건축 프로젝트의 친환경성 제고를 위한 사업관리 가이드라인 구성 체계 도출 (The Guideline structure for improving sustainability in building construction projects)

  • Sustainable development has become a growing concern throughout the world. Construction industry also has participated in the efforts to minimize the environmental impacts. In Korea, the government has already established the green construction certification(G-seed) and guidelines for sustainable construction. However, domestic guidelines are focused on the design and construction phase, not on the construction project. In addition, it is difficult to find instructions due to the complex structure based on the work unit. Therefore this study aims to deduct the component structure for sustainable construction guidelines in the planning, design and construction phases by utilizing the Factor Analysis. Following the literature review, a total of 26 criteria were identified. Further, a survey was conducted to capture the perceptions on the importance of the criteria. According to the factor analysis, the criteria can be grouped into 8 factors : Environmental factors management, Management planning, Cost and Design management, Energy management, Material management, Certification and regulation management, General Management and Others.

The Development of Extended Urban Land Information System for Sustainable Urban Management

  • This study aims to develop the Extended Urban Land Information System (EULIS) which can support the sustainable urban management. Although the existing Urban Land Use Information system (ULUIS) that aids the micro-level land use information is a good means for the understanding of urban spatial structure and district-level planning and management (such as urban design, redevelopment planning and district-level transportation planning, etc.), it has some limitations in supplying the information for sustainable urban management, such as environmental and traffic analysis, urban infrastructure's carrying capacity analysis, etc. The EULIS is designed to efficiently supply the information for sustainable urban management. For the successful construction of EULIS, the followings have to be considered. 1) the integration of topographic maps which contain the building's footprints and cadastral maps which contain the parcel's boundary, 2) the integration of EULIS and FM (Facility Management) system for the full utilization of information about capacity analysis of infrastructure, 3) the construction of standardized georeferencing system and spatial unit for the combined use of environment and traffic census data. This study shows 1) why EULIS is needed for the sustainable urban management and which elements are needed for the system,2) the E-R data model for the EULIS, 3) the strategies for the construction of EULIS and 4) the conclusion.

  • Since the foreign currency crisis, Korean economy has suffered recession and the government launches residence and real estate policy in order to increase the demand and trade of real estate and to help the economy revitalization. 1 As a result, the rate of economy growth is shown the high increase with the figure of 10.9% in 1999 and 8.8% in 2000. However, it brings overheating market as a negative effect. Although, the government established the policy for the control of speculation, the policy causes instability of economy. This study is to analyze the effect between the residence policy and the housing cost since the foreign currency crisis through housing sale price estimation and housing lease price estimation and is to apply the basis data of the next residence policy.

  • Building energy use estimation relies on building characteristics, its energy systems, occupants, and weather. Energy estimation of new buildings is considerably an easy task when compared to modeling existing buildings as they require calibration with actual data. Particularly, when energy estimation of existing building stock is warranted at a city-scale, the problem is exacerbated owing to lack of construction drawings and other engineering specifications. However, as collection of buildings and other infrastructure constitute cities, such predictions are a necessary component of developing and maintaining sustainable cities. This paper uses Artificial Neural Network techniques to predict electricity consumption for residential buildings situated in the City of Gainesville, Florida. With the use of 32,813 samples of data vectors that comprise of building floor area, built year, number of stories, and range of monthly energy consumption, this paper extends the prediction to environmental impact assessment of electricity usage at the urban-scale. Among others, one of the applications of the proposed model discussed in this paper is the study of urban scale Life Cycle Assessment, and other decisions related to creating sustainable cities.

  • With the recent global trends in environmental preservation, the importance of sustainable construction is being highlighted in Korea. In particular, the trend is being discussed about life cycle of the apartment houses in various aspects. However the Korean construction market and housing policy have been increasingly focusing on supplier. Structures become progressively obsolete after a certain period, but their durability can be extended with proper maintenance management. Accordingly, if maintenance management on the structures is made efficiently, waste of construction energy and damage to the environment and economic loss due to early demolition and reconstruction can be effectively prevented. Sustainable Design and Its Cost: Case Study of Nanning China Resources Tower

  • Sustainability is becoming more and more important in our everyday lives. Thus, it is apparent that more sustainable initiatives are incorporated in a building design concept to reduce operation costs and environmental impacts. However, will the construction cost go up if the building is going green - especially if it is a tall building? This is the question on everyone's mind. In the following paragraphs, we will look into a case study of a skyscraper in Nanning, China. That 411-metre skyscraper, Nanning China Resources Centre East Office Tower, is currently under construction. Designed to LEED-CS Gold standards, the building has adopted a number of sustainable design elements and operation practice, which indeed only accounts for a small percentage of the total construction cost.

  • Previous research on super high rise buildings focused mostly on the use of public space from building plan perspective, survey of residents' satisfaction evaluation, construction technology and structural technology. But little research is done on the economic analysis of landmark factors. The purpose of this study is to find landmark factors that can be quantitatively measured, collect data on super high rise residential buildings in Seoul. Find the intrinsic values of the landmarks, and analyze how these values differ in areas with different densities, i.e. in 3 Gangnam-gus & Yeongdeungpo-gu and in other areas. It is expected that the results of this study can be used to set an appropriate price of super high rise building in consideration of its landmark value in different area

  • Apartment housing in the Korean domestic construction industry has had various and high-quality finishing work since the enforcement of price deregulation in 1998. Before the enforcement of price deregulation, feasibility studies of housing projects have not had particular difficulties as uniform description of finishing work items were reflected and finishing work cost also was equalized. However, the recent distinction of finishing work based on the same floor plan brings about project cost variation, along with many effects on construction management due to project cost increment. Accordingly, this paper suggests the improved plan of cost management to control the feasibility study result consistently during the life cycle of a project through an analysis based on cost management phase due to cost blackout, appearing at the commencement of a project, cost gradation caused by high-quality finishing work item, and cost reduction due to the degradation of finishing work after analysis of current apartment construction process focused on finishing work using the IDEF process analysis technique.

  • Along with the changing pattern that the construction project is getting complicated, large-scaled and up-to-dated, necessity of efficient management of manpower and resources of the construction site is being increased. In particular, considering that the construction site requires a lot of labor force and in terms of the construction cost, labor cost shares 30-40%, labor management has become a very important factor. In this study, in order to support a stable and successful construction project implementation and supplement the existing system being utilized at the current site, construction site access management automation system based on hand vascular pattern, a biometrics system, is intended to be developed. Relevant theory for the system development and the problem of existing RFID system were evaluated and based on this findings, a system design and DB composition chart were envisaged.   • 최근 환경에 대한 관심과 규제가 강화되고 있는 가운데, 건설 산업에서도 환경친화형 건축에 대한 관심이 증가하고 있다. 그러나 지금까지의 환경친화형 건축에 대한 연구가 건축물의 라이프사이클 상의 자재생산 단계나 유지/보수 등의 사용단계에 집중되어 있어 시공단계에 관한 연구는 미비한 실정이다. 특히 실제 공사현장 주변의 정량화할 수 없는 환경 저해요인이 산재해 있으며, 공사현장에서 최소한의 법적 기준 이외의 환경 공해 저감 노력이 미비하며, 친환경 공사에 대한 인식조차 부족한 실정이다. 본 논문은 시공단계에서 다양한 공종별로 발생하는 환경 부하 요인들을 저감하기 위해 관리해야할 요인들의 범주를 설정하고 환경 저해요인들을 공종별로 분석하고, 공사기간의 유동적인 조절을 통해 이들의 배출을 줄이고, 효율적으로 관리하는 방안을 제시하고자 한다.
