  • Recently, as the continuously increasing of the one-person households, builders were focusing on a built-in furniture development for efficiency. Through the dead space of the space can be reduced. Also, Condensation that occurs in a built-in furnitures installation space may result in different results depending on the room's direction, floor, finish, adjacent room effect, occupant's lifestyle. In this background, it can be considered in terms of functional aspect and morphological aspect by using WUFI2D simulation system. As a result, the tendency of occurrence of condensation was examined by comparing the water content and the growth potential of fungus graph which came from WUFI2D. Results of this study are as followings: Built-in furniture, both top & bottom open, is more stable to condensation than the built-in furniture with the top or bottom open. Also, Among from the top floor built-in furniture to the bottom of it, the bottom one is more stable to condensation.

  • The performance evaluation of a new building is becoming more important because efficient design alone is often not sufficient to deliver an efficient building. However, there is a lack of standard evaluation methods to measure the energy performance of a new construction that has Energy Conservation Design Measures(ECDMs). This study presents an enhanced method based on calibrated whole-building simulation for evaluating the energy performance of new commercial buildings and demonstrates its use using a case-study building, including: an Energy Use Index(EUI) comparison with sub-metered data and an evaluation of the performance of specific ECDMs. The use of this method has determined that the case-study building was shown to use approximately 47% less energy than the base-case building that has the same shape and function as the case-study building(i.e., calibrated as-built simulation mode]), but doesn't include the simulated ECDMs.

  • Building Information Modeling (BIM) is increasingly used throughout the facility's life cycle for various applications, such as design, construction, facility management, and maintenance. For existing buildings, the geometry of as-built BIM is often constructed using dense, three dimensional (3D) point clouds data obtained with laser scanners. Traditionally, as-built BIM systems do not contain the material and textural information of the buildings' elements. This paper presents a semi-automatic method for generation of material and texture rich as-built BIM. The method captures and integrates material and textural information of building elements into as-built BIM using thermal infrared sensing (TIS). The proposed method uses TIS to capture thermal images of the interior walls of an existing building. These images are then processed to extract the interior walls using a segmentation algorithm. The digital numbers in the resulted images are then transformed into radiance values that represent the emitted thermal infrared radiation. Machine learning techniques are then applied to build a correlation between the radiance values and the material type in each image. The radiance values were used to extract textural information from the images. The extracted textural and material information are then robustly integrated into the as-built BIM providing the data needed for the assessment of building conditions in general including energy efficiency, among others.

  • The continuing trend of built environment set forth by the rise of modernization and industrialization has led every country in achieving their respective economic development. Along side this trend is an issue that needs to be addressed - the environmental impacts of the built industry. Construction and maintenance of buildings are said to consume 40% of the world's energy, 65% of electricity, and 40% of raw materials, creating drastic pollutants harmful not only to the environment but also to human. Figures have been released and analyzed proving the contributions of built environment with environmental depreciation. Said figures earned concerns not just from different private and non-profit organizations but also the governments of every country, thus, steps towards sustainable development are being implemented. As a response, the "green" was added in the built environment. Later on, the now emerging concept of "National Green Building Code" found its role in the policy of various states in protecting the people in accord with the nature. This paper appreciates the initiatives of various countries and non-profit organizations in their drive to pursue sustainable green built environment in general, and specifically proposes an establishment of an "incentives grant framework" as an additional legislative policy to be included in the draft of the National Green Building Code of the Philippines.

  • Eight aromatic hydrocarbons were quantified in a newly constructed building before occupancy during the period of November 1997 to January 1998. Air samples were collected in 6 L stainless steel canisters for 8 hours based on working hour. It was found that the measured total concentration of aromatic hydrocarbons decreases rapidly with time up to a steady-state value. However, the fractions for each aromatic hydrocarbon were greatly changed with time. The concentration ratios of indoor to outdoor for aromatic hydrocarbons are greater than 1 during early period of the measurement, and the ratios decrease with time. The concentrations of toluene, m+p-xylene, ethylbenzene, and o-xylene are much higher than those of styrene, 1, 2, 4-trimethylbenzene, and 1, 3, 5-f trimethylbenzene in indoor air. The concentration fractions of m+p-xylene, ethylbenzed, and o-xylene in indoor air are about twice as hight as those in outdoor air measured during the similar period. It was concluded that the aromatic hydrocarbons were emitted from building materials, paints, and adhesives in an-built building.

  • The existing approaches to freeform building construction cause many problems. However, recent BIM technique development based on parametric modeling method and improvement of freeform materials manufacturing technology using IT technology encouraged many advanced countries to try experimental projects. Thus, laser scanning technique is in the limelight as a new alternative in the field of freeform building construction and inspection. This study selected a domestic small freeform building and practiced laser scanning and as-planned modeling by using Reverse Engineering. Then each deviation was comparatively analyzed through figures which extracted data by numerically analyzing the newly modeled as-built and Excel spread sheet. Through the process, limits and follow-up research subjects are discussed as well.

  • For successful outcome of real estate development projects, it is important to understand the potential tenants as they drive the demand for properties. The aim of this study is to investigate tenant characteristics of the Australian green office building sector. The specific objectives are to; (1) compare and contrast the increment trend of green buildings within the green office building sector; (2) identify the tenancy profile of green buildings; (3) ascertain the possible industry concentrations within the current green building sector; and (4) explore the relationship between green building occupants' characteristics and their tenancy. Descriptive statistics shows that Finance, Insurance and Real Estate (FIRE) industries along with government owned companies are the major tenants of green office buildings in the NSW State of Australia. In particular, real estate companies occupy more than half of the NSW based green office buildings whilst one third of them are the tenants of the 6-star rated buildings - the highest rated building in the current form of Australian Green Star accreditation scheme.

  • The poor maintenance practice increases the possibility of system failure. Subsequently, the consequences of failure fall on the aspects of output, safety and healthy, environmental integrity, system quality, and customer satisfaction. Conditionbased maintenance is seen as a potential strategy to improve performance. Whereby, the key success factor of this maintenance strategy is identified as the system inspection. This study aims to investigate the association between system breakdown rate and frequency of inspection. A mixed method approach is implemented by distributing questionnaire and interviewing for data collection. Subsequently, descriptive analysis, correlation analysis and regression are adopted to analyse the collected data from 100 respondents and the results are validated with interview data of 10 interviewees. The research result establishes significant relationship between the system breakdown rate and the frequency of inspection. Additionally, the result of regression analysis confirms that the frequency of inspection is the significant predictor of system breakdown rate. Planning of accurate inspection frequency is crucial to secure the system performance. Hence, the research signifies the importance to carry out regular inspection towards the building systems and components. As a recommendation, the maintenance personnel should assess the risk criticality of the building systems. Then, continuously monitor the condition of critical building systems; regularly inspect the condition of non-critical building systems and randomly inspect all of them.

  • This study is basically about four-guardian-statutes-building-gate in 17th Century. In the field of art-history, there are four-guardian-statutes made of clay in order that the statutes are so gigantic and grotesque enough to threaten all the devils. This purpose of this study is to make sure that the similar variation occurred at the four-guardian-statutes-building-gate in 17th century. The results of this study are as follows. First, only Da-Po style four-guardian-statutes-building-gates were built in famous four temples separately from 1612 until the Manchu war of 1636. And there are gigantic four-guardian-statutes made of clay in the building. Second, there are Chul-mok Ik-gong style buildings were built in 1660s at Bo-Rim-Sa and Neung-Ga-Sa. The buildings including four-guardian-statutes-building-gate of Song-gwang-sa built in 1636 probably are all similar to earlier Da-Po style four-guardian-statutes-building-gates in the viewpoint of structural type and size of building. Third, it began to build Ik-gong style four-guardian-statutes-building-gates in 1676 at Su-ta-sa.

  • Since the opening of the Seoul Metro in 1974, the electric railway passengers have been increased rapidly and as the advanced equipments(OC,PSD) were introduced, additional power facilities were built in a limited area for the comfortable transportation environment. Present grounding system were built according to old Electric equipment standards and all the electric signal, communication and electronic equipments were built only for the purposes of protecting building structure, people and electronic equipments. Grounding system which was additionally built in the limited area caused problems with the building structure and it caused secondary damages when earth fault happens. One of the problems is grounding system of the building structure; grounding system does not work properly since grounding equipments are not separated from each other. So, existing grounding system needs to be improved and unified grounding system in the building should be established. The purposed of this study is to analyze all the grounding systems that had been built in different year and to establish unified grounding system of Seoul Metro.
