실적자료에 의한 공동주택 마감공사의 하자보수기간의 적절성 평가 기초연구 (Basic Research on Evaluation of Defect Repair Period of Finishing Works in Apartment Houses according to Performance Data)

  • Cases of lawsuit and conflict are increasing because of defects in apartments in use after the completion of construction. Further, with changes in the consciousness of residents and in the social environment, many residents are showing interest in defect-related lawsuits. However, the term of warranty liability defined in the current law is not practically appropriate, and the verification of the determination of the term of warranty liability is insufficient. Against this background, this research aims to evaluate the appropriateness of defect repair periods by examining the actual defect condition of the finishing work among the various defects related to apartments. Collected performance data are analyzed by statistical techniques by considering the defect occurrence rate per construction type and the construction year of the finishing work in apartment construction. The analysis results will be used as basic data for evaluating the appropriateness of the standards for the term finishing works warranty liability.

  • 본 논문에서는 비 재생무료교체-수리보증이 종료된 이후의 수리가 가능한 시스템에 대한 교체정책을 제안한다. 이를 위해서, 비 재생무료교체-수리보증을 정의하고, 사용자 측면에서 비 재생무료교체-수리보증이 종료된 이후의 보전모형이 고려된다. 최적의 보전정책을 결정하기 위한 기준으로는 사용자 측면의 단위시간당 기대비용이 고려되고, 보증 기간이 종료된 이후에 발생되는 시스템의 유지비용은 사용자가 모두 지불하게 된다. 즉, 시스템의 운영기간 동안 사용자가 지불하여야 할 비용들이 주어져 있을 때, 비 재생무료교체-수리보증이 종료된 이후의 최적의 보전주기를 결정한다. 마지막으로 본 논문에서 제안된 보존정책을 설명하기 위해서 수치적 예를 살펴본다.

  • We are concerned with the question of servicing warranties for repairable items. During the warranty period, each time an item fails the manufacturer has the obligation to restore the item to operational condition either by repairing the item or by replacing it by a new item. In this paper, we consider the repair-replacement strategies based on the condition of the failed item. For products with phase-type lifetime distributions where the phases represent the condition of the item, we develop algorithms to determine the expected cost of servicing a warranty and use it in making the repair-replacement decision. Illustrative numerical examples are presented. We also propose a dynamic strategy by taking the expected remaining warranty cost into consideration.

  • Claim history data of rather long period were collected to assess reliability and warranty cost analyses. The data were appropriately organized to be used for further statistical analyses. For each critical component, nonparametric statistical method was applied to obtain reliability plot. Hazard plots of the components in a subsystem or system level were also obtained. Competing risk model was assumed to obtain the performance of the subsystem or system level.

  • 본 논문에서는 비재생보증이 종료된 이후의 최적의 주기적인 예방보전정책을 제안한다. 비재생보증기간이 종료된 이후의 예방보전에 대하여 Wu와 Clements-Croome (2005)의 확률적 보전효과를 갖는 주기적인 예방보전모형을 가정한다. 시스템의 운영 기간 동안 사용자가 지불하여 야 할 비용들이 주어져 있을 때 단위시간당 기대비용을 결정한다. 또한, 구해진 단위시간당 기대비용을 최소화하는 최적의 예방보전 주기와 횟수를 결정하는 방법을 다룬다. 마지막으로 본 논문에서 제안된 예방보전정책을 설명하기 위해서 수치적 예를 살펴본다.

  • Objectifying claims filed during the warranty period, analyzing the current circumstances and improving on the problem in question is an activity worth doing that could reduce the likelihood of claims to occur, cut down on the costs, and enhance the corporate image of the manufacturer. Existing analyses of claims are confronted with two problems. First, you can't precisely assess the risks of claims involved by means of the value of claims per 100 products alone. Second, even in a normal state, the existing approach fails to capture the probabilistic conflicts that escape the upper control limit of claims, thus leading to wrong control activities. To solve the first problem, this paper proposed that a time series detection concept where the claim rate is monitored based on the date when problems are processed and a hazard function for expression of the claim rate be utilized. For the second problem, this paper designed a model whereby to define a normal state by making use of PID (Proportion, Integral, Differential) and infer by way of a fuzzy concept. This paper confirmed the validity and applicability of the proposed approach by applying methods suggested in the actual past data of warranty claims of a large-scaled automotive firm, unlike hypothetical simulation data, in order to apply them directly in industrial job sites, as well as making theoretical suggestions for analysis of claims.

  • 본 논문에서는 비재생무료교체-수리보증이 종료된 이후의 수리가 가능한 시스템에 대한 주기적인 예방보전모형을 고려한다. 이러한 예방보전모형에 대하여 기대순환길이, 총기대비용 그리고 단위시간당 기대비용을 각각 유도하고자 한다. 또한 유도된 단위시간당 기대비용을 최소화하는 최적의 예방 보전주기와 예방보전횟수를 결정하는 방법에 대하여 자세히 설명한다. 끝으로 고장시간이 와이블분포를 따르는 경우에 최적의 주기적 예방보전정책을 결정하여 본다.

  • 사용현장에서의 고장데이터는 미리 정해진 보증기간동안 고장이 발생한 제품으로부터 얻어지는 고장시간, 고장원인, 설명변수값과 보증기간동안 고장나지 않는 제품 중 일정비율을 추적조사하여 얻은 설명변수 값들로 구성된다. 사용현장에서 얻어지는 이와 같은 데이터를 이용하여 제품수명분포의 모수가 설명변수와 대수선형관계일 때, 수명분포의 모수에 대한 의사(pseudo) 최우추정량을 구하고 그 점근성질을 규명하였으며, 고장원인별 제품수명이 와이블분포를 따를 때의 의사최우추정량과 점근분산을 구하였다. 제품의 보증기간이 달력시간이고 제품의 고장이 운영시간에 의존하는 경우와 제품의 보증이 달력시간과 운영시간의 혼합인 경우의 분석방법도 제시하였다. 또한 모의 실험을 통하여 추적조사비율에 따른 효과를 알아보았다.

The Software Reliability Growth Models for Software Life-Cycle Based on NHPP

  • This paper considers the differences in the software execution environments in the testing phase and the operational phase to determine the optimal release time and warranty period of software systems. We formulate equations for the total expected software cost until the end of the software life cycle based on the NHPP. In addition, we derive the optimal release time that minimizes the total expected software cost for an imperfect debugging software reliability model. Finally, we analyze the sensitivity of the optimal testing and maintenance design related to variation of the cost model parameters based on the fault data observed in the actual testing process, and discuss the quantitative properties of the proposed model.

Developing the Optimized Method of Reliability-Growth Target Setting for Complex and Repairable Products from Business View

  • Purpose : The purpose of this research is to develop the optimized method and process in the reliability-growth target setting, especially for complex and repairable system (or products) such as vehicle and airplane, construction equipment. Method : A reliability-growth test plan specifies a scenario to achieve the planned reliability value (or reliability target). The major elements in test planning are reliability-growth starting time and reliability level at that time, reliability-growth rate and reliability-growth target. All of them except a reliability target can be referred to the previous development data and reference researches. The reliability target level is directly influencing to test period (or time) which is related to test and warranty cost together. There are a few researches about the reliability target setting method and but showing the limitations to consider the views of engineering, business and customer together. There is no research how to handle the target setting process in detail. Result : We develop the optimized method and systematic process in reliability target setting with considering such views. This research also establish the new concept as production capability which means company (or supplier) capability to product its products. Conclusion : In this research result, we apply the new method to a few projects and can set the reasonable test planning. The developing results is showing the good balance between the developing cost and warranty cost at market.
