The Effects of Distance-Accessibility to the Complex Shopping Mall of 'Lotte Mall-Suwon' on the Prices of Its Neighboring Apartments within the Gwonseon-gu of Suwon City (복합쇼핑몰 '롯데몰 수원점'에 대한 거리 접근성이 수원시 권선구 내 인근 아파트가격에 미친 효과)

  • This study attempts to analyze the effects of distance-accessibility to the complex shopping mall of 'Lotte Mall-Suwon', located at the old central and catchment district of the Suwon station in the Province of Gyeonngi, on the prices of its neighboring apartments within the Gwonseon-gu of Suwon City by using the hierarchical and linear-difference in difference regression method. The results of the analysis are as follows. First, before construction the effects of distance-accessibility show the U-shaped pattern, suggesting that the negative external effects of noise and traffic congestion around the Suwon Station affected the prices of its neighboring apartments within the Gwonseon-gu of Suwon City. Second, the effects of distance-accessibility at different times, such as the construction period and after the opening, are statistically significant only in the latter, indicating the reverse U-shaped pattern unlike before the opening. This means that after the opening of the complex shopping mall its external effects as a leisure and convenience space have a positive effect on the prices of its neighboring apartments within the Gwonseon-gu of Suwon City. Third, the effects of distance-accessibility is at an inflection point around 1.6-1.7 kilometers, which means that the U-shaped distance-decay pattern before construction, while the reverse U-shaped pattern is shown after the opening of opening. The latter implies that apartments that are very close to the mall within the Gwonseon-gu of Suwon City enjoy relatively small positive externalities. Therefore, they are exposed to some negative external effects of noise and traffic congestion, but apartments with some distance apart within the Gwonseon-gu of Suwon City maximize those positive externalities. These results suggest that the effects to distance-accessibility are different from location to location.

  • The management model for ground urban facilities based on Ubiquitous technology is proposed to support the u-City projects going on domestically and, reinforce the nation's competitiveness. This research is a part of the Intelligent Urban Facility Management project of the Korean Land Spatialization Group (KGSL). First, this study started from the investigation of existing u-City businesses in order to drive essential components and considerations for the urban facilities management system. Considering the driven conclusions, this study finally proposed the adequate management model of urban facilities for the newest urban environment, u-City.

  • With the introduction of the ubiquitous technology, the housing culture centers of construction companies have demonstrated future housing image and technology. However, ubiquitous home services are technology oriented items. The purpose of this study was to identify u- services which were realized in domestic future housing and to compare those with services the residents needed greatly refer to researches related to demand for u-service. For this study, field studies were conducted with 3 domestic future housings and precedent studies on demand for u-service were analyzed according to the standard of residents' demand. The results of the study showed that residents prefer u-services for security and control of indoor environment for housework and leisure life. As a result, u-services which residents needed mainly did not correspond with those that were displayed in future housing.

  • 최근 정보기술과 유비쿼터스기술을 바탕으로 도시를 미래화하는 유비쿼터스도시(U-City)구축이 범 국가적으로 추진되고 있다. 이에, 정부에서는 2008년 9월 25일 유비쿼터스도시의 건설 등에 관한 법률 시행령을 발표하였으며, 유비쿼터스도시서비스(U-City Service)를 크게 행정, 교통, 보건 의료 복지, 환경, 방범 방재, 시설물 관리, 교육, 문화 관광 스포츠, 물류, 근로 고용 등의 분야로 구분하였다. 이러한 유비쿼터스도시서비스를 제공하고 운영 및 관리하는 시설로 유비쿼터스도시 통합운영센터(U-City Management Center)는 다양한 유비쿼터스도시서비스를 효과적으로 연계하여 서비스에서 발생되는 다양한 도시정보를 통합, 분석하고 제공하는 유비쿼터스도시 핵심기능을 담당한다. 하지만 이러한 유비쿼터스도시 통합운영센터의 구축은 운영조직구성, 운영비용확보, 통합서비스 제공방안, 법 제도 정비 등의 해결과제를 가지고 있어 구현방안에 대한 구체적인 연구가 요구된다. 본 연구에서는 선행연구를 바탕으로 유비쿼터스도시 통합운영센터에서 기본적으로 제공되어야 할 유비쿼터스도시서비스 유형을 제시하고 정의한다.

  • The vision of u-City is an implementation of ubiquitous environments that makes anybody to be able to access the source of information and knowledge in anywhere and anytime with any methods. It is necessary to study the law and institution of u-City about a role of the government and local governments to have a new growth power. We need to improve the related law and institution with standardization of u-City service to regulate and coordinate diversity of main organ and business area.   • The leading cause of bridge failures is scouring bed material from around bridge foundations. Many advanced countries such as U.S.A., U.K., the Netherlands and New Zealand have developed and revised their own bridge scour manuals fit for their field conditions. In Korea, researches for reducing bridge failures during floods have concentrated on analysis, laboratory test and countermeasure of bridge scour during the last ten years. however no comprehensive manual for evaluating bridge scour and for identifying the conditions of bridge foundations has been provided yet. In this study, a new bridge scour manual is developed for the accurate evaluation of bridge scour, which reflects domestic field conditions with various streambed materials. The SRICOS method and the Erodibility Index Method are suggested for fine-grained soils and weathered rocks, respectively. In addition, bridge scour analysis algorithms are developed for field engineers to estimate bridge scour depth and to evaluate the susceptibility of bridge scour with ease.

  • Warranty contracting for pavements construction has been widely used in Europeans countries, Japan, and the U.S. and the benefits of warranty contract has been proven. This research investigated the European, U.S., and Japanese warranty contract policies and compared pros and cons. The most appropriate warranty contract policy solution is developed to fit in the Korean construction industry culture. Three main conclusions have been developed in this study: (1) performance specifications should be developed; (2) the systematic method is required to estimate the appropriate costs of performance bond and warranty period, etc.; and (3) short and long term plans for adopting performance warranty contract in Korea are suggested.

  • This study aims at suggesting a evaluation method of water cycle soundness in U-City. The distortion of water cycle soundness induced industrialization and urbanization was quantitatively analyzed. In order to evaluate the soundness of water cycle in U-City the reduction ratio of runoff was evaluated in comparison of before the construction of the water recycling facilities for natural water cycle, the reduction ratio of urban water was evaluated in comparison of before the introduction of the artificial recycling facilities for artificial water cycle.
