A Study on the Concept of Elderly Housing Environment and Housing Types (노인 주거환경의 개념과 유형화 연구)

  • Recently, In Korea, diverse elderly facilities have increased by geometric progression cope with rapidly aging society. But, there haven't been enough systematic understanding about elderly housing. To approach the concept of elderly housing, the clear theory of its definition and types should be established. Thus, the purpose of this study is to set up the concept of elderly housing and clear definition, and to recreate criteria fit our situation. This study was proceeded by contents analysis of elderly housing environment in prior research. First, we understand the use of terms about elderly housing in references and redefine. Then, analyze the cases of categorizations in developed countries. Finally, the research point out current problems and make criteria in housing environmental aspects. This study leads new perspective to consist synthetic services according to special conditions of elderly, far from the economical point of view. It will contribute to understand elderly housing designing aging friendly environment.

Housing Transaction Prices and Depression Experience Rates According to Housing Types Before and After the COVID-19 Pandemic (코로나19 유행 시기 전후 주택유형에 따른 주택실거래가와 우울감 경험률)

  • Objectives: This research analyzed and compared housing transaction prices and depression rates according to housing types before and after the COVID-19 pandemic. Methods: Data on housing transaction prices and depression rates from 2018 to 2022 in 25 districts of Seoul, South Korea, were utilized. Dummy variables were employed to account for potential confounders influencing the relationship between the variables. Statistical analysis was conducted using R, and the relationship between depression rates and housing transaction prices was examined through Ordinary Least Squares (OLS) and panel data regression analysis. Results: The results of OLS and one-way random effects models indicated a significant relationship between apartment (p<.05) and officetel (p<.001) transaction prices and depression. However, detached/semi-detached and row/townhouse transaction prices did not exhibit a significant relationship with depression. Conclusion: It was observed that as apartment and officetel transaction prices increased in Seoul before and after the COVID-19 pandemic, depression rates also increased. Considering that changes in housing prices by housing type in South Korea may impact the mental health of local residents, it is deemed necessary to consider healthy housing and housing prices as comprehensive determinants of mental health.

A Study of the Administrative Tribunal Cases about Violation of Law of Housing Projects (주거건축과 관련된 건축위법행위 행정심판판례 연구)

  • The purpose of this study was to analyze the architect's Administrative Tribunal cases related to housing projects. We collected the 271 decisions of Administrative Tribunal cases from 1985 to 2001 through the Ministry of Legislation data base. As a conclusion of research, most of cases are caused during design process and supervision of construction which are major roles of architects. We can find out that the number of cases of Administrative Tribunal about housing is 10% more than other types of building. And this situation is more serious in supervision building phase. It proves that housing project has more possibility of violation of law than other types. Because it belong to an economic problems. In Korea, clients of housing project tend to take more profits by taking an illegal acts; like enlargement of a building, construction border violation. illegal construction balcony and so on. And architect who roles to be a supervisor is liable to these problems but he has not much authority and economical benefits. Through this research we can analyze this situation and make know what is problem.

  • Recently, housing consumers are demanding new types of residential housing and environmentally friendly housing. I think that the related issues and problems can be solved by introducing various types of independent housing. Garden is an important space for single family housing, providing calmness and restfulness etc. Furthermore, it provides a green space for our city. According to the result of this paper, I would like to suggest some important conclusions. 1) Residents in single family housing want sufficiently large garden space and they need good design of planting. 2) They are interested in gardening. They also want to have various ideas and information for gardening and need useful skills to prevent their garden from insects and diseases from the garden maintenance companies. 3) Generally, they want to design their garden for the usage of their relaxation and ornamental enjoyment.

A Proposal of Urban Housing Models and a Feasibility Study for the Application of Small-scale Development in Residential Blocks (일반주거지역에서의 소규모 집합주택 개발가능성 검토 및 모델 제안)

  • The intent of this study is to investigate the feasibility of small-scale developments in residential blocks in the city, and to propose development strategies and models. This research is done on the premises that large housing developments ignore the urban structure of its own quality, whitens on-lot-based multi-unit housing developments fail to maintain amenity and livability in residential blocks. For solving these shortcomings, this research proposes the possibility of small-scale housing development models as an alternative development system. And some residential blocks were selected as case sites and analyzed into typical block types, to support the proposal of pertinent development types. Each type was investigated and discussed in terms of development feasibility and proper development strategies. Finally, three development schemes are proposed as prototypical models for the best application in residential blocks.

  • The very problem we are to touch in this study is that our own types of urban housing complex are isolated from the existing residential environment. The closed and self-completing structures of past urban housing complexes didn't develop the communal spirit and it has increased anti-city trends. With all that, this study intends to provide some materials to reform our urban housing environment through analyzing former European examples on the basis of the development of our own urban housing types which will correspond with existing urban structure and urban tissue.

  • The Hill housing in korea usually have a low-rise clustered housing style, and they were mostly built during the 1980s. Low-rise terraced houses that can be found in Europe, American or japan cannot be found in Korea due to spatial limitations, so semi-detached houses or duplexes with low-story unit plan have been built in Korea. In this study, the developments will be analyzed, and domestic and foreign cases will be compared. Based on the results of analyses and comparisons, new unit plans and section types applicable to Korea will be suggested.

A Study on the Characteristics of the Super High-Rise Housing Complex in Hong Kong (홍콩 초고층 주거단지의 특징에 관한 연구)

  • The purpose of this study is to analyze the typological characteristics of super high-rise housings in Hong Kong. The results are as follows; 1) Most of the plan types of the residential building in Hong Kong are tower types and they show lots of curves on the external resident blocks so that each resident families can face maximum open air. 2) Each residential unit is arranged symmetrically and systematically around the central core. 3) The most of core types are central core types which are usually planned to place void light well to improve lighting and ventilation. 4) Rooms are arranged in line from entrance to kitchen, to living & dinning room, and finally bedroom and bathroom. Dinning area is arranged together with living area. 5) At least, more than two sides of the each unit were facing the open air; one side is for the view from a bedroom or a livingroom, the other side is for the ventilation of a kitchen or a bathroom.

  • The The purpose of this study was to compare of the characteristics of floor plan and housing satisfaction with two types of housing units, 2-bay and 3-bay. Two bay housing unit is one that two rooms, a bedroom and a living room, are in the front side of housing unit, and 3-bay is one that three rooms such as two bedrooms and a living room are in the front side. 15floor 85m$^2$-sized plans of housing unit were analyzed. There were differences in the arrangement of entrance, balcony, and bathrooms between two types of housing units. The subjects were 200 housewife who lived in 2-bay housing unit and 200 ones in 3-bay one. The residents who lived in 3-bay were younger, higher education and income level, and more home ownerships than ones in 2-bay. The residents in 3-bay were more satisfied with their housing unit than in 2-bay.

  • The energy efficient design of the multiple stock housing is very important not only to save energy but also to increase sustainability in a whole city because the multiple stock housing type is dominated in the major residential supply markets in Korea. During the early design phase of the multiple stock housing type, the architect need convenient and accurate tools for evaluating energy consumptions based on building types rapidly. Building Information Modeling(BIM) is introduced as useful tool systems providing interoperability between 3rd dimensional modeling tools and environmental engineering analysis tools, and could reduce time and cost for unnecessary modeling works in the analysis. However, it is still hard to apply to building design practice and integrated energy simulation techniques because interoperability using industrial standard file formats such as IFC and bXML is still underdeveloped. Therefore, the purpose of this study is to perform the building energy simulations, to compare the results on typical building types in multiple stock housing based on BIM, and to clear the problems using industrial standard file formats between 3rd dimensional modeling and building energy simulation software. In addition, through comparisons with simulation results according to the typical building types such as building forms, orientations, and building stories, the interrelation ship and characteristics of BIM based building energy simulation software are analysed and evaluated.
