집합주거단지에서 건강환경 조성을 위한 주거동의 배치유형이 통풍계획에 미치는 영향 분석 (The Effect of Layout Type of the Housing on Wind Flow Planning for Healthy Environment in Multi-Family Housing)

  • The purpose of this study is to analyze the wind velocity ratio in respect of layout types of housing in multi-family housing. The wind velocity ratio is a difference of wind velocity between on the leeward and on the windward side of multi-family housing. The layout types of housing are grid layout pattern of linear type, mixture pattern of Linear type + tower type and layout pattern of tower type. The planning of wind flow is an induced technique to increase in wind velocity in the city and multi-family housing. This study investigates wind velocity ratio into layout types of housing. consequently, analysis were basic design data for the planning techique of wind flow suggested.

장수명주택 가변 방식에 대한 수요 및 요구사항 분석 (Demand and Requirement Analysis on the Flexible Method of Long-life Housing)

  • It is essential to maximize the advantages of long-life housing in consideration of the occupants' demands in order to promote the construction of long-life housing. The diverse plan types with flexibility should be developed based on those demands. Therefore, this study aims to review the level of awareness of long-life housing, and identify the customer needs by conducting the survey for the preference to pre-defined plan types. The results of survey are as follows: 1) Despite the enforcement of the Long-life Housing Certification System in 2014, the recognition among the customers about the long-life housing is still on the low level as shown in that 79.9% of respondents were not aware of the long-life housing; 2) For three alternative plan types, 78.5% on the integration type in front, 63.1% on the moving kitchen type, 47.0% on the Divided Housing type had intention to change; 3) 68.9% of the total are willingly ready to purchase the long-life housing under the condition of no difference in price between normal apartment and long-life housing. The less the number of family members is, the bigger this ratio of positive purchase intention is. Reflecting these results into the designs is expected to contribute to the enhancement of customer satisfaction as well as the diffusion of long-life housing.

공동주택의 코어계획기법에 대한 연구 -유럽의 사례를 중심으로(I) - 유형학적으로 접근한 코어의 분류와 그에 따른 규범적 계획기법 - (A Study on the Planning for Access Area in the Multifamily Housing Based on the Analysis of European Examples (I) - Classification from the Typological Point of View and Normative Guide for Planning -)

  • The planning of access area, so called "core" plays an important role of planning for multifamily housing, especially multistory housing. For all possibility of various planning and design, this area has been mostly planned and designed in uniformity. And only few attempts have so far been made in studying core, on the contrary to the unit plan or plotplan. It is keenly needed to develop various skills of planning and design in this sector. The purpose of this study is to find out the usable elements of planning and design, those are correspondent to normative targets. For this end, most possible core types are classified in to three categories: circulation types in the housing block, axis types to the entrance of housing units and number of accessed housing units. And then, sizable developments for norm of core have been effectuating in view of function, relationships both with housing unit and block. Based on this classification of types and listed norm, several European examples are analyzed and evaluated by merits and demerits of their respective core types. In addition to this analysis, some adequate planning conditions, positive vs. negative types of core, and detailed planning elements are prepared with regard to the norm of core. It is noteworthy that a variety of possible core planning cases are available by means of combination of lower categories in the classified core types. It is expected that this study will render service for some helpful planning and design guide in the practice

융합화 모델 개발을 위한 초고층 주거 커뮤니티 공간 분석 (An Analysis of Community Space of High-rise Housing for Convergence Model)

  • The Purpose of this paper is to analyze of community space of high-rise housing as a basic research towards developing a model of spacial convergence. For this, 10 cases of high-rise housing complexes are compiled. Research methods are as follows. First, through the analysis of 10 high-rise housing complexes, the types of community space program are categorized by concepts. Second, community space plans are analyzed by floor. The results of this study are summarized as follows. First, through the analysis of 10 cases, the types of community space program are classified 8 categories : Culture, Health, Leisure, Education, Life-style Assistance, Business Assistance, Open Space, Commercial Facility. Second, community space plans are arranged at the lower floor of the building at a high ratio. Third, the types of convergence model for community programs are suggested by 4 categories : Human, Time, Experience, Local Community. Fourth, community space configuration is categorized by 4 types.

  • This research analyzes the types of resident's satisfaction and the preferred rental housing types in Gwangju. The results are summarized as follows : This study devided the characters of resident's satisfaction into four factors and classified the types of residents into three specific groups by the factors of resident's satisfaction : high dwelling density and management improvement demanding type, medium size and general satisfaction type, environmental improvement demanding type The first type includes the lowest income group and relatively high income group coincidently. They need wider living space or want improvement of the level of management service. The second type omnipresently satisfies not only medium sized living space but also other items. This type will be regarded as the inducement standard for the rental housing policy. The third type includes the lowest group in economic and physical level who wants the general upgrade of living space and management level. And, residents need long-term rental housing and wider housing area by 5 pyong.

도시주택 평면류형별 공간이용의 행태적 특성에 관한 연구 (A Study on the Space Use Patterns of Urban Housing)

  • This study has a subject for the detached houses and mass housing ( alias dictus, Apartment) on the Dae Gu urban area, and has a process of surveying and analyzing the actual using states of dweller in the residential space and has an object of finding the behavioral pattern of the spatial using corresponded to the living activities. As its result, a cultural searching for urban housing is disciplined with the positive study for surveying the living contents emerged form the residential spaces. Limited into sleeping, eating, hosting, familiarity and family ritual, where and how the living activities is appeared according as the housing types and floor types, and what different and common features of its spatial using is possessed, is focused on this study. As Conclusion, it is found that each living activities are differed in the spatial using behavior according to the housing and floor types, but genetically are inherited by the traditional custom. Thus two behavial directions of dweller in public residential architecture have to be reconsidered in the urban housing culture.

경남 도서지역 촌락의 가옥 유형에 관한 연구 - 지붕 형태와 지붕 재료를 중심으로 - (The Types of the Rural Housing in the Sea Islands of Gyeongnam with Special Reference to the Roofing Types and Materials)

  • 촌락 가옥은 촌락 경관을 구성하는 중요한 요소이다. 기존의 촌락 가옥에 대한 지리학 연구는 주로 전통적인 민가에 초점을 두었으나, 본 연구는 오늘날의 촌락 가옥에 초점을 둔다. 본 연구는 경남 도서지역 가옥의 지붕 형태와 지붕 재료를 중심으로 제시하는 촌락 가옥의 유형에 관한 연구이다. 연구지역의 가옥에 대한 조사 결과를 바탕으로 해서 지붕 형태와 지붕 재료를 분류하는 기준을 제시하고, 이에 따른 촌락 가옥의 유형화를 시도한다. 지붕 형태를 중심으로 분류하는 가옥 유형에서는 팔작지붕 우진각 맞배지붕과 같은 전통적인 지붕 형태를 가진 가옥이 많고, 전통적인 지붕 형태 이외의 가옥 유형에서는 단순평지붕 가옥이 많다. 두 개 이상의 지붕 형태를 가진 결합양식지붕 가옥 유형의 경우, 경사-평지붕 가옥이 경사-경사지붕 가옥보다 10여 배나 많다. 지붕 재료 중에서는 시멘트, 컬러강판, 인조슬레이트가 가장 많이 사용된다. 특정 지붕 재료가 특정 지붕 형태에서 두드러지게 사용되는 경우가 있는데, 이를 통해 연구지역의 주요한 가옥 유형을 '지붕 재료와 지붕 형태'를 중심으로 다섯 가지로 유형화할 수 있다.

국내 아파트의 가변형 평면 계획 경향 및 특성에 관한 연구 (A Study on the Design Trends and Characteristics of Flexible Housing Unit Plan in Korea)

  • This study aimed at the design trends and characteristics of flexible housing unit plan. In this paper, flexible unit plans of 256 examples that are constructed or will be constructed from 1991 to 2005 on the basis of the initial year of dwelling are analyzed. Divided into 60$m^2$, 85$m^2$, 102$m^2$, 135$m^2$, 165$m^2$ and above 180$m^2$ areas, kinds, characteristics and trend of planning of flexible housing unit plan are analyzed with the frequency and percentage method. The results of this study are as follows; 16 types of flexible kinds; room and living roon/room and room/room, room and living room. Since 2000, various types of flexible planning have came into existence (12 types of 16 types). 3bay is next to 4bay in number of flexible housing planning. There are R/L type in 3bay, R/L type and R/R types in 4bay. Flexible space organization is differentiated various types in R/L and public-private space has expanded in many ways.

공공임대주택 유형별 주거만족도 영향요인 비교연구 (A Comparative Study on Factors Influencing Residential Satisfaction by Types of Public Rental Housing)

  • 본 연구의 목적은 통합공공임대주택 본격 공급 시기에 맞추어 유형통합 대상인 영구임대, 국민임대, 행복주택 유형별 거주자의 주거만족도와 영향요인에 대한 분석을 실시하여 공공임대주택 단지계획 시 입주자의 주거만족도 제고를 위해 우선 고려해야 하는 요소를 도출하고 정책적 시사점을 찾고자 하는 것이다. 연구의 범위는 공공임대주택 유형별 거주자의 주거만족도 차이를 분석하고 주거만족도 영향요인을 규명하고 비교하는 것이다. 분석대상 자료는 2021년도 국토교통부 '주거실태조사' 마이크로 데이터이며 분석방법으로는 일원배치 분산분석과 이항 로지스틱 회귀분석을 활용하였다. 실증분석 결과 영구임대주택 거주자와 국민임대주택 거주자의 주거만족도 수준에 차이가 있었으며 국민임대 거주자의 주거만족도가 더 높았다. 임대유형별 주거만족도 영향요인으로 전반적 주택상태만족도의 경우 영구임대와 국민임대 거주자는 주택상태, 주택소음, 시설접근성 요인, 행복주택 거주자의 경우 주택소음과 주거환경요인으로 나타나 상이하였다. 전반적 주거환경만족도의 영향요인은 영구임대 거주자의 경우 주택상태, 시설접근성 및 주거환경 요인이었으며 국민임대 거주자는 주택소음, 시설접근성, 주거환경 요인, 행복주택 거주자는 주택상태, 주택소음, 시설접근성 요인으로 나타나 상이하였다. 세 가지 유형 모두 공통적으로 주택소음 요인을 주택상태만족도의 영향요인으로, 시설접근성 요인을 주거환경만족도의 영향요인으로 인식하고 있어 단지계획 시 우선 반영해야 하는 요인으로 밝혀졌다. 후속 연구를 통해 영향요인의 변화 추세에 대한 시계열 분석이 필요하다.

우리나라 주택용도분류체계 개선 방향 연구 (A Study on the Improvement Direction of Housing Use Classification in Korea)

  • Because of the demographic and economic changes and the lifestyle diversification, the new housing types such as the Quasi-housing and urban small-size multi-unit housing are appeared in korea. The current housing use classifications are regulated in accordance with the housing divided ownership, horizontal and vertical size of housing, and the number of units. However, there is a limit to accommodate the new housing type. Therefore, this study proposed the direction of improvement of the housing use classifications through comparative analysis of foreign housing use classifications. Also, building regulations are applied according to the building use classifications. Therefore, the new housing types in building act are very urgent and important. So this study is derived the problems of the current housing use classifications and is proposed the improvement direction of it through the expert opinion survey.
