Most of the construction works in domestic are not direct undertaking work, but by a contract method including subcontracting. Therefore, a general contractor for each project jointly carry out construction work with a specialty contractor for each engineering type. However, in terms of contract, this method is not a joint venture contract, but a subcontract. Accordingly, this system can cause various problems between the prime contractor and the subcontractor. Therefore, this study aims to extract and present the actual obstacle factors in terms of specialty contract company performing specialty construction work for construction project. The presented contents are expected to present the standard for the cooperation system that the prime contractor and the subcontractor can win-win.

본 연구는 DEA 모형과 Tobit 모형을 이용하여 전문건설기업의 업종별 효율성과 효율성 결정요인을 분석하였다. 분석대상은 2022년도를 기준으로 한 394개 전문건설기업이다. 먼저 효율성 분석결과, 지반조성‧포장공사업의 효율성이 주요 7개 업종 중 가장 낮게 나타나 효율성 향상을 위한 전략 마련이 가장 시급한 상황이다. 또한 철근‧콘크리트공사업과 지반조성‧포장공사업, 구조물해체‧비계공사업은 매출액 효율성 대비 영업이익 효율성이 낮아 투입요소의 관리전략이 우선적으로 마련되어야 한다. 다음으로 12개 기업특성을 독립변수로 한 효율성 결정요인의 분석결과, 전문건설기업은 전반적으로 인건비 상승에 따른 효율성 감소가 가장 큰 문제였다. 또한 건설기업의 대출규제가 심각한 상황에서 부채비율이 효율성에 긍정적 효과를 가지는 것으로 나타났다. 마지막으로 업종별 효율성 결정요인을 비교한 결과, 업종별 결정요인과 미치는 영향의 차이가 발생하였다. 기업규모는 업종별로 다른 영향을 미쳤고, 보유업종수나 신용점수, 총자본회전율은 일부 업종에만 영향을 미쳤다. 본 연구는 전문건설기업의 효율성 향상을 위한 요인을 정량적으로 분석하였다는 점에서 기존 연구의 진일보한 결과를 제시하였다. 그러나 외부감사 대상인 전문건설기업만을 분석대상으로 한정한 점과 업종별 분석대상 기업수가 부족한 점, 업종별로 동일한 범주에서 상대적 효율성을 분석했다는 점 등의 한계점을 갖는다.

본 연구는 대표적인 건설경기지표인 건설수주액의 변화가 전문건설업체의 경영성과지표에 미치는 영향을 분석하고 각 경영성과지표 사이에 관계를 파악하여 건설수주액의 변화에 따른 전문건설업체의 대응전략을 제시하기 위한 목적으로 수행되었다. 토목중심의 전문건설업체는 유동비율이 건설수주액에 큰 영향을 미치는 것으로 나타났으며, 건설수주액이 자기자본비율에 큰 영향을 주고 있어 건설수주액 자체가 기업의 안정성과 직결된다고 판단된다. 특히, 유동비율이 건설수주액에 관계가 있다는 것은 최근 시공능력평가에서 이에 대한 지표의 중요성이 강조되기 때문인 것으로 판단되며, 이에 대한 개선을 통해 수주활동을 개선할 수 있을 것으로 판단된다. 실제로 전문건설업체에서는 충분한 자산과 많은 매출액을 확보한 상태에서 부도가 나는 이른바 흑자부도가 발생하는데, 이는 기업이 단기적으로 채무에 대한 지급능력이 떨어지기 때문이며, 이러한 유동비율은 기업의 존폐가 직결된다 할 수 있다.

본 연구는 공사를 진행하는 경영형태 - 조직적 경영 및 개인적 경영형태에 따른 전문건설업체의 경영성과지표와 건설경기지표간의 상관성 분석을 통해 경영 안정화 전략을 제시하기 위한 목적으로 수행되었다. 이를 위하여 1997년부터 2010년까지의 자산규모 70억 원 이상의 전문건설업체의 건설수주액 및 경영성과지표에 대한 자료를 분석하였다. 전문건설업체조직적 경영중심의 전문건설업체는 건설수주액이 기업의 안정성에 직접적인 영향을 미치고 있어 건설수주액의 감소가 자기자본비율에 악영향을 미칠 수 있다. 그러나 총자본회전율이 자기자본에 영향을 주고 있음을 고려할 때, 건설수주액의 증가로 확보된 자기자본에 대해 매출액을 증가시킬 수 있는 자본운용계획을 수립할 필요가 있다. 개인 경영중심의 전문건설업체 역시 건설수주액의 변화에 대해 안정성 지표인 자기자본비율이 크게 영향을 받으므로 이에 대한 대응전략이 필요하나, 부채비율이 건설수주액에 영향을 미치고 있으므로 부채비율을 감소시킬 수 있는 대응전략이 필요하다.

For decades, the productivity issue has been a primary concern for the all stake-holders who participate in domestic construction industry. Especially, between a whole life cycle of building, the construction phase's productivity problem makes or break the entire project. In this respect, the general construction company, who accept the order and construct the building(so called General Contractor), should consider various strategies, such as schedule management, cost management, quality management, inner-crew management, etc., for the productivity improvement., and almost of these management methods have been studied for a long time. But, the researches and studies about the specialty contractor, who construct the building directly in construction site were not sufficiently complete yet. This research begins as an idea which tries to apply the BIM(Building Information Modeling) into the tasks of Specialty contractors for their productivity improvement. And for the effective application of construction BIM to specialty contractors, establish of the BIM project execution plan for them, not the fragmentary adoption of BIM. Therefore, in this paper, we develop the BIM project execution plan for the reinforced concrete companies who conduct the framework construction which located on CP(Critical Path) Especially, we model the "Construction BIM Use List for the RC Work", "BIM Application Master Process" and "BIM Application Detailed Process", and general contractor who use these BIM uses list and process models can manage various specialty contractors about schedule, cost, earned value, quality, safety and environment management systematically.

국내 건설산업은 인력관리나 제도의 개선보다는 기술 개발을 통하여 생산성 향상을 할 필요가 있으며 국제건설 시장에서도 기술력 향상을 통하여 경쟁력을 키울 필요가 있다. 정부는 기술 수준의 향상을 위하여 건설신기술지정제도를 제정 $\cdot$ 운영하고 있으나 그 사용실적 또한 처음 기대했던 것만큼의 효과를 보지 못 하고 있다. 따라서 본 논문에서는 지정된 신기술의 대부분을 차지하고 있는 전문건설업체를 중심으로 건설신기술지정 현황을 파악한 후 타 관련 제도와의 비교, 문헌조사 및 설문조사를 동하여 신기술 지정제도의 개선전과 이를 통한 건설신기술 개발의 활성화를 위한 방향을 제시한다.

본 연구는 노무중심의 전문건설업체의 경영성과지표와 건설경기지표와의 상관성 분석을 통해 노무중심의 전문건설업체의 대응전략을 제시하는 것을 목적으로 수행되었다. 노무중심의 전문건설업체는 건설수주액이 유동자산회전율에 장기적으로 영향을 미치고 있다. 이는 인력확보를 위해 유동자산을 운용하고 있기 때문인 것으로 판단된다. 즉, 노무중심의 전문건설업체는 특정 자재 혹은 장비에 대한 확보가 아닌 근로자의 수급에 초점을 맞추고 있기 때문에, 원활한 인력수급을 위해 유동부채 해결을 위한 유동자산을 운영하여 매출액 증가를 도모하기 때문인 것으로 판단된다.

As characteristic of construction industries, the Issues of construction management have been pointed out because of time and space limit among construction project participants (owner, supervisor, builder, experiment specialty institute, specialty construction company, material supplier and equipment supplier). To improve these issues, procurement system has been introduced by using internet and intranet. Procurement system that was developed by some of large construction companies was considered only internal supply on closed system method. They also restricted to article supply as supply concept. In this paper, we suggest a plan to establish integrated construction procurement system that expands to the article, service and construction work supplies by utilizing the bi-directional and real-time contact system and presents related following research program.

최근 국내 건설업체들의 해외 플랜트 수주는 2003년 이후 지속적인 성장세를 보이고 있다. 2006년에는 254억 달러를 기록하였고, 산업자원부에서 발표한 2007년 1/4분기까지의 집계가 벌써 90억 달러에 육박하고 있다. 향후 세계시장에서의 플랜트 산업은 지속적인 성장을 할 것으로 전망하고 있다. 그러나 이러한 해외 플랜트 수주에 있어 국내 대형건설업체들을 비롯한 중소건설업체들이 중동지역을 중심으로 세계 곳곳으로 뻗어나가는 현 시점에서 플랜트 전문인력 부족이라는 난관에 부딪혀있다. 플랜트 건설산업의 발전속도는 빠르게 증가하고 있으나, 이에 반해 전문기술인력의 충원이 잘 이루어지지 않고, 충원되는 신규인력의 경우에도 세부화된 전공 이수자이기에 그에 따른 새로운 교육이 필요하고 빠른 현장 투입이 불가능한 실정이다. 또한 사업관리, 파이낸싱 분야의 인력도 크게 부족하다. 따라서 본 연구에서는 플랜트 산업의 경쟁력 강화를 위하여 전문 인력양성을 위한 효율적인 방안에 대해 알아보고, 현실적인 대안을 제시하고자 한다.

Construction projects are fraught with risks from cost or other overruns to accidents along with other issues. This is true whether the relevant organization is an owner, general contractor, CM, specialty-trade contractor, or other entity. When cost issues or other issues confront arise, how should an organization proceed whether attempting to gain additional compensation in terms of cost/other damages or protecting the same against such claims if they do not appear to be warranted? Enter construction cost forensics. This presentation will focus on strategies/techniques with construction cost forensics in these areas in order to be successful. Covered techniques include those to develop and analyze claims including fundamental construction cost analysis techniques. When an unexpected event disrupts a construction project, using sound analytical methods to identify the cause and quantify the extent of the issue will be important for negotiating a fair result or for obtaining a successful outcome in arbitration or litigation. Key examples of uncovering issues via construction cost forensics will be covered in this presentation.
