TORANOMON HILLS is the main building of a large-scale re-development project located in the center of Tokyo. This high-rise building has a height of 247 m and 52 floors above ground, 5 floors below ground, and $62m{\times}80m$ in plan. It is used as hotel, residential facilities, offices, shops and conference facilities. The super structure is mainly a rigid steel frame with response-control devices, using concrete-filled steel tube columns. The underground section is a mixed structure composed of steel, steel-reinforced concrete and reinforced concrete framings. The piled-raft foundation type is used. The remarkable feature of this high-rise building is that the motorway runs through the basements of the building, which makes it stand just above the motorway. This condition is an important factor of the building design. The plan shape is designed to fit along the curve of the motorway. Special columns at the corners are required to avoid placing columns in the motorway. This special column is a single inclined column in the lower floors that branches into two columns in the mid-floors to suit the column location in the upper floors. The cast steel joint is used for the branching point of each special column to securely transfer the stress.
This research suggests the most effective way for improving energy efficiency in tall buildings is a "fabric-first" approach. This involves optimizing the performance of the building form and envelope as a first priority, with additional technologies a secondary consideration. The paper explores a specific fabric-first energy standard known as "Passivhaus". Buildings that meet this standard typically use 75% less heating and cooling. The results show tall buildings have an intrinsic advantage in achieving Passivhaus performance, as compared to low-rise buildings, due to their compact form, minimizing heat loss. This means high-rises can meet Passivhaus energy standards with double-glazing and moderate levels of insulation, as compared to other typologies where triple-glazing and super-insulation are commonplace. However, the author also suggests that designers need to develop strategies to minimize overheating in Passivhaus high-rises, and reduce the quantity of glazing typical in high-rise residential buildings, to improve their energy efficiency.
The concept of vertical living has been hailed as a solution to control fast growth and urbanization of cities worldwide. As super tall residential projects become more common and sustainability considerations become more necessary, their efficiency has been called into question. How do vertical residential developments compare with suburban homes? What are the environmental advantages and disadvantages of vertical communities? Is there a middle ground? We present the results from an AS+GG study that compares the environmental performance of different housing typologies ranging from a 215 supertall building to single family residences, including several scales in between. Our samples comprise 2,000 residential units per type and include the infrastructure needed to support them. We analyzed land use, energy use, and lifecycle carbon emissions for each typology. The results show that different typologies perform better depending on the parameter being assessed. We discuss these findings; assess overall performance, and present conclusions.
Recently, the high-rise apartment housings have become a prototype of the urban residential dwelling in Korea and the numbers of one have steadily been increasing. According to this trend, the strength of the construction materials is also fortified to assure the stability and durability of the buildings. Specially, Re-bar of SD500 type is largely used at the construction sites of high-rise building. This study analyzes the current usage of SD500 high-strength re-bar at domestic construction sites. Through the result of this analysis, we develop Economic Evaluation Model that measure economic efficiency of lap splice and coupler splice, which are most commonly used in connection SD500. The evaluation method was applied to construction sites in Seoul in December 2006, and the result revealed that coupler splice is relatively superior in terms of cost efficiency when the re-bar diameter is longer and the concrete strength is lower.
The Address Jumeirah Resort is a mixed-use 77-story tower reaching a height of 301 meters with a slenderness ratio of 13.5:1. The development is situated in the Jumeirah Beach District and accommodates 217 key five-star hotel suites, 478 residential apartments, 444 serviced-branded apartments, retail shops, ballrooms and entertainment facilities around the premises. The building has over 242,000 m2 of usable area. The project is an award-winning development that broke multiple Guinness records. The focus of the paper is to present the challenges faced in the structural design and construction of the super tall tower and the highest occupiable skybridge in the world.
This paper investigates whether the use of Rainwater Harvesting Systems (RWHSs) to provide water for washing machines in Hong Kong residential buildings would be financially attractive. In such systems, rainwater is accumulated and reused for doing laundry, garden irrigation, flushing toilets, and even drinking. Thus, the analysis of RWHSs' financial feasibility is essential for construction projects. RainCycle is used to validate financial feasibility, considering particular circumstances and data relevant to the Hong Kong context. A range of different scenarios by adjusting three factors are evaluated: catchment area, water demand, and discount rate. It is suggested that $2,000m^2$ would be a suitable catchment area in a typical Hong Kong residential building and it is demonstrated how water demand and discount rate influence the financial performance of RWHSs. In particular, the financial performance of RWHSs is sensitive to discount rates. The results suggest that the RWH system would be worthwhile for buildings with a lower number of floors, but would barely achieve financial validation in Hong Kong's super high-rise residential buildings.
현재 주택시장은 주택증가율 상회와 미분양증가, 장기침체로 어려우나 주상복합은 복합화를 위주로 주거시설과 다양한 수요 시설을 조합할 수 있으며 초고층화하여 넓은 오픈스페이스와 우수한 조망을 확보하는 장점을 가진다. 그러나 스카이라인 형성 저해, 건축물의 높이에 의한 문제점이 야기된다. 이에 본 연구는 초고층 주상복합 건축물 입지유형에 따른 높이기준 및 세장비를 제안하는데 목적이 있다. 연구의 방법은 먼저 문헌조사를 통한 용어정리, 선행연구조사를 하고 사례조사로 서울시내의 16개의 사례를 중심으로 도시 계획적 차원과 건축물 단위의 높이와 관련한 사항을 조사하였다. 이를 기준으로 입지유형별 높이기준과 세장비를 제안하여 다음과 같은 결론을 가진다. 첫째, 도시계획적 차원에서 입지유형별 주상복합의 높이는 부도심을 중심으로 시작하여 높아지며, 150m이하에서 200m이상으로 제안이 가능하다. 둘째, 세장비는 초고층건축물과 달리 주상복합의 저층부의 면적이 크므로 1:3 이상으로 계획하여 시각통로를 두어 개방성 및 군(群)의 형성에 통일성 있게 계획한다. 셋째, 초고층 주상복합 건축물과 관련한 높이에 있어 특별건축구역제도 수정 및 초고층 관련 특별법을 제정한다.
도심지의 대형 공사를 그것도 짧은 공기 내에 수행함에 있어 가장 중요한 과제로 부각되는 것은 건설 주요 자원의 효율적인 관리이다. 즉 자재, 인원, 장비 등의 적기적소 조달이 주요 관리 항목이 되고 있다. 또한, 자원의 적기적소 조달을 위한 생산 단계별 생산주체간의 효율적인 정보의 교환은 성공적인 공사 수행에 절대적인 영향을 끼치게 된다. 따라서 이러한 정보를 효율적으로 관리하여 주요 자원을 조달, 운반, 양중, 적치, 설치 각 단계별로 관리할 수 있도록 하는 주요 자원 관리 시스템의 개발이 필수적이다 본 연구에서는 자동차 제조 산업 등 타 산업분야에서 성공적으로 사용된 적시생산의 기본적인 원리와 정보전달기법, 즉 간판시스템의 기본개념을 응용하여 건설프로젝트 자원정보관리시스템을 개발하였다. 또한, 이 시스템을 콘크리트 타설 공사에 적용하였다. 현장의 콘크리트 공사 흐름을 분석한 후, 가치흐름맵핑(VSM)을 통해 정보관리 개선 후 개선모델(FSM)을 제시하고, 이를 실제 초고층주상복합 건물현장의 자원정보관리에 적용하였다. 또한 현장 적용 시 도출된 적용성 등 문제점을 보완하여, 시스템의 추후 사용성을 제고하였다.
현재 국내의 건설공사현장에서는 도심부에 대형 건설사를 중심으로 초고층 건축물의 시공이 진행 중에 있다. 그런데 이러한 초고층 건축물의 기초는 상부의 큰 하중을 지지하기 위해 매우 두꺼운 매트 콘크리트가 필수적이다. 그러나 이와 같은 매스 콘크리트는 현장여건상 다량의 콘크리트를 동시에 타설할 수 없기 때문에 일체성에 의문이 제기되는 것은 물론이고 수화발열시간의 서로 다름에 따른 내응력에 의한 균열발생 가능성이 증가한다. 따라서 본 연구에서는 상기의 문제점을 해소시키고자 국내 모처에 건설되고 있는 초고층 건축물을 대상으로 초지연제의 응결시간차를 활용한 수평분할타설 건축 매스 콘크리트의 수화열 조정공법을 실제 건축현장에 적용하고자 Mock-up test를 통하여 그 효율성을 확인하였다. 실험결과 초지연제 투입 전 후슬럼프 플로우는 목표 지연시간이 길어질수록 다소 증가하였고, 공기량은 큰 차이는 없는 것으로 나타났으며, 응결시간은 목표 지연시간이 길어질수록 지연되었다. 목표 지연시간이 길어질수록 초기재령에서는 압축강도가 작게 나타났으나, 재령이 경과할수록 강도증진 폭이 크게 되어 재령 28일에서는 보통 콘크리트보다 동등 혹은 그 이상을 나타내었다. 또한 2단 및 4단으로 초지연제에 의한 응결시간차공법을 활용한 경우 하부와 상부간 콘크리트의 일체화 및 온도차를 낮추고, 수화열 피크시점이 후기로 늦어짐에 따라 균열발생가능성을 저하시키는 효과를 확인할 수 있었는데, 특히 4단 타설에서 가장 양호한 효과가 나타남을 확인할 수 있었다.
최근에 노후화된 도시정비사업으로 토지의 집약적 이용을 위해 아파트 및 공동주택을 초고층 및 고층 아파트 구조물로 재건축 승인함에 따라 인근 주거지역의 일조권 침해에 따른 사회문제로 대두되고 있다. 특히, 교육시설에 있어서의 일조량 침해에 따른 교육환경 여건은 많은 문제점을 내포하고 있다. 따라서, 본 연구에서는 이러한 교육환경 일조량 분석을 위해 Auto $CAD^{(R)}$ 프로그램을 이용하여 교육시설물에 대하여 3차원 모델링으로 구성하였다. 그리고, 시뮬레이션 기법으로 교육시설에 있어서 창과 운동장을 채광기준면으로 설정하여 태양의 움직임에 따른 진태양시의 일조량을 아침 8:00에서 오후 4:00까지1분 단위로 계산하였다. 또한, 아파트 신축공사 전 후의 피해에 따른 교육시설의 일조환경을 수치화하였고 일영투사법에 의해 제작된 영상과 비교하여 교육환경 일조량을 검증할 수 있었다. 향후 이러한 시뮬레이션 기법을 활용하여 교육환경일조량 분석에 효율적으로 사용될 수 있을 것으로 기대된다.
