The aim of apartment house remodeling should be accomplished by three courses; first, to reduce resources and environmental pollution, and second, to overcome social issue such as sick house syndrome on the point of residents' safety, and last, to secure life quality of apartment house healthy and nature friendly through satisfying residents' desire comfortable and safety course. Thus, this study aims to suggest the basic data to improve remodeling of apartment house considering residents' safety on the point of greenness, because of preventing social issue such as sick house syndrome, creating comfortable interior space, deducing indiscreet remodeling, and developing sustainable construction, through grasping customers' demand, and analyzing the correlation between remodeling status and residents' attitude survey of sick house syndrome.

Lately Construction industry tends to prefer remodeling of existing building rather then new construction or reconstruction of buildings due to strengthening of several restriction related to real estates along with prolonged depression. Specially in case of Apartment houses, since vagueness on ownership and management authority on common part exists. So in this study we are to present the procedure of analyzing apartment house remodeling method through user request by approaching to several considerable factors in user request side.

The percentage of apartment houses in residential buildings has increased every year, and it result in higher energy consumption of residential buildings. After the house law could be amended to legalize the remodeling of the balcony, buyers and contractors prefer to choose the balcony remodeling type when they choose a house for installment sale. Many construction companies design an apartment house considering balcony remodeling. So, this paper compares the balcony remodeling type with the basic type(prior to remodeling balcony) by using the building energy rating system tool. The balcony remodeling type consumes heating energies more than the basic type, and is unable to receive high rating. If the balcony is remodeled, it is required to improve the performance of wall and window and reduce the area of remodeling balcony.

And also, remodeling of building costs less and creates less wastes compared to reconstruction and so it is more profitable in financial and environmental view. However remodeling is process of creating new environment with existing building. Therefor remodeling must follow the procedure realizing problem and fix the problem based on through investigation on existing building and users requirement must be faithfully reflected. Specially in case of apartment houses, since vagueness on ownership and management authority on common parts exists. Hereupon, in this study we are to present the procedure of analyzing apartment house remodeling method through user requirement by approaching to several considerable factors in user request side.

This study analyzes remaining repair rate and applied repair rate with the presentation of profit model for the purpose of pursuing maximization of added value through remodeling of apartment house. Objects of remodeling and item applying the whole replacement of functionality evaluation items include exterior of building (3 items maintaining the current conditions, 8 items requiring the whole replacement), water supply/sanitary/gas/ventilation facilities (6 items maintaining the current conditions, 6 items requiring the whole replacement, electric/fire fighting/elevator facilities (8 items maintaining the current conditions, 20 items requiring the whole replacement) and heating/water heater facilities (2 items requiring the whole replacement).

The study analyzes the remodeling characteristics of the four different types of secondary kitchens in apartment house based on their floor plans. The secondary kitchens are categorized into side placement, back placement, back placement with extensions on both sides, and back placement with an extension on a single side. The twelve apartment complexes in Ulsan were selected so that they may all consist each of the four types, and answered the survey. The classified traits of secondary kitchen were examined based on the characteristics of floor plan and remodeling. Side placement and back placement with extensions on both sides mostly used glass hinged doors. Back placement and back placement with a single side extension used glass sliding doors. It was found that the majority of the floor materials consisted of both wood and tiles, except for side placements, where only tiles were used. The sizes of the back placements with both and single side extensions were the largest. The side and back placements were rarely renovated, however, back placements with both and single side extensions went through massive remodeling.

Currently, due to remodeling of newly built apartment, national resource loss and personal economic loss are being occurred and construction wastes are making more environmental issues. This study aims to devise reduction in cost and economic loss coming from remodeling by selecting general house size of apartment, carrying out surveys and investigating current status of remodeling before and after moving into newly built apartments.

This paper introduces the result of performing research analysis on awareness and demand on economic aspect of dwellers toward remodeling by aiming at the fact that there are existing dwellers which is the biggest feature of remodeling. Providing services that are suitable for economic conditions and demands of owners or dwellers of Apartment House could be seen as something that must be considered first above all things in remodeling in which consumers have to pay for expenses are specified.

급격한 경제성장과 함께 도시의 인구 집중으로 주택 문제의 해결을 위해 대규모 아파트 단지가 들어섰고 현재도 그 수가 계속 증가하고 있다. 반면 경년이 오래 된 아파트의 경우 노후화로 인한 문제 해결을 위한 수단으로 정부차원에서 리모델링을 유도하는 정책에 의해 리모델링에 대한 관심이 높아지고 있으나 그에 따른 기술적 제도적 뒷받침이 부족한 형편이다. 리모델링의 성과를 객관적으로 평가할 수 있도록 리모델링의 특성과 사회적, 문화적 요구를 수용할 수 있는 리모델링 성능평가에 관한 연구가 필요하다. 본 논문에서는 국내 주택성능평가표시 제도와 일본의 기존주택 성능평가 항목을 비교하여 리모델링 공동주택의 성능평가를 적용하기 위한 방안에 대하여 연구하였다.

The purpose of this study is to find the method about the design factors considering the remodeling of apartment housing. Domestic remodeling operations has been developed incessantly. Recently, instead of redevelopment and reconstruction, remodeling operations is being generalization. Therefore by considering the related building code, this study seeks the revisions and try to understand the architectural character of apartment housing and find the design factors throughout the remodeling case of apartment housing. For instance, it is to make use of the flexible partition in unit plan or consider a various house plan etc. So by analyzing these remodeling design factor, we will be able to live the residential environment more extensive than previously.
