A Study on Shared House Living Conditions and Needs for Young Single-Person Household's Housing Welfare: Focus on the Resident and Potential Consumer for College Student of a Shared House (청년 1인 가구의 주거복지를 위한 쉐어하우스 거주 실태와 요구도: 입주자와 잠재 수요자 대학생을 중심으로)

  • The study finds a constructive way to improve shared houses by analyzing shared house living conditions, satisfaction of the residents and potential consumer's needs. For this, a survey of 179 single-person university residents and interviews with seven young adults residing in shared house was conducted. The results showed that shared house tenants had high satisfaction in regard to bedrooms, common spaces, and rental costs. They successfully adapted to community life by frequently using the living, dining spaces, and common spaces with respect and consideration towards other tenants by following rules. Single-person university household should prefer single rooms and the biggest consideration when they move into a shared house is rent. Affordable rates were 300,000 to 350,000 Korean Won per month (40.5%) and deposit of 3 million won or less (64.3%). Results also showed a need for a professional manager residing in the house with a cleaning service for common spaces and a want to share hobbies with other tenants (3.25/5 point scale). It is very important in a housing welfare perspective that one experiences the value of living and emotional sharing to heighten the satisfaction through shared houses. It is essential to put effort into developing a service that reflects consumer's needs for shared houses to continue as a housing alternative model for young adults.

Evaluating the Supply Plan of Public Rental Housing under the Lee Myung-bak Government - Focused on Housing Needs of Tenants in Private Rental Housing - (보금자리 임대주택 공급목표의 타당성 평가 - 민간주택 임차가구의 주거소요 분석을 중심으로 -)

  • The purpose of this study is to evaluate the supply plan of public rental housing under the Lee Myung-bak government. According to the supply plan, the government will supply public rental housings by 80,000 unit every year from 2009 to 2018, and achieve 12% as stock ratio in 2018. To evaluate the supply plan, this study analyzed housing needs of tenants in private rental housing by using the raw data of Korea Welfare Panel Survey (2008). The results are as follows: (1) It is difficult for the supply plan to meet the housing needs of tenants in private rental housing. (2) The link between supply plan and stock ratio target is weak. (3) To meet the housing needs, it is necessary to supply public rental housings by 107,000 unit every year for 10 years, and, in this case, the stock ratio will be 10% in 2018. In conclusion, this study proposed that the supply plan of public rental housing should be redesigned.

  • The number of business incubator (BI), introduced in Korea in the early 90's, has grown rapidly in the last 10 years, reaching 342 by 2002. Most of the incubator was supported financially by the Small and Medium Business Administration (SMBA), and 83% of them are run by college or university. To develop successful plans for college business incubator, we studied the relationship between a college incubator and its tenants through a systematic questionnaire, and compared royalty systems of four college BI's. It was found out that the tenants wants more flexible advisor system and closer relationship with the professors to solve the technical difficulties. The royalty system is important for BI's to survive without the financial assistance from the government, but the royalty systems of the four college BI's studied in this report have some practical shortcomings and needs amendments.

  • This study is about architectural design for rural housing block redevelopment for districts with existing residents considering sustainable development. The study suggests development direction focusing on preserving the regional characteristics, and presentation of suburban-style housing complex reflecting on the future tenant's individuality and demand. The preexisting development approach for suburban-style housing complex which was planned by the developer, failed to recognize taste of the future tenants. Profitability being the priority, it also resulted in a serious environmental disruption. In this development however, through a systematic direction for site development and site analysis, conducting surveys through future tenants, attempted for a continuous growth of the community. The study is presented covering the following areas; site's pathway system, nature conservation plan, lot plan, land use, arrangement plan, housing plan and community facility.

  • This research aims at designing policy alternatives which would facilitate the supply of the national rental housing units, especially targeted for the low-income households who need special types of social support for their residences. In order to illuminate structural characteristics of the national rental housing policies, it heavily depends on collection of secondary survey data, in addition to existing documents. From the institutional dimension, it focuses on major issues related to the residential development, which is pivotal in supplying the required national rental housing units. Furthermore, applying causal loop diagramming techniques derived from the System Dynamics (SD), it tries to divulge dynamic relationships between key stakeholders including the government, developers and tenants. Finally, this research stresses the point that the government should fulfill its basic duty as a financial supporter and the developer should not procrastinate in providing diverse options, timely reflecting tenants' needs.

  • Based on individual characteristics and values, human preference on interior finishing material is various . Finishing materials, however, do not seem to satisfy those characteristics and values. Given the aspects of life style and population classes, finishing materials are an important part of human life and draw much attention . As a result, there is a necessity to study them systematically. This study related finishing materials to tenants, understands the characteristics both of them, and identifies in terrelations between them in order to find out satisfaction and preference which teants have towards their finishing materials. As a result, this study is about design materials preference of tenants in apartment houses for the purpose of improving quality of finishing materials. A practical study method of questionnaire research was used to find out tenant's opinions on components of interior space.

  • This paper analyzes characteristics and changing phenomenon of Chonsei & monthly rental real estate market based on a survey of participants. The frequency analysis, mean analysis, and cross-table analysis was utilized for this study, and a survey for 2,000 rental market participants was accomplished. The survey result of tenants and land-owners regarding the Chonsei market stability indicates the expansion of public housing supply is needed together with lowering of mortgage related restrictions. The major conclusions include that the expansion of public housing and rental supports for low-income families are needed, due to the population structural change and an aging society. In addition, survey result suggests the tenants require the expansion of public housing supply for the residence stability.

  • Recently, there have been many attempts to monitor the equipment's condition or the input devices in sensors remotely by using cable and wireless communications. Also, the research and development on this matter has been actively carried on. In this paper, we developed the monitoring system which will eliminate the errors of manual reading by humans and therefore will secure reliability between tenants and the building management office. Through the system, the private telecommunication network can be connected between the building management office and the households. This enables the control office to remotely read the electric meter and exact energy consumption of each household even when the tenants are absent.

  • This paper aims to identify the characteristics of the tenant farm's income compared with farm household consumption. Farm household surplus is a critical criteria for the reproduction of agriculture. The degree of self sufficiency of farm household consumption according to agricultural income was rapidly decreasing for the period of 1980's. Only 78.9 percents of farm household consumption was earned by agricultural income. Tenant farms were classified according to the following characteristics; self-supported, semi self-supported, leased, deleted, over-consumption. Self-supported tenants are one of the backbones of Korea's future agriculture, because they are able to meet their household needs by only their farm work without other income producing endeavors. The rent paid by those tenants surveyed was estimated at 26.2 percents of their farm household income. However, the national average for such rental payment is equivalent to 4.7 percents of farm household income. 63 percents of paddy rental fee was paid by inkind of rice and 80 percents of the upland rental fee was paid by cash. Self-supported farms as 20 percents of total surveyed should be the target of agricultural price policy and semi self-supported & over-consumption farms as 30 percents be that of rural development policy, and the other half be that of social welfare policy.
