Construction firms have long sought success in the global construction market through diversifying revenue sources and project portfolios. The volume of international contracts has contributed to firms' sustained growth by mitigating the impact of the domestic market's cyclical nature. In spite of the importance of international construction, the uncertainty and dynamic changes surrounding global construction pose serious threats to global contactors. Over the last decade, the international construction industry has changed drastically in many ways, particularly including financial resource diversity, competition rules for the selection of contractors, and the terms of delivery systems requiring more competent total service providers. This paper investigates the important changes for global contractors through various documentation analysis as well as in-depth interviews with industry experts. This paper then analyzes the common strategies and lessons obtained from the cases of leading global contractors that have sustained their growth in the competitive global construction during the last decade. In addition, the authors further analyzed the comparisons between those firms and Korean contractors to discern any difference in sustaining their growth in the competitive market. It was found that those leading firms were quite proactive and responsive to changing markets by diversifying their market revenues to stabilize their revenue structure and enhancing their competency through a wide range of 'business convergence'. In addition, they significantly increased their upstream/downstream functional capabilities; hence becoming more competent service providers, able to grow in these rapidly changing market conditions. Finally, this paper benchmarks the critical strategies that support growth, which in turn can provide a strategic guideline for expansion into the global construction market.

The public rental housing policy aims to provide the housing to the vulnerable class who do not have enough credit to own houses. The Korean government introduced new policies for housing supply to improve the availability of new houses. However, it is difficult to expand the supply because of the accumulated deficit of public rental housing. In this study, the economic feasibility of long-term public rental housing reconstruction projects was examined to ensure the economic and sustainable growth of public rental housing. The research found that the compensation for the accumulated deficit is needed. Also the research analyzed and identified the factors affecting the economic feasibility of reconstruction projects. The significant factors identified in this research are: the supply price of pre-sale/rental housing in the reconstruction project, total cost of the reconstruction project, and total floor area of the reconstruction project. According to the analysis results, it is necessary to increase the rent of existing long-term public rental housing, expand the government subsidy, increase the supply price of pre-sale/rental housing, and reduce the total project cost. However, there are limitations. For example, the fluctuations of construction market, residents' burden of housing costs, and the limit of the budget of the public housing authority. The increasing total Floor Area Ratio(FAR) limitation of the reconstruction project would be the realistic solution to the problem because it gives incentives to the reconstruction project.
It is a fact that we are yet to recognize and sense the U-City even though the business of U-City construction has been started many years ago. One of the causes is that UCity was thoughtlessly developed in the industry-centered environment for a tangible achievement, despite of need on more systematic development and organized management. Fortunately, it is expected that the most part of the situation will be solved, since "laws on the construction of the ubiquitous city" for planning, construction and management has been promulgated on March, and U-City project will be systematically promoted by the related laws from now. Therefore, intention of this study is the sustainable development of the U-City by analyzing the previous process and problems of the U-City Construction project of local governments and reengineering U-City construction project process in accordance with new laws, using the BPR methodology.
Purpose - Due to highly elevated levels of competition, many companies today have to face the problem of decreasing profits even when their actual sales volume is increasing. This is a common phenomenon that is seen occurring among companies that focus heavily on quantitative growth rather than qualitative growth. These two aspects of growth should be well balanced for a company to create a sustainable business model. For supply chain management (SCM) planners, the optimized, quantified flow of resources used to be of major interest for decades. However, this trend is rapidly changing so that managers can put the appropriate balance between sales volume and sales quality, which can be evaluated from the profit margin. Profit optimization is a methodology for companies to use to achieve solutions focused more on profitability than sales volume. In this study, we attempt to provide executional insight for companies considering implementation of the profit optimization system to enhance their business profitability. Research design, data, and methodology - In this study, we present a comprehensive explanation of the subject of profit optimization, including the fundamental concepts, the most common profit optimization logic algorithm -linear programming -the business functional scope of the profit optimization system, major key success factors for implementing the profit optimization system at a business organization, and weekly level detailed business processes to actively manage effective system performance in achieving the goals of the system. Additionally, for the purpose of providing more realistic and practical information, we carefully investigate a profit optimization system implementation case study project fulfilled for company S. The project duration was about eight months, with four full-time system development consultants deployed for the period. To guarantee the project's success, the organization adopted a proven system implementation methodology, supply chain management (SCM) six-sigma. SCM six-sigma was originally developed by a group of talented consultants within Samsung SDS through focused efforts and investment in synthesizing SCM and six-sigma to improve and innovate their SCM operations across the entire Samsung Organization. Results - Profit optimization can enable a company to create sales and production plans focused on more profitable products and customers, resulting in sustainable growth. In this study, we explain the concept of profit optimization and prerequisites for successful implementation of the system. Furthermore, the efficient way of system security administration, one of the hottest topics today, is also addressed. Conclusion - This case study can benefit numerous companies that are eagerly searching for ways to break-through current profitability levels. We cannot guarantee that the decision to deploy the profit optimization system will bring success, but we can guarantee that with the help of our study, companies trying to implement profit optimization systems can minimize various possible risks across various system implementation phases. The actual system implementation case of the profit optimization project at company S introduced here can provide valuable lessons for both business organizations and research communities.
Under 'The Design Street' Project, one of the urban environment improvement projects of Seoul, the facilities on the street have been greatly varied in terms of design. In addition, the municipal authority has pushed each district to develop its own identity based on the integrated design of the city. This study was aimed to propose a design which could solve the current problem in street furniture in terms of environmental improvement through an analysis on current street conditions in "Y" District as a part of Seoul Design Street Project. It has attempted to propose 11 street furnitures based on the basic strategy of 'Soft City' which has been promoted by Seoul City in accordance with the Seoul Public Facility Guidelines as 1. Airy Design, 2. Integrated Design, 3. Collaborative Design and 4. Sustainable Design. Among them, for the total design in Seoul six facilities - kiosk, manhole, traffic signal controller, public phone, road sign and waste receptacle were proposed by Seoul City have been accepted. For local differentiation, on the contrary, five items - planter bench, bollard, lifter, bike rack and fence have been newly designed and proposed. Furthermore, it is essential to carry out systematic supervision and continuous management on the detail design and construction of current regional design development projects.

As the amount of $CO_2$ emission in Korea is ranked 9th and the increasing rate of $CO_2$ emissions highest in the world, it is strongly necessary to devise methods to decrease the amount of $CO_2$ in each industry as the basis of establishing environmentally sustainable production system. This paper aims to identify the characteristics of $CO_2$ emissions from construction wastes throughout the simplified LCA (Life Cycle Assessment) and suggest the strategic guideline for the construction waste management plan to decrease $CO_2$. As a result of LCA on the case of a high-rise residential building project, total sum of $CO_2$ emission generated from construction wastes appeared as 6,818,123kg-$CO_2$ and $CO_2$ emission per unit floor area as 21.01kg-$CO_2/{\beta}{\ge}$. The principal waste materials generating more than 95% of $CO_2$ are materials such as reinforcing bar, temporary materials, cement, ready-mixed-concrete, concrete products, and tile, which have relatively high unit emission rate of $CO_2$ in the process of production. Besides, more than 92% of $CO_2$ was generated from the activities such as structure work, plaster work, temporary work, and tile and stone work, which are generally executed in the early phase of the whole construction period. Reflecting these results, the guideline for the construction waste management plan was recommended. If the waste management plan is established considering the guideline suggested, there would be high potential to decrease the amount of $CO_2$ generated from construction wastes.

The introduction of strategic environmental assessment (SEA) has strengthened and extended the value of environmental impact assessment (EIA) as a foundational tool for sustainable development. In particular, SEA helps to overcome the limitation of project EIA as a 'stand alone' approach, applied relatively late in the decision making cycle. SEA is applied to policy, plan and programme (3P) proposals, when major alternatives are open and systematic consideration can be given to their environmental effects. This process also corresponds to options appraisal of development proposal to find the best practical outcome having regard to all potential impacts. There are imperatives for sustainable development (SD) that are shaping future directions for EIA and SEA internationally, regionally and locally. There is a shift toward more integrative approaches of using EIA and SEA as sustainability tools in cooperated environmental management system (EMS). Korea has established and applied EIA for over twenty years for various projects. Given its coverage, the current EIA system is SEA exclusive. The Prior Environmental Review System (PERS), which is a SEA-type of system, was applied in the late 1990s, mainly for various developing planning programs. The current PERS has been modified as a SEA type system, but in general, policy is not going to be covered.

The purpose of this study is identifying the relationship among the business strategy, order receiving capability and leverage variables of a construction company using industry characteristic variables, in addition to the explanation variables used in the previous studies. The samples of this study were limited to the construction companies listed in Korean stock market. This study built multiple regression analysis models, which have been frequently used in traditional previous studies, in the explanation of company capital structure. Empirical analysis on Static Trade-off Theory and Pecking Order Theory was done by the built model. The study results suggested that the capital structure determination behavior of a construction company generally follows Static Trade-off Theory; however, profitability was found to follow Pecking Order Theory. The explanation variables used in the previous capital structure studies mostly produced significant results; however, the variables, which this study experimentally used, did not produce significant results. It is believed that it implies that additional studies are required in the selection of variables and study methodology. Consequently, a case that unconditionally supports a particular theory is scarce. It has been also found that a case can support both theories at the same time. Therefore, it is believed that development study methodology or introduction of new study methodology that can identify the dynamic characteristic of construction company capital structure formation is required.

Rebar lap splice is the most commonly used at construction sites because it does not require any additional equipment or labor's skills. Rebar lap splice has high construction costs because they require approximately 15% more rebar due to the overlap length. To solve these problems of rebar lap splice, mechanical rebar coupler was developed. Mechanical rebar coupler has a strong bonding force, helping to keep the structure safe even during earthquakes. In addition, mechanical rebar coupler is suitable for modular construction and easy to construct, so the construction period can be shortened. And mechanical rebar coupler can reduce the amount of rebar compared to other joint methods, thereby reducing CO2 emissions. Despite these advantages, the use of mechanical rebar couplers is not widespread except in some developed countries. This is because the types and characteristics of mechanical rebar couplers vary widely, making it difficult for construction engineers to choose. Existing research has only been conducted on mechanical rebar couplers in terms of structural experiments. And there is no research that classifies and analyzes the shapes of rebars. Hence, it should be analyzed the characteristics of mechanical rebar couplers in terms of construction methods for each shape. Therefore, the objective of this study is a basic study on comparative analysis of the characteristics and performance of different types of mechanical rebar coupler for sustainable built environment. The most efficient mechanical rebar coupler was derived for each construction site environment.

Managing investments in renewable energy (RE) in developing countries is essential for reducing environmental pollution, meeting the growing energy demand, and avoiding the risk of stranded assets. Establishing Public-Private Partnerships (PPPs) is necessary to address budgetary and technical issues in developing countries. PPPs recover investments through long-term operations. Risks from external political, social, and economic environments during both the construction and operational phases of PPP projects affect the stability of investment recovery. Although various support systems are in place to mitigate investment risks for investors, these systems can pose risks to the public sector. Therefore, this study identifies common risks, including construction and operational risks, as well as political, financial, and social risks, for sustainable renewable energy PPP operations. Interpretive Structural Modeling (ISM) and MICMAC (Matrix Impact Cross-Reference Multiplication Applied to a Classification) analyses were conducted to understand the interrelationships among these risks. The ISM and MICMAC analysis results showed that construction phase risks have high dependence power and driving power. In contrast, operational phase risks exhibit low driving power but high dependence power. This indicates that managing construction phase risks is effective for the sustainable operation of renewable energy PPPs. Based on the analyzed ISM and MICMAC results, preventive measures for sustainable operations of renewable energy PPPs were proposed.
