Study on the Analysis of Domestic Construction Management Orders

  • Currently, there is insufficient research on the construction management performance since the CM system was introduced in Korea. For successful completion of construction projects, active use of construction mangers on projects is necessary by introducing construction management to the projects. In view of this, this study analyzed the annual CM performance from 1996 to 2013 but for the past 5 years from 2009 to 2013, a detailed analysis was carried out. For different sectors, CM performances were divided into public and private sectors, for project types, construction, civil and others, for project phases, pre-design, design, construction and post-construction phases, for contract types, sole and joint contract types, for project scale, the amount of the projects was taken into consideration and they were divided into large, medium and small scales and for the types of projects, they were divided into, shops, department stores, shopping centers, hospitals, government buildings, hotels, accommodation facilities, factories, buildings for workshops, office buildings, stadiums, playgrounds, schools and other construction types and all the data divided into such categories was analyzed. The results in this study can be used as a basic reference for studies in analysing construction management performances.

소규모 건축공사의 적정 실적공사비 단가보정 모델 개발 (Development of an Unit Cost Modification Model for Proper Actual Cost Data in Small Building Construction Projects)

  • 정부는 2004년부터 원가산정체계를 실적공사비 중심으로 전환하였다. 이러한 실적공사비는 계약단가를 기준으로 산정되며, 현재 10억원 이상의 공공 건설공사에 적용되고 있다. 그러나 대형공사 위주의 평균단가로 구성되어 있는 실적공사비를 10억원 미만의 소규모 건축공사에 직접적으로 반영하게 됨으로써 소규모 건축공사의 실행금액이 계약금액 이상으로 증가되는 경우가 빈번히 발생하고 있다. 뿐만 아니라, 이에 따른 영업이익의 감소로 기업운영 및 생산성 등에 악영향을 미치는 등과 같은 여러 문제들이 야기되고 있다. 따라서 10억원 미만의 소규모 건축공사에 실적공사비를 적용하기 위해서는 사업의 규모 등을 반영할 수 있는 단가보정 방안이 있어야 한다. 이에 본 연구에서는 실적공사비를 10억원 미만의 소규모 건축공사에 적용하는데 발생할 수 있는 단가적용의 문제를 해결하기 위하여 실적단가를 보정할 수 있는 실적공사비 단가보정 모델을 개발하였다. 이 모델은 소규모 건축공사의 생산성과 적정한 이윤을 책정하는데 도움을 줄 수 있으며, 소규모 건설업체의 경영이 악화되는 것을 방지할 수 있을 것으로 판단된다. 그리고 발주처는 예산편성 시 현실성 있는 공사비를 확보할 수 있을 것으로 기대된다.

A Decision Support System for Small & Medium Construction Companies (SMCCs) at the early stages of international projects

  • Despite the significant increase of Korean contractors in the international construction market, many SMCCs (Small & Medium Construction Companies) have suffered in the global financial crisis, and some of them have been kicked out of the international market after experiencing huge losses on projects. SMCCs face obstacles in the international market, such as an insufficient ability to gather information and inappropriate management of associated risks, which lead to difficulties in establishing effective business strategies. In other words, making immature decisions without an effective business strategy may cause not only the failure of one project but also the bankruptcy of the SMCC. To overcome this, the research presented herein aims to propose a decision support system for SMCCs, which would screen projects and make a go/no-go decision at the early stages of international projects. The proposed system comprises a double axis: (1) a profit prediction model, which evaluates 10 project properties using an objective methodology based on a historical project performance database and roughly suggests expected profit rate, and (2) a feasibility assessment model, which evaluates 17 project environment factors in a subjective and quantitative methodology based on experience and supervision. Finally, a web-based system is established to enhance the practical usability, which is expected to be a good reference for inexperienced SMCCs to make proper decisions and establish effective business strategies.

연관 규칙 탐색 기법을 이용한 건설공사 비사망 재해의 특성 요인 분석 (Analysis of Characteristic Factors for Non-fatal Accidents in Construction Projects using Association Rule Mining)

  • Simple statistical frequency based analysis, such as Pareto analysis, are widely used in conventional accident analysis. However, due to the dynamic and complex nature of construction works, many factors can simultaneously affect or involve the occurrence of accidents in construction projects. Therefore, the identification of the complex relationship between such factors is important to establish relevant and effective safety management policies and/or programs. In this study, characteristic factors and their relationships' contribution to non-fatal accidents in construction projects are analyzed using the association rule mining (ARM) technique. To this end, a total of 59,202 construction accident data are collected from 2015 to 2019 and the ARM is performed to retrieve specific relationships -named as association rules-among classified factors in the data. Characteristics of the retrieved relationships are analyzed and compared with the results of conventional Pareto analysis. Based on the results, it is found that both fall and trip are notable accident forms having characteristic relations with other factors for non-fatal accidents in construction projects. It is also found that small-scale construction, age of 50s, less than 1 month of working period, and architectural construction are important factors for non-fatal accidents in construction projects.

해외 건설 다수 프로젝트 관리를 위한 허용리스크 도출 - 중소·중견 건설기업 관점에서 - (Development Acceptable Risk Model for International Construction Projects - Focusing on Small and Medium Construction Companies -)

  • 해외 시장에서 한국 건설기업들의 지속적인 성장에 힘입어 중소 중견기업 역시 눈에 띄게 성장 하였다. 중소 중견기업의 진출 형태 또한 기존 단일 하도급 위주의 프로젝트 수행에서 다수 원도급 위주의 프로젝트 수행으로 고도화 되고 있다. 하지만 수익률 측면에서 여전히 적자 현상에서 벗어나지 못하고 있다(대기업 5건 중 1건 적자, 중소기업 3건 중 1건 적자 공사). 이에 본 연구에서는 고도화된 진출형태에 따른 중소 중견기업의 다수프로젝트 관리방안을 도출하고자 한다. 1965년부터 시행된 8,000여 건의 해외건설 준공데이터 정보를 기반으로 프로젝트 통합리스크를 측정한다. 또한 통합리스크와 수익률간의 상관관계를 기반으로 기업별 최대로 허용할 수 있는 허용리스크 도출 알고리즘을 개발하였다. 3개 기업을 선정하여 이들 기업의 재무제표 분석을 수행하였으며 기업의 허용리스크 구간이 기업의 성과와 상관성이 있다는 것을 도출하였다. 허용리스크 측정을 통해 중소 중견 기업관점에서 다수프로젝트 관리를 위한 중요한 참고자료를 제시할 수 있을 것이라 기대한다.

피라미에 대한 보 철거 구간에서의 물리서식처 모의(PHABSIM) 적용 (Application of Physical Habitat Simulation System (PHABSIM) in the Reach of Small Dam Removal for Zacco platypus)

  • 하천환경에 대한 사회적 요구에 의해 다양한 하천 복원 및 환경개선사업이 진행되고 있으므로, 이와 같은 사업의 효과를 평가할 방법론이 제공되어야 한다. PHABSIM은 하천 흐름과 관련되어 있는 수생 생물의 수리적 서식처 적합도를 평가하기 위해 제안된 방법이다. 본 연구에서는 보 철거 구간에 PHABSIM을 적용하여, 보 철거에 따른 피라미의 물리서식처 변화와 모형의 적절성을 평가하였다. 그 결과 일반적으로 보를 철거할 경우가 존치할 때보다 물리서식처가 향상된 것으로 나타났다. 그러나 유영력이 약한 산란기의 물리서식처는 보 상류의 유속이 증가되어 감소하는 것으로 나타났으며, 이에 대한 적절한 대책이 필요하다. 본 연구에 적용한 PHABSIM은 보 철거 사업을 포한한 다양한 하천사업의 평가와 필요성을 제시하는 효과적인 방법으로 활용될 수 있을 것이다.

Development of Time-Cost Models for Building Construction Projects in Bangladesh

  • Estimating time and cost is an important mission in the early phase of a construction project, especially in feasibility study. It provides a foundation for making decision whether or not the project is performed on schedule and within budget. Thus, reliability of this estimate plays a key role in measuring the success of a project. This study was carried out to investigate the time-cost relationship in building construction projects in Bangladesh. The mathematical equation used in this study is based on Bromilow's equation. The research data were collected from sixty-three completed building projects through questionnaire survey. Type of clients, type of projects, and tender methods are the project characteristics considered in this study. The results of analysis indicated that the Bromilow's time-cost (BTC) models developed for each project characteristic are appropriate due to quite high coefficient of determination and relatively small mean percent errors. Among them, the forecasted model for time and cost according to tender methods is the best fit model. It is concluded that the BTC model could be applied in building construction project to predict its time and cost in Bangladesh. Four different regression models were also developed in this study. The results of BTC model between some selected countries were compared to gain the comprehensive view.

Disputes in Managing Projects: A Case Study of Construction Industry in Vietnam

  • The construction industry in developing countries like Vietnam, which incorporates small and medium construction enterprises, is typically more prone to disputes and contract dispute-related lawsuits. A dispute may occur at any time in the life cycle of the project. It is sometimes solved with the intermediation of a lawyer or directly by stakeholders. Understanding the causes of disputes in a construction project not only improves the efficiency of a company but also increases the success of projects. This study was carried out using a questionnaire survey at construction projects in Ho Chi Minh City. Sample data with 117 observations were analyzed to find the disputing factors in construction projects: diversity of working style among the parties; reluctance to work; and poor teamwork. Correlation coefficient on a rank of factors between design consultant and contractor; Design consultant and project owners are positively correlated. The Exploratory Factor Analysis (EFA) analysis identified six groups of factors in construction disputes: cooperation, technology, economics, productivity, information, and behavior. The findings are useful for enterprise practice and provide participants with an overview of sources of dispute. Thus, a more complete risk management plan can be formulated, which will accelerate project progress and improve the likelihood of success.

  • This study focused on the fact that there are a lot of alleys in some areas of the Urban Renewal New Deal project. In this study, we proposed a method to construct a spatial module by combining small modules. It is expected that the combination of small modules developed in this way will help revitalize the New Deal of Urban Regeneration. In the future, additional joint details will be developed, structure review will be conducted.

  • The government and the Korea Occupational safety & Health Agency have continuously carried out safety activities such as supervision, inspection, technical guidance and financial support in order to reduce safety accidents at the construction site. However, the number of disasters at construction sites is increasing every year. So analyze the results of the supervision and inspection of the Ministry of Employment and Labor, the projects related to the small-scale construction work of the Safety and Health Corporation, and the technical guidance project of the disaster prevention technology guidance organization. It is also necessary to establish an improvement plan for the disaster reduction of the small-scale construction work site for this project.
