied to describe how variables affect and are linked to each other in terms of building equity and enhancing company profits from customers' brand awareness to brand loyalty. Based on the analysis model, strategies for construction companies depending on their market share were proposed and this may support the company to achieve financial success and competitiveness among its competitors in the fast-changing market.

  • Overseas construction industry has performed the leading role in the economic development. In this study, effect of international oil prices, GDP and price index, on the regional international construction contract amount is compared and analyzed. Overseas construction market received a devastating effect due to the 1997's economic crisis. However, the market has remained stable since 1998, and since 2005, the trend has been a surge in new orders.

  • Intense competition existing in construction market creates an industry that is dominated by the client groups. Numerous studies dealing with private clients' needs and expectations from contractor firms exist in the literature. However in the unique construction industry, in addition to clients, consultants as representatives of clients will almost always have very important roles to play as well. By presenting survey findings of 50 consultant firms, this study provides insights into consultants' general needs and expectations from contracting organizations on behalf of their clients by using the data from Northern Cyprus private building construction market.

  • The purpose of this study is to examine the degree of openness and competition in special contractor's market. And the result of this study will present the basis of rational policy making. The literature research and time series analysis are adopted as research method. And the findings of this study are as followed. The study has shown that the degree of openness is high in korean special contractor's market by gradual deregulation of entrance barriers into special contractor's market. And the study has revealed that the degree of competition in special contractor's market is high, revealing that the rate of increase of contract account and the subcontract bid rate have decreased.

  • As the world plant market extends, the number of the domestic construction company expansion to the abroad plant market is increasing. However, there is a lack of plant experts for opening domestic and abroad plant market; call in plant experts from abroad. Moreover, domestic plant education programs are not well constructed. And the education programs are not characterized by field, environment, and position. Thus, we should develop contents and establish the foundation for the plant education programs to train appropriate plant experts who will lead the world plant market. The purpose of the study is to develope educational contents for plant experts to be compatible in the abroad plant market. The contents developed by this study may practically used as the fundamental material for the future educational program.

  • Demand for construction technology is expected to change due to changes in domestic and foreign construction markets and the fourth industrial revolution. In particular, demand for project management strategy and project management capability is even more increasing rather than existing production technology capability. However, the current re-education program for engineers and technicians in construction industry is not matching the need of improving capacity required to reflect the demand of construction technology from construction industry. Therefore, in this study, as a part of efforts in innovating the current global construction talent re-education system to cope with the change in the construction industry, we analyzed the difference between the demand of construction technology and the present condition of construction re-education program. In order to investigate the current status of re-education of construction, questionnaires were prepared to gather opinions from construction engineers who attended construction re-education program and also from industrial partners that are jointly doing business. This study can be an example to improve the construction re-education program as a system for substantially reinforcing the competence of engineers rather than those programs that are merely verifying and/or extending engineers' certification.

  • Even though the Korean intoner architecture market has constantly developed in the past on the basis of the economic and social growth, it has had a tough time for varied reasons since 1998. Restructuring in the construction industry is required due largely to both the lack of market demand which resulted from the foreign exchange crisis and managerial trouble which is getting worse as time goes by. In actual, as the social necessity for remodeling in skyrocketing, the remodeling is getting more acclaim. That is because old architecture generates a great amount of architectural trash, and it is necessary to look for ways to saute the energy. In the wake of these situations, the remodeling industry is drawing attention as an alternative to the marketable limitations of the existing construction industry. However, it is true that the remodeling market has yet to be activated decisively. Accordingly, the purpose of this paper is to provide a basis for entering into and activating the remodeling market of the interior architecture industry by analyzing the scale and recent conditions of the remodeling sector.

Public Building Value Evaluation Using Contingent Valuation Method Based on Market Value Estimation

  • Building deterioration reflects the degradation of basic building performance including structural performance, energy performance, durability, and safety, and it also includes perceived deterioration, which considers a user-based perspective. More than 50% of the existing buildings in Korea are over 15 years old and public buildings compose 2.5% of all buildings domestically. Therefore, there are several different problems, such as poor energy efficiency, structural performance, and safety. To address the challenges of increasing stock in deteriorated buildings, it is necessary to make decisions about reconstruction or renovation. In this study, we propose a new method to evaluate public building value with a contingent valuation method (CVM). By estimating willing-to-pay (WTP) from users of private buildings in similar situation with the public building, it is possible to compare market prices and calculate a correction factor to adjust the WTP data. Finally, we apply the correction factor to the WTP of a public building and estimate market price, willingness to pay (WTP).   • After the IMF bailout, the Environment of Domestic Construction Industry had changed dramatically. Before the IMF, Domestic Construction Firms are secured by the government regulations and some traditional practices. However, due to the following reasons: a decrease in public works, an increase in uncertainty of market prediction, the change of bid system, and increase in construction firms, recently the competition among construction firms has became keen. Under the serious competition, in order that medium-size construction firms survive in the construction market, it is need to establish the strategy that could increase productivity. In order to establish the strategy, firstly, construction firms should set up an appraisal standard of construction firms. Consequently, This study will introduce companies' objective appraisal in domestic construction market as well as basal data for setting-up strategy through adaptation industry structure analysis of business administration for strategic group analysis and a company which has lagged behind competitive power among the competitive companies can choose a target strategic group which should be pursued it in the future through being classified according to a group taken analogical strategy.

  • From $1960^{th}$ Korean construction industry has been rapidly grown due to Meddle-East construction market growth. To earn foreign currency and to raise overall Korean industry government has encouraged construction frontiers. As construction industry could grow up for its labour based originity but the time passes by and overseas construction market requests engineering know-how and technology for productivity to earn more profit. Over last 20 years overseas construction market share has been dramatically raised but its profit share is gradually declining. This study analyzed data sets of over 180 overseas construction projects for last 30 years of domestic contractor by using multiple-regression analysis and derived an output how input variables of characters explaining the construction project effects its profit.
