A Study on the Housing Satisfaction of Elderly Living Alone or with Spouse - A Comparision between Urban and Rural Area - (단독가구노인의 주거만족도에 관한 연구 - 도시.농촌지역간의 비교를 중심으로 -)

  • The purpose of this study is to find the main factor which influences the housing satisfaction of elderly who lives alone or with spouse and to make it sure that housing satisfaction is an important factor to life satisfaction of elderly. The specific purpose of this study is as follows; 1) How does the locus of control of elderly influence a housing satisfaction\ulcorner 2) How does the housing characteristics of elderly influence on the housing satisfaction and this relationship has any difference between urban and rural area. 3) Which variables influence upon the housing satisfaction and life satisfaction of elderly and how much do they influence \ulcorner The locus of control scale, housing satisfaction scale. life satisfaction scale were composed on the basis of precedent researches. For this study 202 elderly sho live in urban and rural area ere interviewed. To analyze the data, such as F-test, t-test, two-way ANOVA, Multiple regression analysis were used with SPSS program. The results are as follows; 1) The interrelation between locus of control and housing satisfaction is as follows. Namely , if he believes in his deeds and will rater than his fate, he feels more housing satisfaction. 2)the housing satisfaction of the elderly was found to be influenced by location, Namely, the elderly living in the urban area feels more housing satisfaction, especially he lives in apartment and unshared house. On the contrary, the elderly living in the rural area was not affected by housing type and the number of household who live together, The housing satisfaction of the elderly living in the rural area or the urban area equally influenced by the housing tenure, heating system, bathroom facility, flush toilet, and convenient service form the outside. 3) The main factoers which influence the housing satisfaction of the single household elderly are bathroom facility louse of control and income. When we concern about the location in urban area the housing satisfaction of the elderly were mainly influenced by income, but in the rural area, they were influenced by the service facility from the outside. As a Conclusion, the main factor which influenced life satisfaction of the elderly proved to be housing satisfaction inn both rural and urban area.

  • Since Mapo Apartment was introduced as a new urban housing type in the early sixties, apartment has been a typical urban housing in our country. In these days, according to various life-styles and new attitudes about the quality of life, apartment has been developed in various types like high rise residential complex and apartments with special themes. This study has been focused on the transition of modem urban housing in France. The origin of a word, apartment, has been defined and history of apartment in French urban life has been analyzed focusing on the common space and community facilities. Representative apartments in the 18th, 19th and 20th century were selected and comparatively analyzed. Especially in the 19th century, urban housing for working class had been a major concern among the communist and the bourgeoisie and has its own characteristics relative to each other. The characteristics shown in the apartment by the communist in France have been followed in the Korean apartments since 1960's, then the recent trends are rapidly changing in the housing market in Korea. Thus, the findings of this study can be very useful to understand the recent changes of diverse housing types in our society and also be very helpful to prospect our urban housing types in the future according to the changes of new lift styles.

  • The purpose of this study is to understand the trends of urban housing in the age of modernization in Western cities since 1970's, and to provide the useful data for diversifying urban housing types in Korea. Although the housing types can be categorized in many ways according to the points of view, this study classifies 11 types by a criterion of urban composition elements. Among 11 urban housing types, one type, free-standing slab structure, has been mainly applied to Korean situation. The reason might be that the free-standing structure type is the most efficient one in terms of land use and block organization, but it results in a monotonic condition of urban housing blocks. Therefore, taking local characteristics and urban contexts in Korea into consideration, the future urban housing design should be developed in different ways of making local life styles possible in them, by adopting various types of Western urban housing precedents.

  • Ever-developing information and communications technology has changed the ways of life from that of industrial society to the information-oriented community, and is widely used in a variety of social and economic contexts. Besides, urban problems in today's society are intricately involved so that the possibility of any reliable breakthrough may not to be likely. To work out these complicated problems as well as to understand the crux of the matter more comprehensively, ubiquitous urban planning has been laid out, and as a result attempts to reflect this system are cautiously made in metropolitan areas. However, most u-City planning, integrating uibiquitous technology, has focused on creating urban infrastructure and its services, therefore neglecting the importance of housing in urban space. Consequently, thorough u-City planning has yet to be defined in relation with urban space, and housing planning, established on the basis of the user-oriented housing environment, needs to be urgently made. Centering on the importance of housing in the construction of an improved future urban environment, this study aims to discuss the role of urban environment planning where metropolutan residents can enjoy a comfortable and convenient life. As well, this research paper seeks to focus attention on the consideration for users that is often disregarded but requires reflecting in the u-City planning.

  • "Urban traditional housing" means a type of urban housing which retains characteristics of traditional Korean houses for ordinary people. It is a form of housing created in the process in which traditional Korean ways of life are applied to swift modernization. In Korea's traditional housing, the "court" functioned as a living space that promoted family bonding. The space of the court still remains in the urban traditional housing. However, rapid popularization of the westernized housing form, i.e., apartments, resulted in standardization and westernization of our housing and living patterns, and as a result, the court in urban traditional housing came to lose its original meaning. The objects of this study are residents of urban traditional housing. By studying them, this research aims, firstly, to understand the meaning of the inner court, secondly to analyze correlation between the residents' consciousness of the inner court and their use of the space, and ultimately to find various possible forms of our future housing. For this research, twenty six houses in the Gahoe-dong area in which urban traditional houses are densely built up were investigated. According to the result of this research, the inner court in current urban traditional housing is a space existing inside a house but directly exposed to outer air at the same time. It is a private but shared space. It contributes to forming a pleasant atmosphere by facilitating ventilation and providing sunlight. In addition, it is a living space that actively reflects the Korean living style that values family life.

  • This study analyzes behavior characteristics of illegal urban stall keepers scattered in the metropolitan area and their effects to urban life. The main findings of this study are follows. First, the stall keepers are different in terms of 1) items 2) opening hour and 3) user characteristics depending on locational environment of market boundaries. Second, the stall keepers exit in any time and any place if demand exists. Third, the effects of stall keepers to urban life are twofold ; they facilitate urban life by providing cheap and various commodities/services and they bring about negative effects such as obstacle to traffic flows, waste generation, and so on.

The Factors Influencing the Life Satisfaction and Depression between Urban and Rural Elderly (주거환경이 도시와 농촌 노인의 생활만족도 및 우울에 미치는 영향에 관한 연구)

  • This study is designed to find out the difference of life satisfaction and depression between urban and rural elderly. The research method is a questionnaire that surveys those aged 60 and older. The collected data were analyzed by categorizing them into two groups, 503 residing in the elderly who live in Daejeon city and 676 in those who live in Chungnam area. The result of analysis indicated that; First, life satisfaction of the urban elderly was higher than that of the rural elderly(t=3.67, p<.001). But depression between the two groups, the elderly who live in urban area and those who live in rural area, did not show a statistically significant difference. Second, the factors influencing the life satisfaction of urban elderly were convenience of housing, economic level, health status, local safety, life attitude, and period of residence. Third, the depression of urban elderly significantly related to health status, life attitude, economic level, age, and convenience of housing. Fourth, the factors influencing the life satisfaction of rural elderly were health status, economic level, convenience of housing, local safety, life attitude, type of residence, and period of residence. Fifth, the depression of rural elderly significantly related to health status, life attitude, and economic level.

Changes of Housing Conditions in Later Life -Regional Comparison of Urban vs Rural Elderly- (老後 住居狀況 差異에 關한 硏究 -도시와 농촌의 비교를 중심으로-)

  • This study has been performed to analyze housing status in later life. In this study, 234 Koreans aged 60 or more were interviewed for their current housing status. The results are drawn as follows: 1. The household size does not highly fluctuate in later life; it ranges from three to five overall. But there is a trend difference over region; The household size continuously increases until 70's in urban area, but it shows increase & decrease changes over five-year intervals. 2. The number of bedrooms slightly ranges from 3- to 3.8 over urban and rural areas without noticeable trend for age intervals. 3. Use of indoor area has regional difference; It ranges from 28 to 40 pyoung in urban area, but it does more widely form 27.7 to 50 in rural area. 4. There is a most significant region effect on structure type for the elderly; For the urban elderly, proportion of those living in single detached dwelling consistently decreases as age increases. For the rural elderly on the other hand, the rate of those living in single detached dwelling sharply increases in their 70's and the rate reaches 85.7%. 5. For the ownership trend, more than 70% of the elderly are home owners at the age 60-64, but the rate continuously decreases in later life stage while the rate of those living in their children-owned home increases.

A Study on the Effectiveness of Floor Area Ratio Incentive System for Long-Life Housing Certification System (사례 분석을 통한 장수명주택의 용적률 인센티브 실효성 검토)

  • The purpose of this study is to investigate the effect of floor area ratio incentive system for Long-life housing certification system by simulation of five recently built apartment complexes. Apartments that are certified as superior in Long-life housing can receive 10% of the floor are incentive in Seoul. However, the difference between base and permitted floor area ratio are in general residential area of class 2 and 3 is not more than 20%. limit of feasible allowance incentive is limited. Even if there is an unrealized permitted floor area ratio, there is no reason to apply the Long-life housing certification system preferentially. Because the items of the floor area ratio incentive provided by the District Unit Plan are various, it shows that the floor space ratio incentive for Long-life housing certification system has little effectiveness. To enhance the feasibility of incentives for the Long-life housing certification system, improvement in the urban planning level, including district unit planning, including the design criteria for apartments in Seoul, is needed.
