Development on the Urban Management Pollcy by the Types of Subway Station Areas: the Case of Seoul, Korea (역세권 유형별 특성에 의한 서울시 도시개발관리 방향 연구 : 서울시 지하철 역세권을 중심으로)

  • This research thesis measured potential housing development of 250 'subway station areas' around Seoul Metropolitain Region, with the use of added weighting and data of each indicator based on AHP. The analysis was conducted on the ranking of the development of 'subway station areas' on the basis of measurement results of potential housing development along with the analysis on characteristics of 'subway station areas' in daily life zone. Cluster analysis-oriented analytic measurement results suggested that 'subway station areas' in Seoul Metropolitain Region can be grouped into five clusters: Cluster 1 and Cluster 2 were populated with 'reservation areas' for outside and inside urban development, respectively scoring low all in housing development pressure and capacity. Cluster 3 was populated with 'development maintenance areas', scoring low in housing development pressure but high all in housing development capacity. Cluster 4 was populated with 'development facilitation areas', scored high all in housing development pressure and capacity. Cluster 5 was populated with 'development control areas' scoring high in housing development pressure but low in housing development capacity.

  • The population is increased in the area of a subway station because the accessibility of passengers is improved. Therefore, facilities for commercial purpose are concentrated in this area. To develop the station area as the center among the most urbanized area, overall mater plan should be constructed far the station area. This study was to construct web server for management a variety of 3D spatial object database of station areas using GIS and web 3D technology. These results will be used to manage efficiently a urban space by the connection of a subway station and a adjacent facilities.

Analysis of Effect of Infrastructure Property on an Apartment Housing Price - Focused on Urban Subway System in Seoul Metropolitan Area - (사회기반시설 이용특성에 따른 공동주택의 가격 영향에 관한 연구 - 수도권 도시철도를 중심으로 -)

  • The study intends to identify the effects of infrastructure property on an apartment house by analyzing the price variation affected by factors constituting the quality of the transit services of each individual station in urban railway system based on hedonic price model. The research findings indicate that the prices depending on the transit users have increased from 7.8% to 12.2% in Seoul and decreased from 6.1% to 12.9% in Gyeonggi, which implies that a lower number of transfer users has a positive effect on housing prices in Seoul unlike Gyeonggi. It also is noteworthy that the distance to the urban railway station had a negative effect on housing prices in Seoul and positive effect in Gyeonggi. Taking these results together, in Seoul, the increase in the number of transit users had a negative effect on neighborhood housing prices. When analyzed by segments, however, an additional negative effect was observed only in the apartments located within the radius of 100 meters. It is also found that the impact of transit users varies according to the regional characteristics, such as the density of commercial facilities and the population density, and the spatial extent of negative effect also showed regional differences. These results provide implications for the planning of new stations, new cities, and land use of existing areas around stations.
